Approximately 137 sq metres in size, set over 3 levels (elevator to all floors for people with reduced mobility), it comprises huge living/dining room, modern well-equipped kitchen, three bedrooms, three bathrooms, two independent WC’s, dining terrace, corner seating area with fabulous views, private pool and rooftop parking for two cars. One of the bedrooms is also a home gym! Being the owners main home it’s also well-equipped.
There are just 12 detached houses within this secure domain, which is set in a peaceful location on the hillsides above Nice. Just 5km from the town centre, 3km from the port and Old Town and 6km to the charming coastal town of Villefranche-sur-Mer.
It has an occupancy of 4 to 6 people (plus babies) and would be perfect for a family or group of friends seeking quiet, yet close to town. If going as a larger group, we have two other villas within this same domain – please ask for details. Please note: the owner prefers not to accept children under the age of 8.
Living room: on ground floor, large (60sq.m) and stylishly-furnished with huge sofa to cosy into and watch the satellite TV. Windows slide away opening up to the amazing views over Nice! Note: piano in the photos not available for use.
Dining area: within living room with table & six chairs, set in front of fireplace for those cosy evening meals. Further alfresco dining outside on the terrace.
Kitchen: off the living room, independent and very well-equipped with breakfast bar, stainless steel oven, gas hob, hood, microwave, dishwasher, American fridge freezer, wine fridge, kettle & coffee machine. Washing machine in under-stairs utility room.
Bedrooms: three in total; on the middle floor the large master has king-size bed (160cm wide), lounger, TV, air conditioning, large walk-in wardrobe and sliding windows out to balcony with those superb views! Also on this floor the second bedroom has comfortable, good quality sofa bed (140cm), fitted wardrobes, desk and sliding doors opening to views. Third bedroom is on the top floor (with lift or independent access), with sofabed (140cm), TV, air conditioning, gym equipment and shower room – perfect space for teenagers! The lift can be taken to all rooms.
Bathrooms: three modern ensuite bath or shower rooms, plus two independent WCs. The master is superb with pebble-shaped bath, twin sinks, wet-room shower and window through to bedroom and views. The second has large wet-room shower and washbasin. The third has shower, washbasin and WC. An independent WC can be found on both ground and first floor levels.
Outside: shaded dining area with table and chairs, parasol, electric barbeque, plus comfy corner seating area at the front with superb views over Nice – great place for a sundowner! Electric blinds and shutters help keep the villa cool in the summer. Rooftop parking for 2 cars secured by gates.
Swimming pool: south-facing, infinity-style pool with overflow and exercise current, 5m x 3m, secured by alarm. Relax in the sun loungers with that fantastic view! Pool maintenance included.

End-of-stay cleaning: priced separately so that if staying for more than 1 week you’re not paying in duplicate; it’s 150 Euros and paid directly to the owner. A mid-stay clean of 2 hours included here in the rental.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit of 2000 Euros by way of a credit card guarantee, made in advance of arrival with JDV and refunded to you at the end of the stay, less the replacement cost of any breakages. Please note this owner will request that you provide proof of liability insurance, which includes damage to their home – if your own home or travel insurance doesn’t include this, comprehensive travel insurance can be obtained from the Homepage of our website.
Change over day: normally a Saturday, however the owner may be flexible upon request.

About the local area
Local shops, restaurants and boulangeries can be found approximately 1km away and a supermarket at 3km in the town of Nice.
Local markets are held in Nice and in Villefranche. The most well known is in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers, vegetables and fresh produce. There is also an interesting antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 5km away along the Promenade des Anglais and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’. The beaches of Villefranche-sur-Mer are also just less than 6km away.
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around from here is easy. You have the bus and train services, which all start from Nice and work their way along the coast and further inland. There is a bus stop within walking distance of this villa. A car is preferred here but not essential.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!
