Property Description


This comfortable, recently-modernised 2-bedroom apartment is superbly located on the famous 'Promenade des Anglais'. It has a sunny side-balcony with views over the azure Mediterranean Sea, from which you can sit and watch the world pass by, or head down to the beach, taking a stroll along the seemingly endless promenade!

Approximately 65 sq. metres in size, the apartment comprises living room/open-plan kitchen, large hallway, two bedrooms, one bathroom and two balconies. On the 3rd floor (with lift) of a well-kept ‘bourgeois’ building, it has high ceilings and is positioned on the side, therefore more distanced from the traffic on the Promenade. Air-conditioning keeps the bedrooms cool and quiet in summer.

It’s a great location, within easy walk of the tram, a supermarket, many shops & restaurants and of course the beach stretching around the bay; it’s also just a short ride to the nearby airport of Nice-Cote d’Azur.

With a maximum occupancy of 4 (plus babies) it would be suitable for a small family or couples wishing to be by the beach.

Property Features


Living room: bright and comfortably furnished with sofa set in front of large windows and TV (satellite). Lovely wood floors and fantastic sea views to the side.

Kitchen: open-plan to living room and modern in style. Well-equipped for cooking and dining with oven, electric hob, microwave, dishwasher, large fridge, freezer, coffee machine and kettle. Dining table & chairs for 4, doors opening onto balcony, one can watch the world whilst enjoying lunch!

Bedrooms: two in total, one with double bed (160cm wide), good fitted wardrobes and doors out to balcony. The other furnished with single bed, additional pull-out underneath (also forms double) and fitted wardrobes. Both bedrooms are air-conditioned.

Bathrooms: one good-sized bathroom located between the bedrooms; with over-bath shower, washbasin, WC, bidet and washing machine.

Outside: sunny, south-west facing balcony from kitchen, furnished with table & two chairs, great views over the square below and sea to the side. Second balcony from double bedroom on rear. Car parking can be found on the street (pay) and public car parks nearby.

Swimming pool: not available here, but you do have the sea on your doorstep. There’s a public one quite close-by.

Internet: Wi-Fi available for your devices.

Baby facilities: none - please ask regarding local hire company.

Damage deposit: the owner requests damage deposit of 300 Euros on arrival. Alternatively, can be made in advance with JdV by way of credit card. This will be refunded at the end of stay, less the replacement cost of any breakages.

Bed & bathroom linen: priced separately to give you the option to take your own (or in case the number of people in your party is less). If you wish to hire these, available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

Electric & water: included in rental.

Winter heating: included in rental.

End-of-stay cleaning: priced separately, so if you’re staying more than 1 week you’re not paying in duplicate. It’s 85 Euros and paid directly to the owner.

Taxe de Séjour: in France it's usually necessary to pay (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.

Change over day: flexible. Long-stays welcome.

Long weekend stays: not possible here, sorry.

Pets: some permitted upon request - please ask for details.

Smoking: not permitted inside - sorry (balcony OK).

About the local area


Local shops, restaurants, boulangeries and supermarket can be found within easy walking distance - just 50 metres away! A further wide range of shops and restaurants can be found in nearby Nice town centre and the historical Old Town.

Local markets are held all over Nice, but the most famous is in the “Cours Saleya” between the seafront and the Old Town of Nice. Here you can choose from a huge selection of fish, fruit, vegetables and flower stalls and on a Monday there is an interesting ‘brocante’ (bric-a-brac) market.

Sporting activities in the surrounding area are abundant – there is golf, tennis, fishing, horse riding, water sports, sailing, rollerblading, bicycle hire & the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 30 metres away and they run the whole length of ‘The Promenade des Anglais’ from the airport to the Old Town. These pebbly beaches give the sea its beautiful azure-blue colour and are great for swimming, sunbathing and all sorts of water sports. The Promenade is also a great place for walks, jogging, rollerblading and just general people watching!

The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

Getting around is very easy from here – you can walk to lots of places, but you also have a local bus and tram (Magnan stop) network to explore the coast & surrounding towns and villages. There are also trains and coaches from Nice, which take you to lots of surrounding destinations including across the border into Italy! A car is definitely not required here.

Sightseeing is endless; you have the Old Town of Nice, The Port of Nice, The Promenade des Anglais, the towns of Villefranche-sur-Mer and Beaulieu-sur-Mer, Cap Ferrat, the perched village of Eze, the principality of Monaco and the border town of Menton. In the other direction you can also discover the coastal towns of Antibes & Cannes or head inland to see St Paul-de-Vence and Mougins.

Other entertainment includes shopping, casinos & nightlife, theatre, cinema, helicopter rides, boat trips, Aquasplash and Marineland near Antibes, Parc Phoenix near the airport or just a good old day relaxing on the beach!
