This exceptional and charming 4 bedroom villa with panoramic views of the nearby hills and mountains, is located in a quiet residential area, within walking of the beautiful Provençal village of Valbonne. Surrounded by well-kept gardens, with boule pitch and private pool, the villa even has a well-equipped fitness room ! The upper dining-terrace, overlooking the garden & pool, boasts breathtaking views over Valbonne and the Alpes Maritimes. The villa’s within an easy drive of the beaches of Cannes, Antibes & Nice and in general, the whole Côte d’Azur!

Beautifully furnished & decorated and set over 3 levels, the villa is 219 sq.m, fully air-conditioned and comprises large living/dining room, open kitchen, wrapround balconies, 4 bedrooms, 3 bathrooms, fitness room, private pool, well-manitained double-aspect front & rear gardens, and secure parking for up to three cars. Interestingly the top floor can be used as a separate apartment, with independant access and further lounge/kitchen area !

Situated within 15 minutes’ walk of the beautiful old town of Valbonne, with it’s historic centre, sheltered by the rampart of village houses conserving it’s charm – it’s a delightful place to visit ! The town has plenty of restaurants, elegant fashion shops, antique dealers, interior-decor boutiques and two boulangeries (plus 1 just outside). An Italian style restaurant/pizzeria is within 5 minutes’ drive and an excellent selection of restaurants, bars and cafés can be found in the village and it’s popular square. Every Friday morning one can also enjoy the excellent Provençal Market in Valbonne with it’s great selection of jewellery, clothes, household goods and food.

The villa has a maximum occupancy of 8 people (plus babies) and would be ideal for a large family, or group of friends.

Living room: located on first-floor (via tower staircase!), accessed via hallway with table & chairs, spacious with high ceilings, original features, antique pieces of furniture and fireplace adding charm and character to the room. Comfortable seating for six on sofa and armchairs, smart TV (French & UK channels, Apple, Netflix), music system and air-conditioned - it’s a great place to relax! Luminous and opening to wrapround terrace, boasting wonderful views and panoramic scenery.

Dining area: combined within living room, with table & chairs for 8, large doors to further outdoor dining, overlooking garden & pool - enjoy the views from here over the surrounding hills and mountains!

Kitchen: adjacent to living/dining room, well-equipped with high-quality appliances - oven, gas hob, microwave, dishwasher, fridge/freezer, kettle, toaster & coffee machine (filter brewer Moulinex, Espresso classic). Door leads to side terrace and steps down to garden.

Fitness room: on ground-floor, large with gym machine, TV, cross-trainer, weights, wine cellar and huge windows opening to front terrace, gardens and pool.

Bedrooms: four in total; luxurious ground-floor bedroom with large bed (160cm wide), built-in cupboards, drawers, A/C and ensuite bathroom. First-floor bright and stylish bedroom with large bed (180cm, or 2 singles), doors to terrace with seating area - ideal for that morning coffee! A/C just outside in hallway. Top-floor bedrooms both have large beds (180cm, or 2 singles), A/C units, shared dressing-area and independent shower room.

Bathrooms: three very stylish bath or shower rooms. Ground-floor ensuite has oval-shaped stone bath, separate rain-shower, W/C, washbasin, heated towel rail & hairdryer. First-floor independent shower room has large shower, double washbasin, W/C, heated towel rail & hairdryer. Top-floor shower room has curved shower, W/C, washbasin, hairdryer and panoramic views.

Other rooms: ground-floor utility cupboard with washing machine & dryer; another on first-floor with cleaning materials, iron and ironing board. Top-floor living area has two-seater sofa, table & four chairs and fully-equipped kitchenette with kettle, coffee machine, microwave, fridge/freezer and great views!

Outside: surrounding well-kept gardens have numerous terraces, boule area and private pool. Upper dining-terrace overlooking garden and pool, boasts great views over Valbonne and Alpes Maritimes. Double-aspect (south-east) facing garden measures approx. 1,214 sq. m, planted with mature plants, trees and flowers. Rear garden is ideal for barbecues with dining table & chairs, sofa seating and well-maintained boule pitch. Secure private parking available for up to 4 cars.

Swimming pool: kidney-shaped, chlorine, 11x4 metres, with shallow entry (30cm), up to 2.25m deep, fully maintained and secured with alarm. Up to eight sun loungers available for a relaxing, summer holiday!

Internet : Wi-Fi (ADSL) throughout but not sufficient for streaming.

Baby facilities: high chair, travel cot & baby-gate available.

Bed & bathroom linen: and pool towels, included in rental.

Gas & electric: included.

End-of-stay cleaning: priced separately so if staying for more than 1 week you’re not paying in duplicate. It’s 310 Euros and collected upon reservation.

Taxe de Séjour: usually necessary to pay in France (tourist tax), calculated based on the number of people and the time of year. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.

Damage deposit: 2000 Euros per stay, made it in advance with JDV by way of credit card. This will be refunded at the end of your stay, less the replacement cost of any breakages.

Change over day: normally Saturday, other days upon request.

Long weekend stays: not possible here, sorry.

Pets: some dogs accepted, by prior request.

Smoking: not permitted inside, sorry.

Supplementary services: none available here.

About the local area


Super U in Plascassier is 5 minutes by car and Carrefour Market Valbonne, less than 10 minutes.

Golf d’Opio Valbonne and Royal Mougins Golf Club are a few minutes by car from the villa. Various sports facilities such as Mouratouglou Tennis resort is 10 km away (10 minute drive). Nautipolis with swimming pool and many other sport activities is 10 minutes by car. Beautiful and accessible walks along the river Brague and popular cycling routes are nearby.

Selection of beaches can be found in Cannes and Antibes, also many lovely ones along the coast towards Nice, ideal for a day by the sea either picnicking or enjoying one of the many cafes and restaurants with sun loungers. Nautical Base at Mandelieu-la-Napoule and Ponteil and Salis beaches in Antibes offer windsurfing, hobbiecats and kayaks, etc.

The ski station of Greolieres-les-Neiges is around 45km away which makes for a great day out on the slopes; or for higher skiing Valberg, Isola 2000 and Auron are under 2 hour’s drive. All of the ski stations are also ideal for refreshing walking and cycling during the hot summer months.

Getting around is easier if you have a car, however there is also a regular local bus service to Cannes, Grasse, Biot and Antibes. Nearest village is Valbonne (15 minute walk) and approximately 15 km from Cannes and 25 km from Nice.

Historic and residential Valbonne is a very beautiful little old town, built in a peaceful valley bursting with Mediterranean vegetation. Famous glassmakers in Biot are 15 minutes by car.

Other entertainment includes the cafes and restaurants in Antibes, Valbonne, the casinos & nightlife of Cannes, and the peaceful relaxation of the countryside.
