Property Description

This fabulous 7-bedroom Mas near Grasse, in-part dating back to the 17th Century (the rest more recently rebuilt), has air-conditioning throughout, superb gardens and a large heated pool with summer kitchen.

Approximately 200 sqm in size it offers a combination of both old and new, having rustic country charm yet since 2019, modernised kitchen and two bathrooms. Comprising 10 rooms it includes a large living/open-plan kitchen (50 m²), numerous terraces, 7 bedrooms, 5 bathrooms, 4 independent WC’s, top-floor games room with kitchenette, private pool, outdoor poolside-kitchen, solarium and parking for several vehicles.

Sitting on 1.5 hectares of accessible land, arranged in terraces and planted with hundred-year-old olives, the Mediterranean gardens also feature a recently-made boules pitch (petanque).

The town of Grasse, famous for its many perfumeries and superb views over the Cote d’Azur, can be found just 10 minutes’ drive away and offers a wide range of shops and restaurants. The beaches of Cannes are approximately 30 mins drive.

It has a maximum occupancy of 14 people (only children that can swim please) and would be perfect for families or a group of friends – weddings can also be arranged by prior agreement and supplement, but no unauthorised parties please.

Property Features

Living room: with open fireplace, sofa, numerous armchairs, television, sound system, open-plan kitchen with breakfast bar & stools and two sets of doors opening out to large rear terrace.

Kitchen: recently installed (2019) and well-equipped for cooking & dining, with oven, microwave, hob, hood, dishwasher, fridge and freezer.

Utility: small washing machine (4kg) in cupboard beside freezer and bigger one just outside kitchen.

Bedrooms: seven in total, all with air-conditioning units, wardrobes and overlooking different aspects; on first floor 3 bedrooms have king-beds (160cm wide), one of those having access to terrace and ensuite, 1 has double bed (140cm) and 1 has 2 singles (90cm) plus access to balcony & stairs down to garden; then on second floor, both bedrooms have 2 single beds (2x90cm) and (120cm&90cm). Window shutters also keep the rooms nice and cool.

Bathrooms: five in total, plus 4 independent WC’s. On first floor, two bedrooms share bathroom (white/turquoise tile) with over-bath shower, washbasin and independent WC; further along the landing 2 more bedrooms share (peach tile) with over-bath shower, twin washbasins and independent WC; the bedroom with terrace and king-bed has recently-fitted ensuite (blue mosaic tile) with large shower, double washbasins and WC. Beyond that there's original bathroom with washbasin (quite old) and independent WC. On second floor, two bedrooms share recently-fitted bathroom (coloured mosaic tile) with jacuzzi bath, double washbasins, fitted cupboards and independent WC.

Other rooms: on second floor can be found a large attic-style playroom and kitchenette. Please note some of the other ground floor rooms are closed off.

Outside: the villa is accessed by a long driveway with parking for many cars and turning. Some 2 hectares of grounds surround the villa, planted with beautiful old olives, lawns and Mediterranean trees & flowers. A boules pitch has recently been installed on the terraces. At sunset you can illuminate the garden between the villa and swimming pool, around the lounge as well as inside the pool itself.

Swimming: infinity pool, large (16x6m), heated and secured with electric cover - integrated jacuzzi and ozone water treatment go to ensure great swimming. It enjoys panoramic views of surrounding hills, planted with olive and cypress trees. Many sun loungers and poolside lounge area are at your disposal, as are parasols, large inflatables that will delight young and old and a 20 m² pool house with kitchen, bar, dishwasher, fridge/freezer, induction hob and 2 barbecues (gas and charcoal). Everything you need to enjoy meals outside by the pool as well as ping-pong table and accessories. Poolside shower and WC down below and above the pool house is solarium with panoramic views.

Internet: Wi-Fi available for your devices throughout.

Baby facilities: would be necessary to take your own travel cot.

Gas, electric & water: all included in the rental.

Winter heating: please enquire.

Bed & bathroom linen: priced separately to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they’re available for 35 Euros per bedroom for 2 people, paid directly to the owner.

End-of-stay cleaning: priced separately, so if you’re staying more than 1 week you’re not paying in duplicate. It is 250 Euros and paid directly to the owner.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) calculated based on the number of people in your group and the time of year. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Damage deposit: the owner requests a damage deposit of 3000 Euros on arrival by cash or cheque. This will be refunded at the end of your stay, less the replacement cost of any breakages. A detailed inventory of what is let will be signed and given to you and the check-out will be made on the basis of this inventory.

Change over day: normally Saturday however the owners may be flexible upon request.

Long weekend stays: not possible here - sorry.

Pets: not permitted here – sorry.

Smoking: not permitted inside – sorry.

Supplementary services: please enquire regarding things like Babysitter, Masseur, Chauffeur, Daily cleaner, Chef.

About the local area

Local shops, restaurants and boulangeries can be found just 10 minutes’ drive in the nearby town of Grasse and a large L’Eclerc supermarket just 5 minutes away. Further facilities can be found in the nearby villages of Valbonne, Mougins and Opio.

Local markets, where you can buy a superb array of local produce like olives, cheese, wine and breads are held in Grasse and the neighbouring village of Valbonne.

Sporting activities in the area are abundant– golf is a favourite where you will find the courses of Opio, Opio-Valbonne and Royal Mougins very close-by. There’s also tennis at the ‘Vignal Tennis Club’ and for those liking horse-riding there's ‘Le Ranch’. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches are sandy and can be found approximately 30 minutes drive away in Antibes, Juan-les-Pins and Cannes.

The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

Getting around, a car would be preferable here; however it’s possible to take a taxi to the nearby town of Grasse, and one can then take a train to Cannes, Nice and over to Italy.

Sightseeing is endless; you are ideally placed here to tour the whole Cote d’Azur! The nearest places of interest are: the charming hilltop villages of Opio, Chateauneuf & Gourdon; the picturesque village of Valbonne with its food and clothes markets; the town of Grasse with its perfumeries; the town of Cannes with the “Croisette” designer shops & beaches; the charming old town, restaurants and art galleries of Mougins; the village of Vallauris and its potteries; the village of Biot and its glass makers; the famous village of St Paul-de-Vence and its art galleries; the port and old town of Antibes; and the City and port of Nice.

Other entertainment includes shopping, the casinos & nightlife of Cannes, boat trips, cinemas, wine tasting, dining out in village squares, Marineland and Aquasplash at Biot, or just good old relaxing by the pool!
