Property Description


This modern 2 bedroom, fully air-conditioned apartment with sea views has been totally refurbished in 2017 and is ideally placed in the Port of Nice! Located within a well-kept residence, it’s just 50 metres from the shops and 100 metres from the sea. From here you can enjoy the many cafes and restaurants of the Old Town or just sit and watch the ships passing by from your balcony.

Approximately 90 sq. metres in size it comprises a spacious living/dining room with modern open plan kitchen, two good bedrooms, two shower rooms, an independent WC and large east-facing balcony with sea and port view.

It has a maximum occupancy of 5 people and would be best suited to 4 adults and 1 child, wishing to enjoy all that the city of Nice has to offer.

Property Features


Living room: is large, bright and stylishly-furnished and has fantastic sea views over the entrance of the port. It has double-glazed doors opening to a terrace, where you can sit and watch the boats go by whilst enjoying an alfresco lunch.

Kitchen: independent and modern, it’s well-equipped for cooking & dining with oven, hob, hood, dishwasher, fridge & freezer.

Bedrooms: two in total; master bedroom with double bed and ensuite shower room and second bedroom with twin beds. There's also a double sofa bed within the living room.

Bathrooms: two showers rooms, one ensuite to the master bedroom with washbasin, WC and large walk-in shower; the other with shower, washbasin and washing machine. There also one independent WC.

Outside: from the living room there’s a large terrace with views over the gardens, the port entrance and sea. Also there's a partly-enclosed balcony at the rear. No private parking place, but there are some communal places available and you will be given the gate remote control. Free parking can also be found on the road outside.

Swimming pool: is not available here, but then you do have the sea on your doorstep!

Internet: connection is available here for your devices via Wi-Fi.

Telephone: landline not available here - sorry.

Baby facilities: it would be necessary to take your own travel cot, or please ask us regarding a local hire company.

Winter heating: is by central heating radiators and is included in the rental cost.

Electric & water: are both included in the rental cost.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 95 Euros and is paid directly to the owner.

Bed & bathroom linen: has been priced separately to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Damage deposit: the owner requests a damage deposit of 500 Euros, made in advance with JDV by way of a credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: is normally a Saturday in July/August, however the owners may be flexible.

Long weekend stays: are possible with a minimum of 4 nights stay.

Pets: not permitted here – sorry.

Smoking: is not permitted inside this property – sorry (balcony is OK).

About the local area


Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby 'old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.

Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.

Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 100 metres away and right along the seafront of Nice, as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.

The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.

Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
