All the bedrooms are large, one double, the rest are all twin rooms.
Traditional French high ceilings keep it cool and airy. A huge private pool in a garden full of local character.
The garden is not actively overlooked, so naturist sunbathing and swimming is fine.
But, unusually, in the heart of a historic village, not the edge.
Just 2 minutes walk to a food shop/boulangerie, café, restaurant and bar.
A traditional “circulade” village full of glorious architecture.
Highest level of equipment provided from experience as to the needs of holidaymakers looking for extra comfort.

An imposing village house set in the heart of the village.
On entering through the beautiful oak double front door you are directed to a large hallway with staircase to first floor.
Kitchen - A well fitted kitchen with very modern units and all new appliances. Oven, hob, fridge and freezer dishwasher and microwave all built in. Plenty of work surfaces, and a breakfast seating area with pine table and benches.
A guest toilet is located on the ground floor with toilet and wash basin.
Hall way leads on to the living room and dining room at the rear of the property.
Living room - A wood panelled room with a range of comfy sofas, tv, and double patio doors leading to the rear terrace, garden and pool area.
Dining room - This is a newly converted extension. A large airy and light room with large dining table and seating for up to 12. Beautiful arch patio glass doors lead out to the rear garden and pool area.
Stairs to the first floor where we find 4 or the 6 bedrooms. A split landing area leads to both the left and right.
To the left and up a few more steps is
Double room with large double bed and window overlooking the pool and garden. Door to an ensuite bathroom with full bath, shower over, sink, toilet and heated towel rail.
Bedroom 2 - A large twin bedded room overlooking the front street, with 2 large windows. Door to ensuite shower room, with shower cubicle, toilet and washbasin.
Family bathroom - A large family bathroom with bath, shower over, toilet and washbasin.
Coming back to the main stair case, and across the landing to the right, a few more steps up, this now lead to the remaining 2 bedrooms on this floor.
Bedroom 3 - Overlooking the front street, with twin beds and a further large window.
Bedroom 4 - Overlooking the pool and garden to the rear a further twin bedded room.
Second staircase to top floor.
At the top of the house on the 2nd floor we find a further twin bedded room. A slightly smaller room than the rest of the bedrooms, but still a very good sized room with a small window overlooking the rear garden and pool.
2nd Family bathroom - with a bath, shower over, toilet and wash basin.
3rd Family bathroom - with a bath, shower over, toilet and wash basin.
A small corridor leads on to the magnificent loft space which has been converted to provide a further twin bedded room with a sitting area with tv and office desk.
Outside -
To the rear of the house is a good sized terrace with a large dining table and seating for those wonderful alfresco evening meals. A well maintained garden with graveled pathways and lavender bushes surround a wonderful large heated swimming pool. Lots of space for the sun loungers.

Gas, electric and water - Are all included in the rental cost.
Baby facilities - High chair and cot are both available at no extra cost
End of stay cleaning - The end of stay cleaning is included in the rental cost
Bed and Bathroom linen - Bed linen and bathroom towels and pool towels are all provided and are included in the rental cost
Taxe de Sejour - In France it is necessary to pay a "Taxe de Sejour"(tourist tax) this is based on the number of adults in your party over the age of 18yrs old, and the current rate is €2.35 per night per adult. JDV will calculate the cost based on your booking details, and this amount will be requested with your balance payment.
Change over day - Flexible
Pets - Sorry pets are not permitted
Smoking - is not permitted
Damage deposit - The owners require a damage deposit of £300 or the equivalent in euro to be paid before arrival. JDV will request this approximately 2 weeks prior to your arrival by way of authorisation to a current credit or debit card.
Parking is available in the street directly outside the property
About the local area
Ginestas is a popular village located just a short drive from the famous canal du midi.
The village offers a choice of bars and restaurants, as well as a small selection of local shops
A larger selection of shopping and a supermarket are just a 10 minute drive.
The Languedoc area has so much to offer, it will be difficult to fit it all in.
he Mediterranean beaches are just a short drive away (20 minutes)
Carcassonne Cite - the famous medieval city with its fortified walls is a must and only a 30 minute drive
Narbonne - a very vibrant town with the canal du robin running right through the centre of the town, and the new pedestrianised town centre with its huge choice of side walk cafes, bars and restaurants is only a 25 minute drive.
Other activities available are : Cycling - Mellow Vello cycle hire is in the next village and cycles can be delivered to your door and collected again when you are finished with them
