This beautiful retreat is situated in a quiet neighborhood in the charming Cote d’Azur town of Antibes. Set within a beautifully maintained garden with plunge pool, equipped with a child safety alarm, the villa is beautifully appointed and decorated, is walking distance from all amenities & beaches and within easy access to local transportation.
Approximately 170 m2 in size it comprises large living room, fabulous kitchen/dining area, utility room, independent WC, four bedrooms, three bathrooms, wonderful outside area for al-fresco dining both night and day, beautifully landscaped gardens, private pool and secure parking for two cars. One of the bedrooms has its own independent entrance, corner kitchen and ensuite shower, making it ideal for au pair or those requiring their own space. The villa has been completely refurbished, offers all new modern appliances and is well-equipped and immaculately cared for.
With the largest port in the South of France and its sandy beaches, Antibes is a great place to stay and offers direct access to the A8 autoroute, so touring the whole Cote d’Azur coast couldn’t be easier. It’s only minutes by car to the beach and centre of Antibes and the train station is just 10-15 minutes’ walk away. For the airport at Nice there are regular bus or train services.
The villa has a maximum occupancy of 8 people (plus babies) and would be perfect for a large family or group looking for luxury accommodation, close to all the town has to offer. With the Centre International d’Antibes (language school) just a stone’s throw, the villa also lends itself to anyone who might be looking for accommodation whilst attending a course.

Living room: accessed via entrance hall, large double-aspect room with comfortable seating for 8, Smart TV (French & UK, Sky Sports & Movies, Apple TV), DVD player (multi region with extensive library), Wi-Fi and Sonos sound system – it’s a great place to chill with a movie or a book and board games & playing cards also available.
Dining room: combined within kitchen with sofa, long table & chairs for 10 people and additional dining immediately outside on the covered terrace - great for entertaining or why not let us organise a chef?!
Kitchen: open-plan looking out to the garden and pool, very modern and well-equipped for cooking and dining. It has double electric cooker, gas hob, hood, microwave, dishwasher, fridge, freezer, Nespresso coffee machine, kettle & toaster. A breakfast bar and 6 stools allow for casual dining and chat!
Utility room: along the hallway with washing machine, dryer, iron & boards, drying racks and some extra bar stools.
Bedrooms: four in total, all on the upper level. The master overlooking the rear with king sized bed (160cm wide), armoire, dressing table and full ensuite bathroom. Another overlooking the front with ‘portes fenêtres’ out to terrace with views of the Alps and Port Vauban, small superking ‘And So To Bed’ (180cm), large antique armoire (no ensuite). The large studio bedroom has its own independent external access, double bed (140cm), wardrobes, ensuite shower room, wall mounted Sony TV with French/English channels and Apple TV, and kitchenette with fridge, microwave, hob, sink, kettle toaster and Nespresso coffee machine – ideal for those wanting their own quarters. Finally the twin-bedded room has door to both hall and studio bedroom, furnished with two single beds (90cm each). All bedrooms have efficient A/C units for a comfortable nights’ sleep in summer. Safe deposit box available.
Bathrooms: three very stylish bathrooms and one separate W/C. Ensuite to the master bedroom has stylish roll-top bath, large shower, basin and W/C. Large family bathroom has stylish roll-top bath, spacious shower area, washbasin and W/C. Ensuite to the studio bedroom has shower, washbasin and W/C. The ground floor also has independent W/C with washbasin. Hairdryer available.
Outside: approx 1829 m2 of land with beautiful Travertine paving and gravel all around. Beautifully planted with bushes, bougainvillea, jasmine, olive, orange and fig trees. Dining table and 10 chairs on the terrace outside, large gas Weber barbeque and sunshade – this is where you’ll spend most of your time we’re sure! Stylish rattan lounge seating at the south-west facing front - a great place to enjoy coffee and croissants in the morning. Secure parking for 2.5 cars and gardener will come each week.
Swimming pool: small plunge pool of 5x4 metres x 1.5m deep, with pool lights, fully maintained and secured with sensor alarm, 2 parasols and 10 sun loungers – enough for all!
Internet: fibre optic Wi-Fi inside and out for your devices.
Baby facilities: available upon request - child safety gate, travel cot with mattress, bed barrier, two high chairs - all new since 2019.
Bed, bathroom & kitchen linen: included in the rental.
Gas, electric & water: all included in the rental.
Winter heating: electric underfloor heating throughout and reversible air conditioning, included in the rental.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It’s 310 Euros and is collected upon reservation. (the cleanliness of the property is of paramount importance, which we are sure you will appreciate the benefits of during your stay. required, but in the face of Covid-19, enhanced hygienic protocols will be in effect.
High-touch surface areas will be sanitized before and after each guest stay with us. We are
strengthening our cleaning measures, with the understanding of how cleaning products,
antibacterial solutions and disinfectants work effectively. The simple practice of taking off your shoes at the door, can prevent outside germs entering the house. Outside clothing can be designated a specific area of the house along with face masks if required by local authorities.

after every detail to safeguard our guest’s.
A supply of cleaning and laundry products are provided to help maintain easy hygiene
practices during your stay. Housekeeping and laundry services can be arranged upon request.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a deposit of 2000 Euros on arrival. Alternatively it’s possible here to make it in advance with JDV by way of a credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
Change over day: normally a Saturday in peak season, however we may be flexible upon request.
Short stays: may be possible here outside of the high seasons, with a minimum 4 nights stay
Pets: some small dogs permitted here – please enquire before booking.
Smoking: not permitted inside – sorry.
Supplementary services: the owner may be able to arrange the following in advance and upon request, as a supplement: Babysitter, Masseur, Chauffeur, Daily cleaner, Chef.
Environmental features: yellow bin provided for plastic and paper recycling (no glass)
About the local area
Local shops can be found just 10 mins walk away in the heart of Antibes, where you have a great choice of boulangeries, butchers, fish, cheese shops and markets. There are many cafes and restaurants here too, the best ones being amongst the tiny streets of the old town and along it’s ramparts. The nearest boulangerie and supermarket (Monoprix) can be found at Place de Général de Gaulle, just 10 mins walk away. Juan-les-Pins is also just a 15-20 mins walk and Cannes 20 mins by car.
Local markets - the vibrant Marché Provençal in the heart of the old town of Antibes is a must see. All local produce; fruit and vegetables, herbs and spices, cheeses, honey and lavender, fragrant soaps, butchers, bakers and the poissonnier will Shuck fresh Oysters for you at the top of the market served with a glass of something chilled…. Friendly stallholders offer samples of their delicious products. There’s also a regular evening arts & craft fair held in the marketplace. Further markets can be found in Cannes and most of the towns.
Sporting activities in the area are abundant– there’s sailing, diving, fishing, water sports, jogging & rollerblading round the port, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular. The Tennis Club d’Antibes and the Stade Nautique d’Antibes (Olympic size public swimming pool) are very close by.
The ski stations of Valberg, Isola 2000 and Auron are just under 2 hour’s drive away if you fancy a couple of days winter sports!
Beaches - there are many public and private beaches in the area of Antibes-Juan Les Pins and Cap d’Antibes. The nearby Plage de la Salis, is a lovely family friendly sandy beach, boasting the Antibes Sailing Club, leading to the beginning of Cap d’Antibes. It has a beautiful view of the historical Ramparts of the old town and there’s lots of activity out at sea where the spectacular superyachts are moored offshore. If you’re lucky enough to find a table outside, you can watch the world go by at the favourite boulangerie of the locals, De L’ilette, they bake the best baguette on the Cote d’Azur ! Royal Beach, plage privée, along the same stretch at Salis, a great place to spend the whole day and night, cool ambience for early evening aperitifs - 15 mins on foot or 5 by car, parking close by but Uber is the way to go.
Getting around - Antibes Train Station and Bus Terminal is just 10 mins walk, enabling you to tour the whole coast and further inland to Grasse. A car really isn’t necessary from here. Nice-Côte d’Azur Airport is approx. only 20 minutes.
Sightseeing is endless; you have Antibes and its historical old town and port; the town of Golfe-Juan and the Route Napoleon; Vallauris and its potteries; Cannes and its port, old town and famous promendae (Croissette); the beautiful Iles de Lerins just off Cannes; the charming hilltop village of Mougins. It’s also possible to travel to Nice & Monaco and cross over the border to experience the flavour of Italy!
Other entertainment - the Musée Picasso is a must see! Marineland and Aquasplash for a family day out are just 10-15 mins away. The Plage de la Garoupe, Cap d’Antibes has a wonderful history. It is one of the prettiest beaches nestled in a small cove - Hemingway, Fitzgerald and Picasso were just a few who came to attend glittering parties back in the day. We travelled as a family group so there were 8 adults in our group and every one of us felt that the accommodation was outstanding. This beautiful villa is obviously lovingly maintained to a very high standard by its owner. Helen actually greeted us on arrival and explained how everything from the cooker to the brilliant gas barbecue worked, answered any queries we had and assured us that if we had any problems during our stay she would be happy to sort them out. We had no problems settling in but she was so kind and thoughtful she texted us next day to check all was ok with us. Helen had even left some basic food and treats in the kitchen to keep us going until we got to the shops, so very thoughtful. Bed linen, towels etc all superb and of a very high quality. The property was outstanding, honestly couldn’t think of any improvements. So well resourced both inside and out and everything was clean and well maintained. Very secure. Great location. Superb. Outdoor dining facilities were wonderful as indeed were the indoor. Pool was also very clean. Sun loungers and parasols were all clean and again very well maintained. The pictures and description of this property simply do not do it justice! From the moment we arrived, we were met with open arms. The owners prepared a special welcome kit for us, and made sure we had everything we needed for our weeklong stay in Antibes. The house is beautiful - well kept, clean, very well decorated, and spacious. The outdoor space is an oasis nestled just above the old city of Antibes. Mornings on the patio with our coffee and croissants, afternoon bbq's and late night wine by the pool are a must. It was very hard to pry ourselves from the house to explore the Cote D'Azur, but we did, and found the house to be incredibly well located. Minutes from the main highway, we were able to get to Nice, Cannes, Eze, and St Paul de Vence with ease. We wouldn't hesitate to stay here again. Great house and great location. Helen (the owner) went above and beyond to make sure we had everything we could possibly need for our week in Antibes. The large gas BBQ made cooking on an evening a pleasure with local butchers, bakers and supermarkets ensuring everything you need is only a 10-minute walk away. The villa was ideal for families with many different sleeping arrangements available. Additional items for children were also a blessing. Cot beds (x2), High chairs (x2), Bed Guard, Cutlery, Plates, bowls. Also, there was a large amount of beach and swimming pool equipment available to use eg: arm bands, goggles, rubber rings as well as beach mats and umbrellas. Great for families thinking of buying or bringing their own. The downhill walk into town was approximately 10 minutes to the Place Général de Gaulle where you can find Monoprix supermarket and a selection of restaurants and bakeries. Paul was brilliant, I rang and told him my wish list and he said he thought he had just the right thing and he did, perfect.
