This spacious, 3 bedroom apartment has fantastic views over the sea and the Port of Nice! Set on the 5th floor (with lift) within a well-kept residence, it’s just 50 metres from the shops and 100 metres from the sea. From here you can enjoy the many cafes and restaurants of the Old Town or just sit and watch the ships passing by from your balcony.
Approximately 90 sq metres, the apartment is very bright & sunny and comprises spacious living/dining room, open-plan kitchen, three bedrooms, two shower rooms, further independent WC, large balcony and secure covered parking place.

It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends, wishing to enjoy all that the city of Nice has to offer.
Property Features
Living room: is bright and stylishly-furnished and has fantastic sea views over the entrance to the port. It has two sets of double doors opening to a balcony where you can sit and watch the boats go by whilst enjoying your lunch! It’s furnished with a comfortable sofa, occasional chairs, dining table & six chairs and large TV (French).
Kitchen: open-plan to the living room and modern, it’s well-equipped for cooking & dining and has oven, hob, microwave, dishwasher, fridge & freezer.
Utility: on a veranda from the 3rd bedroom, there’s a washing machine.
Bedrooms: three in total; master bedroom furnished with double bed (160cm wide) and has en-suite shower room, another with double bed (160cm wide) and shower area, plus a smaller bedroom furnished with comfortable sofa bed.
Bathrooms: the master bedroom has an en-suite shower room with large shower enclosure, washbasin & WC. The second bedroom has shower enclosure and washbasin open to the bedroom. There's also an independent WC accessible from the hallway.
Outside: from the living room there’s a long, sunny, south-facing balcony with table & chairs. It has fantastic views over the gardens, the port entrance and sea. There’s one private covered parking place plus free parking can often be found on the road outside.
Swimming pool: is not available here, but then you do have the beaches and the sea on your doorstep!
Internet: connection is available here for your laptop via Wi-Fi.
Telephone: is not available here - sorry.
Baby facilities: it would be necessary to take your own travel cot, or please ask us regarding a local hire company.
Winter heating: is by central heating radiators and is included in the rental cost.
Electric & water: are both included in the rental cost.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 120 Euros and is paid directly to the owner.
Bed & bathroom linen: has been priced separately to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit of 500 Euros on arrival. Alternatively it can be made in advance with JDV by way of a credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
Change over day: is normally a Saturday; however the owners may be flexible outside of July/August.
Long weekend stays: are possible outside of the high seasons, with a minimum of 4 nights stay.
Pets: please enquire.
Smoking: is not permitted inside this property – sorry (balcony is OK).
About the local area
Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby 'old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.
Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 100 metres away and right along the seafront of Nice, as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
