This modern 3 bedroom villa with private pool has stunning views over the surrounding Esterel Mountains, and down towards the sea. It’s perfectly located in an elevated position in the hills near to Cannes, yet just 1km back down to the many shops and cafes in the town of Mandelieu-la-Napoule.
The villa comprises of a large living/dining area, open-plan kitchen, utility area, three bedrooms, two bathrooms, two independent WC’s, a large dining terrace, beautifully landscaped gardens, private swimming pool and parking for one medium-sized car. Air conditioning units in the two upstairs bedrooms and window shutters help keep it lovely and cool in the summer.
In a small gated domain of recently built houses, it’s just 5-10 minutes by car down to the old village of La Napoule with its marinas, sandy beaches and restaurants. A short drive around the bay and you'll soon find yourself in the port and town of Cannes. It’s great for those wanting a comfortable base for relaxing, but also close to the sea and inland villages. The town of Mandelieu offers direct access onto the A8 AutoRoute, so touring the whole Cote d’Azur coastline couldn’t be easier.
It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends (but no organised parties please).
Living room: is one great big open-plan room, with windows across the front giving great views across to the hills! It’s tastefully furnished with sofa, armchairs, coffee table, dining table & six chairs and has a large TV (French) and DVD player. The doors open out onto the large pergola-covered terrace, with gardens and pool below.
Kitchen: modern and open-plan with gas hob, large extractor hood, electric oven, large fridge, freezer, dishwasher, coffee machine, kettle, toaster and microwave.
Utility: washing machine, iron & ironing board in the garage. Drying rails available.
Bedrooms: three in total, two on the first floor and one on the ground. The master bedroom has double bed, fitted wardrobes & drawers and doors leading out onto lovely balcony with superb views. Great place to watch the sunset with a glass of rosé! The other first floor bedroom also has double bed, fitted wardrobes & drawers. The third bedroom is located off the living room, with double bed, drawers and hanging, plus French doors out onto the main terrace. For the warmer summer months there are air conditioning units in both upstairs bedrooms and floor-standing fans for the downstairs rooms.
Bathrooms: two bathrooms both located upstairs, and two independent WC’s one on each floor. The master bedroom has an en-suite, with over-bath shower and washbasin; the independent shower room opposite the other bedroom has shower cubicle and washbasin.
Outside: the villa’s located in a small modern domain of private residences, all enclosed with electric gates. Parking for one medium-size family car directly outside the house (no large vehicles please as parking here is tight). It has south-facing terrace and gardens, totally enclosed and planted with small lawn and beautiful Mediterranean flowers. The large terrace is superb, with comfortable lounge seating area, parasols, long dining table with 6 chairs, gas barbeque and fantastic views!
Swimming pool: is private, oval-shaped and secured for children with an alarm. Poolside shower. There are 4 sun loungers with mattresses, perfect for sunbathing and reading a book!
Internet: connection available here via Wi-Fi.
Telephone: not available here but you could always make calls through the Wi-Fi.
Baby facilities: baby cot available upon request.
Bed & bathroom linen: is included in the rental cost.
Gas, electric & water: all included in the rental cost.
Winter heating: included in the rental cost.
End-of-stay cleaning: included in the rental cost.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests that a damage deposit of 1000 Euros be made with Joie de Vivre, by way of a credit card guarantee. This just blocks the amount on your card and will be released at the end of your stay, less the replacement cost of any breakages.
Change over day: normally a Saturday in July/August and flexible at other times of year. Two week minimum stays during the low season.
Long weekend stays: not possible here sorry.
Pets: some dogs accepted upon request – please enquire.
Smoking: not permitted inside this property – sorry.
Supplementary services: the owner is able to arrange the following services for you, as a supplement: additional cleaning.

About the local area
Local shops, restaurants, banks & supermarkets can be found just 1km downhill in the local town of Mandelieu. There's also a very large ‘Geant’ supermarket and shopping mall a little further away, offering just about everything you will need! A further selection of shops, boulangeries and restaurants can be found in the nearby coastal village of La Napoule. There's also a good selection of restaurants around the Port of La Napoule (including the famous Relais & Chateau Oasis) and in the surrounding coastal towns of Cannes and Theoule-sur-Mer.
Local markets are held in nearby Mandelieu and La Napoule, plus in Cannes you'll find a daily huge covered-market which offers an array of fish, vegetables and fresh local produce.
Sporting activities in the area are abundant – the main activity here is golf as there is both a 9 and 18 hole golf course (visitors welcome!); there’s also tennis, plus all the aquatic sports like sailing, diving, fishing, jet skis and water skiing. You’re also in very close proximity to the mountains and hills of the Esterel region here, which makes walking, cycling and horse riding very popular.
Beaches you'll find a long stretch of superb, sandy beaches just a short drive away, running right around the bay from La Napoule to Cannes. The beaches in front of the seaside village of Theoule-sur-Mer are also sandy, beautifully kept and offer great views across the bay to Cannes. Snack kiosks and showers are available on most beaches.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
Getting around, a car is really a necessity from here, but once in the town of Mandelieu-la-Napoule, you have a good bus and train service with a great network along the coast and further inland. From here you can travel in either direction, to Cannes, Nice & Monaco or the other way to St Raphael.
Sightseeing is endless; you have the famous town of Cannes and its old town ‘Le Suquet’; the Port of Cannes; the designer shops in Cannes on the ‘Croisette’; boat trips out to the nearby ‘Isles de Lerins’; the charming hilltop village of Mougins; the fabulous coastal road and ‘red rock’ mountains of the Esterel; the Château de la Napoule; the amazing Gorge de Verdon; daytrips to St Raphael, Saint Tropez & Monaco; and lots lots more!
Other entertainment includes shopping, the casinos & nightlife of Cannes, cinemas, festivals, wine tasting, helicopter rides, the Festival du Mimosa in February or just good old relaxing on the beach!

This is our second consecutive year there and we will go again. Great location, close to everything, very well equipped villa. The kitchen is well equipped and that"s important for us. The walk down the hill to the bread shop was lovely and the beach is so close and parking is always available. Cannes is a short drive away and getting to other places around is easy. We love this place. It is perfect for our family of 3 (11 year old boy was not bored). We were in the pool most afternoons until 7-8pm. Julian is always available if we have questions and is very helpful. Great accommodation. Highly recommended. Recommend a car for convenience.
