Property Description


This superb fully air-conditioned, bright, spacious contemporary 2-bedroom apartment, has recently been updated (2020). The air-conditioning has individual controls per room which makes it extremely comfortable for the peak summer months in Nice. The doors and windows have been upgraded to double glazing and the window shutters and awning operate with remote controls.

It has a wonderful dual aspect with an expansive view of the Mediterranean sea from the front balcony, and the gorgeous bright light from the sea stretches right through the apartment to the rear balcony where you can view the nearby Alps, the ancient hill called Nice Chateau, as well as the Promenade Des Anglais.

Shops and restaurants can be found at less than 50 metres away. The new tramway which is direct from Nice airport and terminates in Nice Port airport is less than five-minutes walk from the apartment and runs regularly.

It is approximately 78 sq metres and comprises of a living/dining room, an open-plan kitchen, two large bedrooms, two bath/shower rooms and two balconies.

The apartment is on the 5th floor (with a lift) within a well-kept residence. It is in a fantastic location at the corner of the Port area and within easy walking distance of many restaurants, cafes, shops, town centre, the old town and beaches. It is also ideally situated to visit the neighbouring villages of Villefranche and Beaulieu-sur-Mer as well as Cap Ferrat and Monte Carlo.

It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the city has to offer.

Property Features


Living room: bright and modern with amazing sea views over the entrance to the port of Nice. It has double doors opening to a balcony where you can sit and watch the boats go by whilst enjoying your breakfast and lunch! The living room is furnished with a contemporary L-shaped sofa, dining table and four chairs. There is a SMART TV (with internet access).

Kitchen: is open-plan to the living room and is very contemporary with granite worktops. It is well equipped for cooking and dining and has an oven, gas hob, dishwasher, fridge, freezer, toaster, Nespresso coffee machine, iron and ironing board.

Utility: in a utility space on the rear balcony there is a washing machine.

Bedrooms: there are two large bedrooms, one with double bed (160x200cm), the other with 2 single beds (90cm wide or double of 180cm when joined together). Both bedrooms have fitted wardrobes and views over the Chateau of Nice and the Alps. One of the bedrooms has double doors out to the rear balcony and the other bedroom has an en-suite room.

Bathrooms: there is one independent bathroom which has a shower over the bath, washbasin and WC and has recently been completely renovated with a contemporary bathroom suite. There is also a stylish en-suite shower room with a large washbasin and WC. Hairdryers are also provided.

Outside: from the living room there is a sunny balcony with a table and two chairs, which has fantastic views over Mediterranean, the gardens and the sailing club. From the second bedroom, there is another balcony with a table and two chairs and views over the Chateau & the bay of Nice. There is no private car parking space however paid parking may be found on the road outside the residence.

Swimming pool: is not available here, but then you do have the beaches and the sea on your doorstep!

Internet: Wi-Fi connection available here for your laptop.

Telephone: is not available here - sorry.

Baby facilities: it would be necessary to take your own travel cot.

Winter heating: is by central heating radiators and is included in the rental cost.

Gas, electric & water: are all included in the rental cost.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.

Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Damage deposit: The owner requests a damage deposit of 300 Euros on arrival. Alternatively it can be made in advance with JDV by way of a credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: is normally a Saturday however the owners can be flexible on request

Long weekend stays: are possible at this property with a minimum of 5 nights stay.

Pets: not accepted here – sorry.

Smoking: is not permitted inside this property - sorry (balcony is ok).

Supplementary services: baby-sitting and additional cleaning may be available upon request.

About the local area


Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby old town of Nice. For shopping there is a great choice in the department stores, the designer shops and gift shops of Nice.

Local markets are held in Nice and in Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.

Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 50 metres away at the Plage Nautique, and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.

The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

Getting around from here is very easy. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.

Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

Light, airy rooms, facing out to the Port, all one required inside. air-conditioning would have been wonderful but realise probably not likely. Always have been of high standard, very good wardrobe space etc. - Mr M. from Dundee, July 19.

The apartment was very comfortable and perfectly situated. Just watch out for the seagulls if you are eating on your balcony - one stole my croissant when I went in to fetch my cup of tea. Two balconies felt almost greedy and the views were lovely. We made full use of public transport - the 100 bus to Monaco, 98 bus to Villefranche and Beaulieu from the port and a slightly further walk to catch the bus from MAMAC to the Chagall and Matisse museums. We also made good use of the train from Nice Riquiers which was about a 7 minute walk. Perfect - Ms F. from Gloucestershire, June 19.

Dear Paul, I felt I had to write to say a huge thank you to your colleague Sandra who was amazing during our trip to Euphorbe 2 in Nice. Our trip didn`t go as we expected it to, the apartment was fantastic. We arrived late due to an accident on the rail line which meant we were in fact 3 hours late, Sandra arranged for keys to be left at the restaurant nearby which was fine. We then got caught up in the terrible flooding, but as the apartment was so nice we were happy to be inside. Then finally my cousin tripped and chipped a bone and tore a ligament in her foot, resulting on her being on crutches. Our trip was cut short and instead of returning to Paris, Sandra arranged for Caroline to spend one more night in the apartment and I managed to get a flight home. Sandra took Caroline to the airport and even escorted her into the terminal building, this was quite the most amazing service either of us have experienced. The accommodation was of a high standard. The kitchen was well-equipped, the bathrooms were high spec and overall, the apartment was spacious and inviting. The views from both of the balconies were beautiful. We had a lovely week and thoroughly enjoyed staying in the apartment. It was a good base to visit our favourite places and we acquainted ourselves with new parts of Nice. Sandra was very helpful and she obtained a parking space for us which was a bonus. We had a lovely time in the apartment which was a perfect home for us while we were there.  Sandra was very kind and even brought round her husband to check the TV near the beginning of our stay (the TV is quite temperamental and tricky to use).   The only criticism was the lack of adequate cleaning things which are usually under the sink when you rent somewhere! We will hopefully return next year but can`t do anything just at the moment as we are hoping to move house fairly soon.  Will be in touch again.  Nice really seems like a second home now! - Mrs F. from Northants Sept/Oct 13 (2nd visit).

Accommodation was excellent and well equipped. A couple of minor things, no pan lids some of the towels hired were of poor quality 2 double duvets for the beds but only one duvet cover.
