Property Description

Spacious, family-owned, traditional villa of 180 sq.m. in a peaceful elevated position on the edge of Trebes just 15 minutes drive from central Carcassonne, 45 minutes from Narbonne, 45 minutes from the Mediterranean beaches and 60 minutes from Beziers.  

It's location makes it ideal for exploring the Languedoc region.

There is a good size south-facing garden with distant hill views and a private swimming pool secured by an alarm.

The accommodation is spread over two storeys and comprises a spacious, comfortable lounge/dining room, a well-equipped fitted kitchen/diner, two bedrooms downstairs sharing a bathroom and, upstairs, a further bedroom with shower room.  

The villa lends itself to a family with older children or to two couples sharing the accommodation.

The property is situated about 1km from the centre of Trebes and has a supermarket nearby.  

Privacy from neighbouring properties is provided by a tall hedge with some pine trees.

A lovely feature of the villa is the exposed beams and the double-height sitting and dining room.

Property Features

Living/Dining Room: A large, spacious, bright and airy open plan living space with French windows and a double height ceiling with exposed beams.  In the sitting area are a leather sofa and armchairs , a coffee table and a TV receiving international channels. In the dining area there's a circular table and dining chairs to accommodate 6 people.

Kitchen/Diner: Fitted kitchen with hob, oven, microwave, fridge/freezer, washing machine and dishwasher. There's a kitchen table with 4 chairs.  French windows lead out on to the spacious terrace and barbecue area.

Bedrooms & Bathroom Ground Floor: There are two double bedrooms on the ground floor, both with double beds and ample storage and hanging. There is a large, shared bathroom with twin washbasins, a bath, a separate shower and WC.

Bedroom & bathroom 1st Floor: Upstairs is a further shower room with washbasin and WC and the choice of either a bedroom with a double bed OR a bedroom with twin beds - please specify when booking.  This villa is for 6 people only.

Outside: There is a spacious terrace with glass panel protecting you from any breezes and featuring a large attractive gazebo providing shade. There's a dining table and 6 chairs and a built-in barbecue.  The terrace leads out on to the garden and the swimming pool.  The garden and terrace areas are south-facing.

Swimming Pool: In the south-facing sunny garden is a 12m x 4m private swimming pool for chilling out in and 6 sun-beds for topping up the tan.  Note: the pool is secured by an alarm. Parental supervision is required around the pool.

Internet:  There is a WiFi internet connection available in the villa.

Telephone: There is no landline here but mobile signals in the area are generally good. You can Skype or Facetime via the internet connection.
Baby Facilities:  A cot and a high chair are available by request.

Electricity and Water: Are included in the rental price.

End of stay cleaning: Your end of stay cleaning is included in the price providing the villa is left neat and tidy and your rubbish and recycling are disposed of properly.

Bed and Bathroom Linen: Bed linen and bathroom towels are included in the rental price.  Please bring your own pool/beach towels.

Taxe de Sejour: In France it is necessary to pay a 'Taxe de Sejour' (tourist stay tax) and this is calculated based on the number of adults (over 18yrs old) in your group, and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time time you make your reservation. Please note that this French Tax cannot exceed €2.53 per night per adult.

Damage Deposit: The owners do not currently request a damage deposit but ask you to be honest if you break anything and to be prepared to pay for the replacement cost.

Change Over Day:  Saturday

Pets: One small dog might be accepted with prior agreement and approval. Please enquire.

Smoking: Is not permitted in the villa.  You may smoke outdoors if you wish. 

About the local area

Trebes is a small lively town with an historic centre dating back to the 13th century. It is located on the Canal du Midi and the River Aude, 15 minutes by car from the centre of Carcassonne and its airport and 60 minutes from Toulouse and Beziers.

Trebes has all the amenities you might need with a wide variety of shops, two supermarkets, cafe bars, restaurants some of which are along the canal side and boat hire.

Wine: In Trebes you are right at the start of both the Minervois and Corbieres wine-producing regions. On your day trips out and about you will find a number of chateaux and domaines offering the direct sale of their wines and often wine-tasting too.  There is a wine shop on the canal-side in Trebes.

Sports Facilities: Walking and cycling are really enjoyable in this area and especially in summer in the shade of the plane trees along the Canal du Midi. Four adult bikes are available for your use at the villa - handy for local shopping etc.

For water sports enthusiasts, swimmers and sunbathers, the Mediterranean beaches are just a 40 minute drive away.  Other swimming facilites are available in Trebes (heated indoor pool) and at the picturesque Lac de la Cavayere and Lac du Jouarres both nearby and both have public beaches.

There's a golf course in Carcassonne - and there are opportunities to enjoy rock climbing, and canoe-kayaking in the area.

Sightseeing: There's a wealth of places to visit - the fascinating medieval city of Carcassone, the picturesque and ancient towns of Mirepoix and Limoux, the ancient Cathar stronghold of Minerve and the various Cathar castles, the interesting towns of Narbonne and Beziers and the fantastic city of Toulouse (the European space capital).

Markets: Trebes has a market on a Sunday morning and there's one in Carcassonne on Tuesday, Thursday and Saturday mornings (Place Carnot). The town of Olonzac also has a market on a Tuesday morning.  

Restaurants: There are several restaurants in Trebes to suit all budgets and tastes - and a very wide selection in Carcassonne, both in the medieval city and the Bastide de St Louis.

Supermarket: You have the choice of two large supermarkets in Trebes - Intermarche and Super U.
