This delightful 3 storey village house, retaining many of its original french features. Maison Amber is set in a very quiet no-through road just off the main village street. The house has 3 good sized bedrooms, and 2 bathrooms. Nice courtyard garden with ample space for BBQ and alfresco dining.
On entering the property you walk into a small sitting area with a wood-burning stove. This is open plan to:
Living room area - A comfortable room with a large sofa, TV unit, with TV and international channels.
Dining area - The dining area is immediately behind the living room area, and so creates one nicely proportioned room. There is a large wood dining table and seating for six, and a lovely old armour wall dresser. Step up leads into :
Kitchen area - A well equipped kitchen, with an oven, microwave, dishwasher, washing machine and all you need to make your holiday feel like home from home. A small alcove houses a bistro style coffee table and 2 chairs.
Double doors lead out into the sun room:
Sun Room This is a small room with a comfy sofa and a coffee table. Exposed stone walls and glass roof. A lovely relaxing place to while the hours with a good book or a glass of wine.
There is a further door leading into a small utility storage room and doors leading out into the courtyard garden.
Stairs to first floor, open out on to a large landing area with a further table and chairs.
Bedroom 1 - First floor bedroom with a king size bed, a good sized room with a window overlooking the rear courtyard garden, and a door leading on to a small terrace with external stairs leading down into the courtyard area. Door to ensuite shower room.
Shower Room 1 - Ensuite to the master bedroom, with shower cubicle, wash hand basin and toilet.
Family Shower Room - The main family shower room is located on the first floor to the front of the house. There is a large shower cubicle, wash hand basin and a toilet.
2nd Staircase leads up to the Top floor.
Bedroom 2 - This is a lovely double room situated at the front of the house. A comfortable room, with a double bed, wardrobe and bedside tables.
Bedroom 3 - A delightful twin bedded room, at the rear of the property. These full size single beds can be joined to make one king size bed if required.
Doors lead from the sun room on the ground floor out into a lovely gravelled courtyard. A lovely protected courtyard with high stone walls. There is a good sized oak table and seating for 6-8 people. This part of the courtyard is open, but there is a further covered area of the courtyard for those wishing to avoid the very hot midday sun. There is a large gas BBQ available for guests use.
DAMAGE DEPOSIT The owners require a security damage deposit of £200 or 250 euro. This will be requested by JDV 1 week before your arrival. This will be done by authorisation to a credit or debit card, and voided 3 days after your departure, less any replacement costs of any breakages, damages or excessive cleaning required.
BED LINEN & TOWELS - All bed linen and towels for use in the house are provided and included in the cost of your holiday. Pool or Beach towels are not provided, you will need to remember to bring your own.
GAS, WATER AND ELECTRIC - All included in rental cost.
HEATING Included in the rental cost, for summer lets, however a small surcharge may be made for heating in the autumn and winter months.

CLEANING - End of Stay clean is included in your rental cost
TOURIST TAX - In France it is necessary to pay a taxed de sour (tourist tax) and this is calculated based on the number of people (adults) in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation.
CHANGE OVER DAY Normally a Saturday, but contact us to find out if another day is possible. Arrival time is 4.00pm to 6.00pm, or by special agreement with the owner if it is outside of these times, and on the day of departure, your departure time must be before 10.00am.
PETS No pets at this property - sorry.
SMOKING There is no smoking permitted inside this property
Please note we do have to make a small charge for any bookings taken for the winter season (15 Dec to 15 March) to contribute to the heating and power costs - 25.00 euro per week, which has been included in the cost of the holiday.
About the local area
Azille is in the Aude Department of the Languedoc-Roussillon region, famous for its food, wine and architecture.
It is an easy drive from Azille to the historic and famous walled town and castle of Carcassonne.
The Cathar trail (Les Pays Cathare) runs through Aude and there are many historic remains and reminders of the Cathars and the Albigensian Crusade throughout, including the 4 spectacular ruined Chateaux at Lastours.
There are also many regular produce markets, antiques and bric-a-brac markets all within an easy drive of Azille.
There are also golf courses in Narbonne and near Beziers and Carcassonne; or hiking opportunities in the Montagne Noir.
There are a number of local markets in the surrounding villages throughout the week where you can experience the true feel of french life, with the many artisan butchers, bakers, cheese makers, fruit and vegetable growers all bringing their wares to sell at the typical french markets
Azille is located just a few kilometres from the famous Canal du Midi, where you can hire a day boat, or just be taken on a cruise up the canal to experience the locks. There is also the beautiful Lac Jouarres at Homps, which is a large man made lake with lots of grass banks surrounding which makes a great place to take a picnic while the children enjoy the delights of the facilities at the lake.
