This beautifully appointed 5 bedroom, 4 bathroom villa with heated pool is set within splendid gardens near to the medieval town of Tourettes-sur-Loup, near Nice. Offering the highest standard of accommodation, it’s in a wonderfully tranquil location and is both extremely well-maintained and decorated to a high standard in a modern style. The owners have decided to throw open the doors to guests, so that others may enjoy the very peaceful setting, beautiful gardens and a chance to have a large family gathering all under one roof.
The 2368 sq. ft villa comprises entrance hall and staircase, large living/dining room, breakfasting kitchen, utility room, five good bedrooms, four bathrooms, two independent WC’s, two large terraces, beautifully landscaped gardens, private swimming pool and parking for several cars.
Located at the end of a quiet lane, it’s just 5-10 minutes by car to the charming old village of Tourettes, with its winding lanes, shops, cafes and tourist shops. A short drive and you'll soon find yourself in the lovey towns of Vence and St Paul-de-Vence or in the other direction Grasse. It’s great for those wanting a comfortable base for relaxing, but also close to the sea and inland villages. The seaside town of Cagnes-sur-Mer offers direct access to the A8 AutoRoute, so touring the whole Cote d’Azur coastline couldn’t be easier.
It has a maximum occupancy of 11 people (plus babies) and would be perfect for a large family or group of friends. Elderly or infirm guests: please note there are a few steps to walk down from the car parking area. All bedrooms are on the ground floor except the master bedroom.

Living room: accessed from entrance hall with lovely staircase, a large sitting room with huge open-fireplace (logs provided in winter) and beamed ceiling, seating for up to 8 people, large TV (French & English), DVD player & Hi-Fi. French doors open onto terrace with lounge furniture and extensive Mediterranean gardens.
Dining room: combined within living room, large table and chairs for 8 people, plus further dining for 8 on the terrace.
Kitchen: large and well-equipped for cooking and dining. It has gas hob, hood, oven, dishwasher, large American-style fridge, freezer, microwave, kettle, toaster and Nespresso machine. Breakfast bar and stools for six.
Utility room: off the kitchen with washing machine, dryer, iron & ironing board.
Bedrooms: five in total, three with their own ensuite bath or shower room. Master bedroom on first floor with king size bed, cabinets, chaise-longue and armoire, also offers good sized ensuite bathroom with designer bath, twin washbasins and large shower area; separate toilet also for this room. All other bedrooms on ground floor; bedroom two has king bed (160cm wide), fitted wardrobes and ensuite shower room with toilet. Bedroom three with double bed (140cm), hanging rail and drawers, doors to garden and ensuite shower room with toilet. Bedroom four has small double bed and hanging rail. Bedroom five with twin beds (plus extra truckle bed if required), drawers but no wardrobes.
Bathrooms: four in total and two independent WC’s. In addition to those described above, one independent family bathroom on ground floor with over-bath shower, twin washbasins and independent WC. Hairdryer available.
Additional accommodation: can be rented at the nearby ‘Residence du Moulin’ bungalows for extra people.
Outside: beautiful large gardens all around planted with cypres, olives, bamboo and palms. Seating area on decked terrace outside living room, with outdoor furniture and parasols. Lower garden area with olive trees, gardener comes every 2 weeks. Boule area (of course - you're in France!) and driveway for up to 4 cars enclosed with electric gates. Barbeque available, must be cleaned before departure.
Swimming pool: with barrier, 5x9 meters x approx 1.5m deep, robot cleaner and can be heated by prior request. Several sun loungers & rattan corner sofa area.
Internet: good speed Wi-Fi available for your devices.
Baby facilities: baby cot and highchair available upon request.
Bed & bathroom linen: included in the rental, towels will be 1 large, 1 small and 1 pool per person. Payment required for extra.
Gas, electric & water: all included in the rental up to 100 Euros per week, readings taken at arrival & departure, excess to be paid for.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you’re not paying in duplicate. It’s 350 Euros and collected upon reservation.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit of 750 Euros (or 1500 if an event has been authorised) by way of credit card, made with us in advance of arrival. This will be refunded at the end of your stay, less the replacement cost of any breakages.
Change over day: normally Saturday in peak season, however the owners may be flexible upon request.
Long weekend stays: are possible outside of the high seasons, with a minimum 4 nights stay.
Pets: not permitted here due to family allergies – sorry.
Smoking: not permitted inside this property – sorry.
Supplementary services: the owner’s cleaning staff are available to hire privately if you wish to have a mid-week clean. They also have a local masseuse who is happy to come to the house for massage, manicure and pedicure. If you wish to hire a chef in for a special meal, we have details of local people.

About the local area
Tourettes sur Loup is just 25 minutes from Nice airport and one of the most beautiful, medieval 'perched' villages in the Alpes Maritimes region. Built precipitously on a rocky spur surrounded on two sides by a ravine and on the third by a vibrant village square, it has a backdrop of craggy mountains to the north and stunning views of the Mediterranean coastline to the south.
Local shops and markets - life in this very French village is all year-round. The cobbled streets abound with craft shops, there is a regular Provencal market on Wednesday morning offering a delicious array of Provencal delicacies, locally grown fresh produce, clothes, linen and craft items. You'll find just about all your needs daily too, with 2 bakers, 2 butchers, 2 greengrocers, 2 hairdressers, a small supermarket and even a library. There’s a great selection of characterful bars and restaurants - one with a Michelin star. You can happily while away a few hours enjoying a coffee or sipping a glass of rosé watching the locals playing boules around the village square, or even have a game yourself !
Sporting activities in the area are abundant – if you feel like being more active and taking advantage of the great Mediterranean climate, there are ample opportunities for sport with mountain walks, exercise classes, yoga, tennis, football/rugby and cycle clubs available. Down by the coast there’s sailing, diving, fishing, water sports, jogging and rollerblading along the promenade and of course the beaches.
Beaches can be found just 16 km away at Cagnes sur Mer and right along the front from Antibes to Nice. From here you can enjoy the sunshine glittering on azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
Getting around it’s about 40 minutes’ walk (3km) up to the village of Tourettes, where you can take local buses to Grasse, Vence and Nice. A car however would be preferred from here.
Sightseeing there are many places to visit along the Cote d'Azur, whether you’re looking for a unique holiday experience or a relaxing vacation, you can be sure that a holiday in South of France will be truly memorable. Things to do/Local Information: in the villa we have lots of information; from where the local markets are held each day, to where you can go jet ski-ing. Everything for the family is only a few minutes’ drive away, not everything is on the coast, and you will find many things to do for all the family nearby.
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!
