This modern, 3 bedroom villa with pool is located in a secure, private domain and has quick & easy access to both Nice and neighbouring Villefranche-sur-Mer. With contemporary style, it has outstanding south-facing views from all of the rooms and terraces, right over the whole of Nice and down to the sea!
Approximately 130 sq metres in size, set over 2 levels, it comprises of large living/dining room, modern well-equipped kitchen, laundry room, three bedrooms, two bathrooms, two independent WC’s, a dining terrace, a great summer kitchen with cosy seating area, private pool & gardens and parking for 2 cars.
There are just 12 detached houses within this domaine, which is set in a peaceful location on the hillsides above Nice. It’s just 5km from the town centre, 3km from the port and Old Town and 6km in the other direction to the charming coastal town of Villefranche-sur-Mer.
It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends, seeking a quiet location yet close to town. If you’re going as a larger group, we have two other villas within this same domaine – please ask for details.
Suitability note: the owner prefers not to accept very young children; however it’s fine for infants who are not yet walking.
Living room: is large and stylishly-furnished with comfortable sofas, modern centre-room fireplace, small ‘indoor garden’, large TV (international), DVD player and just amazing views from the windows! French doors open out to the terrace and side gardens.
Dining area: is open to the living room and furnished with table & six chairs, plus doors lead out to a dining terrace where you can eat alfresco if you prefer! A lovely sweeping staircase takes you to the upper level.
Kitchen: modern and open-plan, very well-equipped with stainless steel oven, induction hob, microwave, dishwasher, fridge, freezer & coffee machine. Also a laundry room with washing machine, dryer, iron & board.
Bedrooms: three in total, all with double beds 160cm wide and great views. For the warmer summer months the master bedroom has air conditioning and the other two have fans.
Bathrooms: one independent bathroom, one en-suite shower room plus two independent WCs. The master bedroom en-suite (partially open) is modern with washbasin, circular shower area in glass blocks & WC. The bathroom has bath, hand-held shower and washbasin.
Outside: there are gardens of some 300 sq metres adjacent to the pool, planted with lawns, olive trees and Mediterranean flowers. There's a great summer kitchen area with barbeque, cosy seating area adjacent and dining table & chairs. Private parking is available for 2 cars.
Swimming pool: is 8x4 metres, with exercise current, secured with an alarm and has sun loungers and fantastic views! The pool and gardens are maintained once a week.
Internet: connection is available here via Wi-Fi .

Baby facilities: a baby cot may be possible – please enquire.
Damage deposit: the owner requests a damage deposit of 1500 Euros on arrival; this can be made in advance with JDV by credit card if preferred. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
Bed & bathroom linen: is included in the rental cost.
Gas, electric & water: are all included in the rental cost.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it in duplicate. It’s 150 Euros and paid directly to the owner.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Change over day: is normally a Saturday however the owners may be flexible upon request. Two week minimum stays preferred.
Long weekend stays: are not possible here - sorry.
Pets: are not permitted here – sorry.
Smoking: is not permitted inside this property – sorry.

About the local area
Local shops, restaurants and boulangeries can be found approximately 1km away and a supermarket at 3km in the town of Nice.
Local markets are held in Nice and in Villefranche. The most well known is in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers, vegetables and fresh produce. There is also an interesting antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 5km away along the Promenade des Anglais and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’. The beaches of Villefranche-sur-Mer are also just less than 6km away.
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around from here is easy. You have the bus and train services, which all start from Nice and work their way along the coast and further inland. There is a bus stop within walking distance of this villa. A car is preferred here but not essential.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!
It was wonderful. We met they owners on arrival and they were a charming couple, showing us around their lovely home. The villa was beautiful - well-equipped with everything we needed. The lounge, dining and kitchen area was fun - unshut plan and on different levels with glass doors unshuting out all along onto terraces with amazing views. The outdoor living area was our favourite, with 2 different eating areas and the cosiest lounge area under cover. I can`t not mention the astounding views which we never tired of looking at - every hour the view changed - the sunsets were beautiful. Paul was amazing at being in contact with us, helping us find just what we were looking for, and offering us flexible options to fit in with our plans.We had the best holiday - I would say though, it would be worth putting up a couple more photos of the views on the villa details - maybe a night-time view or a sunset (we took lots!) - Mrs W. from Kent, August 17
Third time back here and loved it more than ever. The newly installed aircon in the master bedroom enhanced our comfort. The wonderful views from every room still never fail to blow us away.
