Property Description


Located in a quiet residential area, this charming 4 bedroom family villa with private pool and partial air-conditioning is centrally located between the historic village of Biot, golf courses, theme parks and the sea, where you have the opportunity to enjoy all the amenities of the Côte d 'Azur. The villa has a private pool with safety cover, making it perfect for young children and families.

Spacious and 160 sq.m in size, the villa comprises a large open-plan kitchen/dining room (opening onto front terrace / garden / pool), snug living room, utility room, recreation room, 4 bedrooms, 2 bathrooms, three WC’s, large double aspect gardens, private swimming pool and secure parking for upto four cars. Fixed A/C units are located in the kitchen, dining & living room and portable ones in two of the upstairs bedrooms (otherwise fans).

The villa is situated within a 10-15 minute walk of the beautiful medieval village of Biot which has a selection of restaurants, bars, cafes and shops selling unique crafts and art. Also a 3 minute walk to the local commercial centre with further restaurants & pizzeria. Nearby (5 mins drive or 10 mins by bus) are various theme parks including Antibesland, Marineland, Aquaplash and Kid’s Island. The famous glassmakers of Biot are also a short walk away and there are beautiful walks along the river Brague !

It has a maximum occupancy of 6 adults and 2 children (plus babies) and would be perfect for a young family. Pets accepted upon request.

Living room: stylish and spacious with comfortable sofa for 5 plus three chairs, TV (full Sky package, Smart TV including Netflix, Amazon Prime etc with your logins), Sonos sound system, record player and CD, great place to chill with a movie or books, board games also available. With fireplace which adds charm and character to the room, also air-conditioned. Nice and light as opens onto the back garden terrace, via double doors.

Dining area: combined within kitchen with table and chairs for 8. Doors open out onto terrace, with outdoor dining area overlooking swimming pool.

Kitchen: stunning and modern with travertine Italian flooring and stylish grey units. Well-equipped with high quality appliances - oven, hob, microwave, dishwasher, American fridge/freezer, coffee machine (filter and Italian-style espresso pot), toaster and kettle.

Utility room: adjacent to kitchen with washing machine, dryer, iron, ironing board and downstairs guest W/C.

Bedrooms: four in total, three on upper level and one on ground level. Principal bedroom on the upper-floor facing garden, very quiet with king-size bed (160cm wide), cupboards, chest of drawers and large en-suite bathroom. Also on upper floor, second bedroom with double bed (150cm), cupboards, desk with the doors to the terrace (unused). Third upstairs bedroom with bunk beds, 2 desks, X-box game console & big smart TV on wall. Ground level has comfortable bedroom with bed (140cm) and cupboards. Ground floor multi-use room with gym equipment and daybed (can be used for additional sleeping). Naturally cooler with thick walls, shutters and electric fans.

Bathrooms: two and three W/C’s. Upstairs main family bathroom with bath tub, separate rain-shower cubicle, W/C, washbasin, hairdryer & heated towel rail. Upper-level too principal bedroom has en-suite bathroom with bath tub, washbasin & heated towel rail. Independent W/C upstairs and additional W/C downstairs in the utility room.

Other rooms: upstairs landing common area with Wi-Fi, well-suited for working and equipped with desk and printer.

Outside: beautiful front double-aspect, south-facing private garden measuring approximately 1600 m2, planted with mature shrubs and trees, plus large 6m trampoline with safety net. Terrace with stylish dining table and 6 chairs with sunshade, gas and charcoal barbeque – this is where you’ll spend most of your time. The rear garden is large with sitting area, table and sofa/chairs, table tennis and large lawn - ideal for morning breakfast while enjoying the views of Biot village! Secure spacious parking for 4 cars on drive.

Swimming pool: private, heatable and with retractable safety cover, 8.5 x 3.5 metres (1.7 - 0.9 m depth), 4 sun loungers & 2 lounging chairs – and pool toys ideal for fun games on a hot summer’s day!

Internet: Wi-Fi throughout.

Baby facilities: toddler/booster chair available, travel cot – upon request.

Bed & bathroom linen: included in the rental

Gas & electric: included in rental.

Winter heating: n/a.

End-of-stay cleaning: priced separately so if staying for more than 1 week you’re not paying in duplicate. It’s 310 Euros and collected upon reservation.

Taxe de Séjour: usually necessary to pay in France (tourist tax), is calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.

Damage deposit: 1000 Euros to make it in advance with JDV by way of credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: normally Saturday, however may be flexible upon request.

Long weekend stays: not possible here – sorry.

Pets: only accepted upon request.

Smoking: outside only please.

Supplementary services: generally no, but possible to arrange extra cleaning for long stay.

Environmental features: Recycling facilities with the yellow top bin.

About the local area


Biot Provençal market takes place regularly on Tuesdays and there's an excellent Friday morning farmers’ market at Valbonne. Marché Provençal in Antibes is a covered street and food market which takes place every morning.

Plenty of sporting activities in the area - Golf Club de Biot is a few minutes’ walk from the villa – and there are various sports facilities such as Biot tennis club and many other activities in the village and surrounding areas. Mouratoglou Tennis resort is 5 km away (10-minute drive). You can enjoy all water sports at the nearby beaches of Côte d’Azur and in addition the Stade Nautique is in Antibes for public swimming pool. You are also within the mountains and foothills of the Alpes Maritimes region which make walking and cycling very popular.

Beaches can be found not far from Biot (about 3km) - La Siesta and Plage Les Groules which are 5 minutes by car. They're lovely beaches along the coast towards Nice or Cannes, ideal for a day by the sea either picnicking or enjoying one of the many cafes and restaurants with sun loungers. For the sporty, there's a great Nautical Base at Mandelieu-la-Napoule and Ponteil and Salis beaches in Antibes offering windsurfer’s, hobbie-cats and kayaks etc.

The ski station of Greolieres-les-Neiges is around 55km away which makes for a great day out on the slopes; or for higher skiing Valberg, Isola 2000 and Auron are about 2 hour’s drive. All of the ski stations are also ideal for refreshing walking and cycling during the summer months.

Getting around is easier if you have a car, however there is bus number 12 to Antibes and Valbonne and its approximately 5-minute walk to the nearest bus stop. Also there’s a shuttle bus to Biot village from the parking nearby. Biot train station is 5-minute drive away, or accessible by bus.

Sightseeing is abundant here; you’re ideally placed to tour the mountains of the Alpes Maritime region. Close by, the historic village of Biot has plenty of restaurants and shops selling unique crafts and art, and the famous glassmakers in Biot are a short walk away. There are various theme parks including Antibesland, Marineland, Aquaplash and Kid’s Island which are all a 5-minute drive or 10 minutes by bus. Adventure park in Villeneuve Loubet with Bois des Lutins, Pitchoun Forest, Labyfolies and Canyon Forest are approximately 10 km away. Also beautiful and accessible river walks along the river Brague.

Other entertainment includes the cafes and restaurants in Antibes, Valbonne, the casinos & nightlife of Cannes, and the peaceful relaxation of the countryside.

It was excellent! Perfect for our family, a real home from home. The location of the property and the open plan kitchen leading to outdoor dining and pool were the best features. Paul was great, really responsive and pro active in managing our booking - Mrs R. from West Sussex, Aug 23.

The accommodation was as described with good size rooms and front and back garden along with a swimming pool, the owners also left some toys which our grand daughter loved. The property was nice and Central to all local amenities especially the local village which had plenty of restaurants to choose from, also easy access to Nice/Monaco/Antibes & Cannes plus many more. Communication with the owner was effortless and brilliant throughout. She provided detailed instructions, answered our queries promptly, and offered valuable local insights. We had a great stay - Mr J. from UK, August 23.

A lovely time was had by all. ..for future I think the owner may need another (portable AC unit) for bed 3 too, as fans not the main answer. Downstairs of the house was amazing. We managed without a car using bus and trains too and local shops. The pool is such a positive feature. The neighbourhood was quiet apart from the neighbours all night party for Bastille Day! Was not sure what to do with rubbish. The welcome book could be more detailed perhaps. First holiday for granddaughter no3 as a 6 month old, so apart from trying to keep her cool when sleeping, the house was well provisioned with family things to use. Thanks for your help.
