The villa is all on one level making it ideal for those with young children or older relatives to enjoy
The main hallway leads into the fabulous kitchen which is open plan to the dining room. This area benefits from high ceilings with fabulous chandeliers which gives a wonderful feeling of grandeur
There is wooden floors throughout.
Kitchen - Fully fitted with modern units and a butchers block workstation, range style cooker which has 6 buyers, microwave oven and all the modern conveniences of a great family kitchen.
A wide archway leads from the kitchen to a further area of the kitchen with an island, with sink and a beautiful mirror backdrop. This area is open plan to the dining area
Dining area - with seating for 4 around a lovely dining table and lovely pendant ceiling chandelier. There are doors lead from the dining area to the garden.
Utility room - with a washing machine and an American style fridge/freezer.
Living room - This room offers some large comfy sofas, and overlooking the garden from the double aspect windows gives some glorious views. TV, and a piano with a modern style fireplace and patio doors giving access to the terrace. This area also provides a wonderful new addition of a glass dome, which allows a view to the sky.
The doors leading to the terrace where there is seating by means of a delightful wicker sofa and chairs for that quiet coffee morning area.
Master Bedroom - Situated just off the main entrance hall, gives the impression of being in a rather plush hotel. With a large kingsize bed, seating area and a modern fireplace, this room is the height of luxury.
The ensuite bathroom, equally luxurious is accessed via some rather wonderful decorative wrought iron doors. This room provides a large free standing bath, separate shower, his and hers wash hand basins and a toilet.
There is also a separate guest toilet, accessed from the main hallway.
The remaining bedrooms are located in separate buildings all adjoining the main villa.
The first of those buildings, known as the Pool suite gives accommodation to bedroom 2
Bedroom 2 - a lovely room with double bed, a large sofa, air conditioning, and access to the ensuite shower room. Outside this suite on the terrace is a daybed and seating area.
The Garden Suite - (Bedrooms 3 and 4)
The garden suite, as the name suggests is located in the garden and has its own covered terrace area and gives the remaining accommodation of 2 bedrooms each with their own ensuites.
Bedroom 3 - Another large bedroom with double bed, air conditioning and a separate seating area with 2 large sofas which is separated from the bedroom area by a large open shelved bookcase.
This bedroom has its own ensuite shower room with shower, sink and a toilet.
Bedroom 4 - A further large bedroom with a double bed, there is also a single bed in this room and a separate seating area with a corner sofa, air conditioning and a separate ensuite bathroom with a bath and a hand held shower.
NOTE - Bedroom 4 can be accessed via an internal door in Bedroom 3 (this door can of course be closed), but this makes Bedroom 3 and 4 an ideal bedroom for a family with young children
Outside
The outside space and facilities are just as good as the inside of this villa, and will certainly not disappoint!!
The garden area extends to over 2000m2, with a glorious collection of Mediterranean planting with palm and olive tress. Stunning views across the surrounding countryside, and of course the fabulously large swimming pool, which is of course heated.
There are several areas throughout the garden for relaxation as well as areas for those all important sun loungers. There is a large outdoor shaded dining area with table and chairs for alfresco dining. The summer kitchen has a sink, charcoal bbq and 4 rather beautiful stone bar stools. Great party area!!
If all of that isn't enough, there is also a fabulously tiled Moroccan seating area with a traditional ceiling, and beautiful Moroccan lantern lighting.
There are as previously mentioned several different seating areas throughout the garden. With terraces both covered and open giving more seating, dining and drinking areas catching the sun throughout the day. There is also a lovely terraced area set within the Olive trees with an ornamental fountain. A gorgeous and tranquil escape.
There is ample parking for up to 4 cars adjacent to the house, on land owned by the owners of the villa.
CONDITONS :
WIFI - available free of charge for use with your own phones, tablets and computers.
TV - Satellite TV is available in French and some English speaking channels.
DVD
Cot and High chair for small babies is available with the possibility of a 2nd cot if needed.
Bed Linen and towels - are all included in the cost of your holiday rental (including pool towels).
Air Conditioning - Is available in 3 bedrooms.
End of stay clean - is included in the cost of your holiday rental.
Taxe de Sejour - It is now law in France to pay a tourist tax. This is calculated on the amount of adults staying who are over the age of 18 and the number of nights staying. The current rate is €2.53 per night per adult. You will be notified at the time of booking, how much this tax will be for your party, and this amount will be requested by JDV at the time of paying your holiday balance.
Pets - Well behaved pets are allowed at this villa, but please advise us when booking.
Smoking is not permitted anywhere in this villa
Table tennis is available, bats are included, but you will need to supply your own balls.
Boules set available
8 adult cycles (3 with child seats) plus 8 adult helmets and 3 children helmets are available for your use at no extra cost.
About the local area
This part of the South of France has so much to offer the holiday guests.
The village of Maureilhan is in a good location with easy access from all main routes and airports. There is a selection of shops, and a restaurant in the village, as well as wide selection of further amenities just a few kilometres away by car.
The Mediterranean beaches can be reached in approximately 20km.
The area is rich is history with the wonderful Cite of Carcassonne, Canal du Midi, Nimes, Narbonne and Beziers all being within a short car drive.
