Maison Oleander has 4 very good sized bedrooms and 3 bathrooms, and sleeps up to 8 people. Large private swimming pool surrounded by sun terraces and decking area. There is space at the front of the house for parking 2-3 cars and at the back there is a pool surrounded by sun loungers. No matter what the time of day, there is always shade from the high summer sun somewhere in the garden.
FACILITIES
Living/Kitchen/Dining area A lovely double glass door leads in from the main courtyard and sun terrace at the front of the property directly into the kitchen.
Kitchen - is well equipped and modern with a central island and breakfast bar an bar stools. A wood burning stove for those cooler autumn bookings. Gas range cooker, microwave, dishwasher, fridge and ample worktop surfaces. From the kitchen to the right, a door leads into the dining room.
Dining room - A lovely light bright and airy room overlooking the front courtyard. Ideal room for cooler days, if you don't want to eat outside. The room also has a large comfy sofa, TV and a library of books that guests are welcome to read, and a large dining table and seating for up to 8 people.
Leading from the left side of the kitchen a further door leads to an inner hallway with access to
Utility Room - In here you will find a large freezer, washing machine and a table football game.
Family Bathroom A large bathroom with double ended roll top bath, wash hand basin and toilet.
Stairs from kitchen lead to first floor, but half way up the stairs, a door goes off to the left, and leads in the living room.
Living room area - A wonderfully bright modern room with a comfy sofas providing seating for 8 people, TV with international channels, DVD and a selection of films. a woodburning stove, and double doors leading out on to the terrace area, rear garden and pool.
Reaching the top of the stairs on the first floor, opens out into a Hall and landing giving access via a door to the rear terrace, BBQ courtyard, garden and swimming pool area.
Bedroom 1 - Master bedroom. Large room with a king size bed and bedroom furnishings overlooking the front courtyard and garden.
Bedroom 2 - Twin bedroom with 2 full size single beds and bedroom furniture.
Bathroom 2 - Large shower room, with shower cubicle, wash hand basin and toilet.
Stairs to 2nd floor
Bedroom 3 - Another large twin room overlooking the front garden, with 2 full size single beds and bedroom furniture.
Bedroom 4 - A delightful large room with a king size bed and bedroom furniture.
Bathroom 3 - A separate shower room serving both the two bedrooms on this floor. With a large shower, wash hand basin and toilet.
Outside - The house is accessed via large double gates offering plenty of parking on the gravelled courtyard which is surrounded by high stone walls and plenty of flowering shrubs. The house is set well back in the gardens and has a lovely sunny terrace for the morning coffee and croissants sitting under a vine covered pergola.
To the rear of the house there are 3 separate terrace areas. One immediately outside the living room, one accessed from the hall area on the first floor, where there is further outside sitting and dining areas, and a gate leading onto the further terraced area surrounding the swimming pool.
Swimming Pool - A lovely large 8m x 4m pool with walk in steps in one corner, with a shallow and deep end. Surrounded by sun terraces with ample space for sun loungers. This area gives a high level of privacy given that the house is in a village.
CONDITIONS
DAMAGE DEPOSIT The owners require a security damage deposit of £400 or 400 euro. This will be requested by JDV 1 week before your arrival. This will be done by authorisation to a credit or debit card, and voided 3 days after your departure, less any replacement costs of any breakages, damage or excessive cleaning required.
BED LINEN & TOWELS - All bed linen and towels for use in the house are provided and included in the cost of your holiday. Pool towels are also provided.
GAS, WATER AND ELECTRIC - All included in rental cost.
HEATING Included in the rental cost
CLEANING - End of Stay clean is included in your rental cost
TOURIST TAX - Taxe de Sejour is obligatory in France. This taxe is currently at a rate of 77 cents per night per adult over 18 years of age. The amount will be calcuated and added to your balance and requested with your holiday balance payment.
CHANGE OVER DAY Normally a Saturday, but contact us to find out if another day is possible. Arrival time is 4.00pm to 6.00pm, or by special agreement with the owner if it is outside of these times, and on day of departure the time is 10.00am
PETS Sorry pets are not permitted.
SMOKING There is no smoking permitted inside this property

LOCAL INFORMATION
Paraza is a popular canal side village with a very good restaurant, located on the banks of the canal, and just opposite the villa, as well as a lively little boulangerie and small grocery shop. A larger supermarket is located just a 10 minute drive from the village.
The Languedoc area has so much to offer, it will be difficult to fit it all in.
The Mediterranean beaches are just a short drive away (20 minutes)
Carcassonne Cite - the famous medieval city with its fortified walls is a must and only a 30 minute drive
Narbonne - a very vibrant town with the canal du robin running right through the centre of the town, and the new pedestrianised town centre with its huge choice of side walk cafes, bars and restaurants is only a 25 minute drive.
Other activities available are : Cycling - Mellow Vello cycle hire is in the village and cycles can be delivered to your door and collected again when you are finished with them
