Mezzanine studio apartment, on ground floor has its own independent entrance, kitchenette/living area, mezzanine sleeping area, shower room (shares with fitness room) and private sunny terrace.

Located in peaceful setting close to village Roquefort-les-Pins and is well placed to visit neighbouring towns and villages of Valbonne, Le Rouret, Grasse and Saint Paul de Vence. It also has convenient access to A8 motorway making it easy to get to popular coastal towns of Nice, Antibes and Cannes. Nearest boulangerie and restaurant/bar are less than 5 minutes’ drive away in local village of Roquefort les Pins. Intermarche is less than 5 minutes by car in Roquefort-les-Pins and Carrefour Market Valbonne is around 10 minutes by car. Further shops and restaurants can be found 10 minutes’ drive away in medieval village of Valbonne, where you'll find specialist shops, like wine shops, delicatessens, fromageries and patisseries. Nearest airport is Nice-Côte d'Azur, which is 25 km away.

Villa has a maximum occupancy of 8 people (plus 1) and would be ideal for a large family, or group of friends.

Within this delightful setting, there is captivating music area with tasteful artworks on wall display and sophisticated grand piano serving as centrepiece. Seating area is arranged to provide optimal listening experience. Stylish lighting throughout living/dining area is fantastic and various glass doors give direct access out onto terrace, garden and pool.

Dining area: combined within living/dining area, fully A/C and has large solid well-crafted table and sturdy elegant chairs providing ample seating for 8 people creating open and inviting space for enjoying meals together. Sliding doors lead onto side garden.

Kitchen: separate kitchen is designed to be functional and aesthetically pleasing. Conveniently located and easily accessible from the dining/living area, allowing for seamless interaction between cooking and dining spaces. Further ground floor luminous and stylishly decorated 2 bedrooms with direct access to garden terrace both come with large elegant bed (140cm wide), desk and chair, cupboards, en-suite bathrooms. Ground floor studio apartment bedroom with large sofa bed (160cm wide), up to mezzanine are 2 single beds (90cm wide), en-suite toilet and washbasin, shares separate shower room with fitness room. Separate entry for apartment’s independent use.

Bathrooms: Five very stylish bath or shower rooms (including studio flat), plus independent W/C. Master bedroom’s en-suite has fantastic high-quality bath, double washbasins and W/C. Three en-suite shower rooms on ground floor have similar design equipped with high quality standard shower, washbasin, W/C, heated towel rail. Ground floor mezzanine studio shares shower room with fitness room, but also has its own separate toilet and washbasin within studio.

Other rooms: Ground floor mezzanine studio apartment/fitness room fully equipped kitchenette with kettle, coffee machine, microwave, fridge/freezer. Ground floor fitness room with gym equipment, weight machine, shower room with shower and washbasin. Independent guest toilet in entrance hallway with W/C and washbasin.

Outside: Beautifully maintained 4500 sq m garden planted with Mediterranean plants, fruit trees, flowers and large forested area. Cosy garden furniture and comfortable sun loungers tempt you to unwind and relax. Garden seating furniture, 2 L-shape sofas and 2 sunshades. Covered veranda/terrace has big dining table and chairs for 12 people. It is designed to provide expansive outdoor space for relaxation and dining while enjoying fresh air and beautiful surroundings. Secure private parking available for up to 4 cars.

Swimming pool: saltwater swimming pool is refreshing oasis for summer days and can be heated for added comfort. With numerous sun loungers and sofas around pool, it offers relaxation by poolside. Pool measures 11m x 5m and has depth ranging from 1.2m to 1.5m, providing ample space for swimming and enjoyment.

Bed & bathroom linen: and pool towels, included in rental.

End-of-stay cleaning: included, provided the villa is left in a reasonable condition.

Taxe de Séjour: usually necessary to pay in France (tourist tax), calculated based on the number of people and the time of year. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.

Damage deposit: 3000 Euros per stay, made it in advance with JDV by way of credit card. This will be refunded at the end of your stay, less the replacement cost of any breakages.

Change over day: normally Saturday, other days upon request.

Long weekend stays: not possible here, sorry.

Pets: small dogs accepted, by prior request.

Smoking: not permitted, sorry.

About the local area


Located in peaceful setting close to village Roquefort-les-Pins and is well placed to visit neighbouring towns and villages of Valbonne, Le Rouret, Grasse and Saint Paul de Vence. It also has convenient access to A8 autoroute making it easy to get to popular coastal towns of Nice, Antibes, Cannes and Monaco.

Local shops, restaurants, boulangeries, banks and Intermarche supermarket can be found just 5 minutes’ drive away in local village of Roquefort-les-Pins. Further shops and restaurants can be found 10 minutes’ drive away in medieval village of Valbonne, where you'll find specialist shops, like wine shops, delicatessens, fromageries and patisseries.

Local markets are held on Wednesday morning in Roquefort-les-Pins where you can choose from wonderful displays of olives, cheese, fruit and vegetables. Excellent Valbonne Provençal Market (farmers market) with great selection of food, jewellery, clothes, household goods and food is every Friday morning.

Sporting activities in the area are abundant – there are many superb golf courses within 5 to 10 minute drive away. There is also tennis, horse riding, water sports and of course the beach. You are also in very close proximity to mountains and hills of the Alpes Maritimes region, which makes walking/hiking and cycling very popular.

Beaches can be found just 15 minutes’ drive away at Cagnes-sur-Mer, where there is also a wonderful seaside promenade for walking, jogging, cycling and rollerblading. Further to east and you’ll find yourself on famous ‘Promenade des Anglais’ in Nice and to west, beautiful sandy beaches of Antibes, Juan-les-Pins and Cannes.

Ski stations of Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy couple of day’s winter sports or during hot summer months, some nice refreshing walks!

Getting around by car is recommended, however there is local bus stop just 5 minutes from villa, which offers good bus connection between Sophia Antipolis and Nice, stopping at Nice-Cote d’Azur airport. Nearest train station is approximately 20 minutes away at Villeneuve-Loubet-Plage and this provides excellent train service along coast.

Sightseeing is endless; nearest places of interest are medieval village of Valbonne where there is lovely square with restaurants for al-fresco dining; Pont du Loup which has traditional French sweet factory for children; the town of Grasse and its perfumeries; perched village of Gourdon with its amazing views to sea; famous village of St Paul-de-Vence and its art galleries; old town and Matisse Chapel of Vence; the medieval village of Haut-de-Cagnes; pretty village of Tourettes-sur-Loup; Nice and its old town and port; nearby towns and marinas at Antibes & Cannes; glass makers of Biot; trip to glamorous Monaco and then over t border to experience divine flavours of Italy!

Other entertainment includes exploring the beautiful surrounding countryside, wine tasting, art galleries, water park ‘Aquasplash’ & Sea world of Marineland in Biot, plenty of activities ideal for families, or peaceful relaxation of surrounding countryside.
