This entirely renovated two bedroom apartment is located in the Nice Port / Mont Boron area, and has superb open views over a small park and the sea - just minutes’ walk to the shops, restaurants and cafes of the port!

Approximately 76 sq metres in size and traversing the building, it’s on the 4th floor (with lift) of a high quality, secure residence and comprises large living/dining room, modern independent kitchen, hallway, two good bedrooms, one shower room, separate WC and large terrace of approximately 12 sq metres. The décor is modern and stylish and finished with good quality furnishings.  

The little ‘Plage Nautique’ can be found just across the road and the lovely ‘Parc Vigier’ is just below, ideal for small children to run around if more space is needed than the terrace! The bus stop, public bike scheme and shops are also very close by

It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the City of Nice has to offer. Property Features

Living room: stylishly-furnished and has lovely views over the park, furnished with modern sofa, side units with large TV (French), dining table & 4 chairs. Sliding doors open out to large terrace where one can enjoy the views and dine alfresco.

Kitchen: independent from living room and very modern. It’s well-equipped for cooking & dining and has oven, electric hob, hood, microwave, dishwasher, washing machine, fridge, freezer, kettle, toaster and coffee machine. Sliding windows lead out to the terrace.

Bedrooms: there are two good bedrooms; the master with double bed (160cm wide), fitted wardrobes and balcony with views over the mountains, nice and quiet. The other with two single beds (90cm each or 180 placed together) and wardrobes. Large windows open up to give a sea breeze through, to keep cooler in the summer months.

Bathrooms: one modern shower room with large shower area, washbasin & WC. A further independent WC with washbasin along the hall.

Outside: the terrace is lovely with great views towards the sea, furnished with dining table & four chairs. Possibility of private enclosed garage within the residence, upon request and for supplement of 60 Euros – please enquire. Free parking can also usually be found on the road outside.

Swimming pool: not available here, but then you do have the small beach across the road!

Internet: is available here for your devices via Wi-Fi.

Telephone: landline not available here - sorry.

Baby facilities: it would be necessary to take your own travel cot, or please ask regarding a local hire company.

Winter heating: is by central heating radiators and included in the rental.

Electric & water: are both included in the rental.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.

Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit of 500 Euros by way of credit card guarantee, made with JDV in advance of arrival. This will be refunded at the end of your stay, less the replacement cost of any breakages.

Change over day: is normally a Saturday; however the owners maybe flexible upon request.

Long weekend stays: are possible outside of the high seasons, with a minimum of 4 nights stay.

Pets: - please enquire.

Smoking: is not permitted inside this property – sorry (balcony is OK).

Supplementary services: baby-sitting and additional cleaning may be available upon request.

About the local area

Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front nearby. You also have a great selection of restaurants to choose from all around the port area and in the nearby 'old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.

Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.

Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 50 metres away at the ‘Plage Nautique’ and right along the seafront of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.

The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland. A car is really not necessary here.

Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche and Beaulieu-sur-Mer; the coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It’s also possible to cross over the border to experience the flavour of Italy!

Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!
