This beautifully-renovated 5 bedroom, 4 bathroom villa with partial A/C is perfectly located on the Cap d’Antibes, and has fabulous views of the Port Gallice and bay of Cannes, yet within easy reach of Juan-les-Pins and Antibes (and it's charming old town) on foot, which can be a blessing in the high season when parking becomes difficult.

At 300 sq. metres, the villa comprises 5 double bedrooms, 4 bathrooms (2 en-suite), guest WC, large living/dining room, mezzanine office, modern kitchen, numerous sunny/shaded terraces, landscaped gardens, jacuzzi and parking for 2 vehicles (one bedroom has an additional living room in which an additional small bed for a child can be set up).

The first beach (of many) is just a 3-minute walk away, and you'll also find great restaurants and beaches nearby, including the Baba at the Cap d'Antibes Beach Hotel, Belles Rives, and the Hotel du Cap-Eden-Roc. The train station of Juan-les-Pins is within easy reach making the whole Cote d’Azur coastline accessible.

The villa has a maximum occupancy of 10 (plus babies) and would be perfect for two families or a group of friends (no organised parties please).

Living room: accessed via entrance hall, beautiful spacious room with high beamed-ceilings, large windows looking out to sea and ports, stylish sofa & armchairs, coffee tables and fireplace. Staircase leads to mezzanine office space with desk & chairs, Smart TV, Smart BOSE Speakers station and doors to Juliet balcony. Overall a great place to relax when not outdoors! Books and board games also available.

Dining area: open-plan to living room and adjacent to kitchen, with large wooden dining table and seats for 10. Perfect for cosy evenings in and why not let us recommend a chef! Doors lead out to covered terrace for additional dining.

Kitchen: large, modern and very well-equipped for cooking and dining, with double electric cooker, gas hob, hood, microwave, dishwasher, fridge, freezer and wine cellar, Nespresso and filter coffee machines, kettle & toaster. Small breakfast bar and 2 stools allow for casual dining and chat! Washing machine, dryer, iron & board also available.

Bedrooms: five in total, all stylishly furnished, with wall mounted TVs, A/C and lovely views to the front. Two on upper-level: Principal at end of corridor, with king-size bed (160cm wide), chaise-long, large walk-in wardrobe, full en-suite bathroom and doors to balcony. Adjacent with king-size bed (160cm wide), doors to balcony and shower room across hall. Three on lower level: all with king-size beds (160cm wide) and sharing two shower rooms. One has additional living room where an additional small bed for child can be set up. Safe deposit box available.

Bathrooms: four in total, all with Italian-style showers and hairdryers. En-suite to Principal bedroom has stylish double-end bath, shower, double washbasins and W/C. Second bedroom has shower, washbasin and W/C opposite. Two on lower floor both have showers, washbasin and W/C. Independent guest W/C on upper floor.

Outside: professionally designed, well-established garden of 1,225 sq. m, with lounge chairs and sofa on terrace, large sunbed, outdoor table and high stools, exterior dining area with seats up to 12 (extendable). Beautiful morning and afternoon terraces, with stunning sea views. Ping pong table available. Secure parking for 2 cars.

Swimming pool: very small 6 sq. m plunge pool (jacuzzi size) for cooling off. Beach and sea just 3 mins walk away (note: nearby hotel has pool where one may be able to pay for the day). The Stade Nautique in Antibes (Olympic-size swimming pool) is also not too far away.

Internet: Wi-Fi with excellent speed throughout.

Baby facilities: available upon request – 2 x highchairs, 2 x travel cots, books & toys.

Bed & bathroom linen: included in rental.

Gas & electric: included.

Winter heating: central and underfloor + reversible aircon in bedrooms, included in rental. Aircon included in price of a summer rental, but we ask to please use this sensibly.

End-of-stay cleaning: priced separately so if staying for more than a week you’re not paying in duplicate. It’s 25 € per hour, a normal clean would be 260 Euros, collected upon reservation. If left in a bad state it will be more expensive, the additional taken from the damage deposit. A mid-stay clean is mandatory if staying 2 weeks or longer.

Taxe de Séjour: usually necessary to pay in France (tourist tax), is calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.

Damage deposit: the owner requests 3000 Euros made in advance of arrival with JdV by credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages. The owner may also ask you to show proof of ‘damage to the home’ insurance upon arrival. They may also provide a disclaimer for you to sign.

Change over day: normally Saturday, however the owners may be flexible.

Long weekend stays: not possible here. Stays of 2 weeks preferred during July & August but not mandatory (2026).

Pets: generally not here, and definitely not on furniture, however some may be permitted upon request - please ask.

Smoking: not permitted inside this property – sorry.

Supplementary services: owner may be able to arrange the following services on supplement: Babysitter, Masseur, Chauffeur, Daily cleaner, Chef.

About the local area


Local shops – boulangeries, restaurants and bars can be found just a 10-minute walk away in Juan-les-Pins. Also a 10-minute walk is the Carrefour City (small supermarket) in Juan-les-Pins, or 10-minute drive to Carrefour (big supermarket) in Antibes. Further amenities can be found in Antibes town, where you have a great choice of butchers, fish, cheese shops and markets. There are many cafes and restaurants here too, the best being amongst the tiny streets of the old town and its ramparts. Cannes is also 20 mins by car or train.

Local markets - the vibrant Marché Provençal in the heart of the old town of Antibes is a must. All local produce; fruit and vegetables, herbs and spices, cheeses, honey and lavender, fragrant soaps, butchers, bakers, and the poissonnier will shuck fresh Oysters for you served with a glass of something chilled…. Friendly stallholders offer samples of their delicious products. There’s also a regular evening arts & craft fair held in the marketplace. Further markets can be found in Cannes and most of the surrounding towns.

Sporting activities - in the area are abundant, it’s a 10-minute drive/20-minute walk to the sailing school in Antibes, 10-minute walk to the nearest gym, 7-minute walk to water skiing and other water activities (at Belles Rives), 3-minute walk to paddle boats at Baba (Cap d’Antibes Beach Hotel/Les Pecheurs). Other activities include snorkelling, swimming, longe côte, biking, jogging, beach yoga, boot camp, diving, pedal boating, waterskiing, fishing, rollerblading and of course the nearby beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes hiking and cycling very popular. The Tennis Club and the Stade Nautique d’Antibes (Olympic-size swimming pool) are close by.

The ski stations of Greolieres, Valberg, Isola 2000 and Auron are under 2 hour’s drive if you fancy a couple of days winter sports!

Beaches - there are many in the area of Antibes-Juan Les Pins and Cap d’Antibes. The closest are 3-minute walk to the Beach des Pêcheurs and Beach du Croûton (public), 3-minutes to Baba (private) and 7-minutes to Belles Rives (private). Juan-les-Pins is westerly-facing so benefits from fabulous sunsets over the mountains in the distance.

Getting around – it’s a 3-minute walk to the nearest bus stop, and the train station in Juan-les-Pins about 15-minute walk, giving access to the whole Cote d’Azur coast with towns like Cannes, Nice and Monaco. Nice-Côte d’Azur Airport is approx. 35 minutes by car, or you can take the train.

Sightseeing is endless; you have Antibes and its historical old town and port; the town of Golfe-Juan and its Route Napoleon; Vallauris and its potteries; Cannes and its port, old town and famous promenade (Croissette); the beautiful Iles de Lerins just off Cannes; the charming hilltop village of Mougins. It’s also possible to travel to Nice & Monaco and cross over the border to experience the flavour of Italy!

Other entertainment – includes casinos, cinemas, culture, museums & nightlife. The Musée Picasso is a must see and Marineland and Aquasplash for family days out are just 30 mins away.
