A beautifully appointed detached villa in a glorious location with stunning views across the valley. 3 large bedrooms, 2 bathrooms, spacious living/dining area, well equipped and newly fitted kitchen, large gardens and a private swimming pool.

The villa is set in an elevated position, completely renovated to a high standard and is located on the edge of a small hamlet with stunning views close to the village of Felines-Minvervois.

The property is well equipped and has been fully renovated, modernised and refurbished to a high standard with good quality fixtures and fittings throughout.

Property Features

Approaching the villa through the front garden you are greeted by a large entrance hall with doors to a laundry area, with washing machine and a bathroom with Italian style shower, hand basin, toilet and a further separate guest toilet and hand basin.

Living area :

The Entrance hall leads into the open plan living area with lots of space and high ceilings. The area comprises of an open plan kitchen and dining area. Plenty of seating in the living area, provided by a large leather sofa and three leather armchairs. A smart TV, DVD, and WIFI internet. Ceiling speakers and lovely homely woodturning stove for the colder months. There is also a large Carom Table in the room (french billiards table). Beautiful views from all sides, with french doors leading to the terrace on both sides of the room.

Dining area :

This is part of the open plan living room, and provides a large dining table nd seating for 6 people.

Kitchen :

Recently fitted and equipped to a high standard, the kitchen offers everything you need for the budding chef to create some wonderful French cuisine after visiting some of the authentic local French markets, where there is a wide selection of good quality fresh produce on offer. Central island, induction hob, oven, microwave, kettle, toaster and an American style fridge freezer.

From the rear of the kitchen a door leads to further back kitchen, with a dishwasher, water filter tap, sink and another smaller dining table.

Also from this room a door leads to a second shower room with an Italian style shower, hand basin and toilet.

Master Bedroom - with large, full width balcony is located on to the rear of the property and is accessed via a staircase from the back kitchen. Double room with fabulous views across the valley.

Bedroom 2 - (accessed from the ground floor living area). Double bed, large built-in wardrobe.

Bedroom 3 - Twin bedded room (accessed from the ground floor living area), with 2 full size single beds and fitted cupboards.

Bathroom 1 - Fully fitted Italian style walk-in shower, hand basin and toilet. Fitted to a high standard with good quality fittings.

Bathroom 2 - A further Italian style walk-in shower, with excellent fittings, shower,r toilet and hand basin.

Outside - The property has a private drive leading to the parking area.

Two terraces are located to the front of the property with a further two terraces to the rear and a covered terrace to the side of the house, where a large gas barbecue is available for your use.

The gardens surround the villa on all sides and are mainly Mediterranean in style with lavender, olive and oleanders.

The pool - A large 8m x 4m pool with Roman steps is located to the rear of the property, taking full advantage of the spectacular views over the valley below. The pool is alarmed. Plenty of area around the pool for the sun loungers.

CAUTION : Sorry - this property is not suitable for children under the age of 6yrs, due to an open staircase to the mezzanine floor in the living area.

TV - There is a new smart TV available for your entertainment.

DVD - Included

WIFI - Free WIFI is available throughout your stay for use with your own devices.

Gas/Water/Electric - All are available and are included in the cost of your rental.

End of Stay Clean - Is included in the cost of your rental.

Bed Linen and House Towels - Are all provided and included in the cost of your rental.

Pool Towels - Are not provided, and it is advisable to bring your own. House towels are not permitted to be used at the pool or beach.

Change over Day - Flexible outside of July and August (Peak Season) dates.

Pets - Well behaved pets are permitted, and are allowed free of charge. Smoking - Sorry, but this is a non smoking house, and no smoking is permitted anywhere in the property

Taxe de Sejour - It is necessary in France to pay a tourist tax (taxe de sejour). This has been calculated and included in your rental cost.

Security Deposit - The owners require a Security Damage Deposit to be placed for the duration of your stay. JDV Holidays will request an authorisation to be put on a credit or debit card, the week before your arrival, and will be void 2 days after your departure, following a property inspection to ensure there is no damage to the property or to any of its fixtures. You will be consulted on any findings before any damage payment is taken

About the local area

The hamlet is located just on the edge of Felines-Minvervois. Felines-Minvervois has a grocery shop, or the village of La Liviniere is just a few miles away with restaurants and a further selection of shops. Both are traditional wine growing villages and have excellent wine domains.

There is a large Carrefour supermarket located just a 12 minute drive away in Rieux Minervois. Every Tuesday there is a very traditional French market in Olonzac. Great place to buy local fresh produce and taste some of the wonderful cheeses and meats from the local artisans

The villa is centrally located to allow you to explore everything that the area has to offer. Carcassonne is 35 mins (UNESCO world heritage site). The Minervois has a history dating back some 2,000 years. The property is ideally based between the canal du midi and the Montagne Noir, and the Mediterranean beaches. Cathar castles, including, Carcassonne, Beziers, Hautpoul and beautiful medieval villages, such as Minerve and Lagrasse are all within easy reach by car, offering rich cultural experiences and breathtaking scenery with great walks. For those wish to visit the wonderful beaches of the Mediterranean coast, Narbonne is 60 mins, Aged and Sete, not much further. Various water based activities can be enjoyed on the Aude river, starting at Pucheric, less than 30 mins away, and for those more adventurous, Les Gorges d'Heric is only 1hr 10 mins away.
