This modern, two bedroom apartment has a sunny west-facing balcony and benefits from super views over the port entrance and sea. From this location you can enjoy the cafes and restaurants of the Old Town or just sit and watch the ships passing by from your balcony.

The apartment is approximately 75 sq metres in size, with dual east-west aspect, and comprises of a living/dining room, open-plan kitchen, two good bedrooms, one large bathroom, an independent WC and a balcony.

The apartment is located on the 4th floor (with a lift) within a well-kept residence and is within walking distance of the Port, the Old Town of Nice and the beach.

It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the city has to offer.

Property Features

 

Living room: is bright and stylishly furnished, with lots of interesting art and ornaments. There's a comfortable sofa, dining table & 4 chairs, large flat-screen TV (French) and doors opening to a balcony with views over the communal gardens below and the sea.

Kitchen: is open-plan to the living room, modern with marble countertops, and well equipped for cooking and dining with oven, electric hob, hood, dishwasher, fridge, freezer, microwave and coffee machine. There’s also a breakfast bar overlooking the living room with 2 stools.

Utility: on the balcony off the bathroom, with washing machine, iron and ironing board.

Bedrooms: there are two good bedrooms, one with double bed (140cm wide) and the other with two single beds.

Bathrooms: one good-sized bathroom with shower, vanity basin set in marble, WC and heated towel rail. A door leads out to a balcony equipped with washing machine. There's a further independent WC.

Outside: from the living room there’s a sunny, west-facing balcony equipped with large table & chairs with views over the central gardens and sea. For parking, spaces can usually be found free-of-charge outside on the road; alternatively this owner may be able to provide a private space for a small cost of 50 Euros per week – please enquire.

Swimming pool: not available here, but then you do have the sea on your doorstep!

Internet: connection is available for your laptop via Wi-Fi.

Telephone: landline is not available here - sorry.

Baby facilities: it would be necessary to take your own travel cot, or please ask us regarding a local hire company.

Winter heating: by central heating radiators and is included in the rental cost.

Electric & water: both included in the rental cost.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.

Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Damage deposit: The owner requests a damage deposit of 500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: is normally a Saturday, however the owners maybe flexible upon request.

Long weekend stays: are not possible at this property – sorry.

Pets: are not permitted at this property - sorry.

Smoking: is not permitted inside this property – sorry (balcony is OK).

About the local area

 

Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby 'old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.

Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.

Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found just 100 metres away and right along the seafront of Nice, as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.

The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.

Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

I’ve return from my annual trip to Nice, and enjoyed every moment of it, apart from the transport system in Nice, which can be a bit erratic at times. It was great to see Sandra again, she looks after me so well. The view over the Baie des Ange was the best feature. The apartment was good, with a very good location. Internally everything was there that you needed except extra pillows as previously noted by another person and as no air con, fans are a must in the heat we experienced and we have decided not to rent abroad without air con or fans being supplied (How satisfied were you with the property ?) It was exactly as described in the literature. The area the apartment was in was perfect for us. The apartment was light and airy with great views overlooking the port area. Apartment had everything that you need in it. If there was anything that could be added to improve the comfort in the apartment it would have been another couple of pillows and some more comfortable chairs on the balcony, but these are only minor points. Great service from Sandra who met us at the apartment. She was very accommodating in changing our entry time to an earlier time, and responding very quickly when the light fused. Loved watching the ferries and yachts coming and going. Sorry to be back home but at least it was warm in Edinburgh when we got off the plane. Will definitely be returning to Nice as didn`t have the time in one week to see and do everything that we would like. Thanks for your help - Mrs M. from Brechin, Sept 2014. 

The apartment was in a great location. Very close to the Port and maybe a 20 minute stroll to the Old Town. It was very clean and had everything we needed for our week in the South of France. (How satisfied were you with the property ?) Very Satisfied - Mrs H. from London, June 2014. 

The apartment was lovely, modern and clean. I didn`t expect all the steps up to it though as the advert said it had a lift. This was a chore with a buggy. (JDV : the steps are outside in the communal gardens, from the pavement up to the communal door. Once in the building however there is a lift up to the apartment). The patio only got the sun in the late afternoon which was a pity. However all in all we had a wonderful holiday. (How satisfied were you with the property ?)
