Property Description

This spacious 6 bedroom villa, sleeping up to 13 people comfortably, is superbly equipped and furnished throughout, surrounded by large gardens with a lovely heated pool, floodlit boules pitch, swings and barbecue. The property is well situated on a quiet road, only 10 mins walk to Montagnac centre, which has several food shops and a couple of restaurants. The villa is approached through electric gates and is both secure and private. It has a long drive and large parking area. This huge villa, with tiled floors and many original paintings (the owner is an artist), is a real home from home, a great place to relax with family and friends.

FACILITIES

Open plan living area:. This spacious L-shaped area is decorated with many personal effects and original paintings. There are 3 comfortable sofas and a coffee table arranged around the fireplace, a dining table, a french dresser, large flat screen television, video, DVD, stereo and wifi connection.

Garden room. This huge room which overlooks the pool, has a tiled table and 14 wicker chairs, a chimney with a barbecue, big comfortable cane sofa and chairs and sliding doors all round.

Kitchen. The beautiful oak fitted kitchen has a gas range cooker with hood, dishwasher, microwave, coffee machine, toaster, larder fridge and plenty of cooking equipment.

Laundry. The laundry houses a washing machine, sink, large fridge/freezer, hoover, iron and ironing board and a large cupboard containing cleaning materials.

A hallway takes you to the 2 downstairs bedrooms.

Bedroom 1 with en-suite. This large double bedroom overlooks the pool, it has a king sized bed, bedside tables, 2 chairs and chest of drawers, plus a fitted wardrobe. The brightly tiled en-suite bathroom has a huge walk-in shower, lavatory, wash basin, mirror and cupboard.

Bedroom 2. This bedroom has 2 single beds, bedside tables, 2 chairs and chest of drawers in pine. The wardrobe is in the hallway outside.

Downstairs toilet. Next to bedroom 2, tiled downstairs toilet with basin.

Stairs lead to the first floor landing and 4 further bedrooms. Bedroom 3. This spacious bedroom has a king size bed, rocking chair, dressing table, blanket chest, bedside tables and large wardrobe all in pine.

Bedroom 4 ( 3 bears room). This room has 3 single beds, bedside tables, dressing table, chair and wardrobe. Bathroom. Tiled in white and yellow, this room has a corner bath with hand shower, toilet and basin with vanity unit, and heated towel rail and wicker chair.

Shower room. Next to the bathroom is a walk in power shower room.

Covered balcony. A small room with picture window overlooking garden.

Bedroom 5 with en-suite. King sized bed, bedside tables, dressing table, chair and carved French wardrobe. The bedroom is accessed through it's large en-suite, which is set in the eaves and has a feature pedestal bath, toilet, huge basin and mirror, chair and heated towel rail.

Bedroom 6. This room has twin beds, dressing table, wardrobe and bedside table. It also has a door to bedroom 5 as well as the door from the landing.

Pool and shower room. Steps from the garden room take you to the pool. A 10 x 5 m pool and quite deep throughout, it is equipped with a pool alarm system and has a roll on pool cover. There is a heating system for the pool, which is turned on in May, early June and September. A paved terrace surrounds the pool with 10 sun loungers and parasols.

Adjoining the pool is a storeroom with many outdoor games and toys, leading to a shower room with shower, lavatory and basin.

Garden. There is a floodlit boules pitch, swings, table tennis, beautiful outdoor table for 14 and brick built barbecue in the tree filled gardens. The automatic watering system comes on every evening to keep the lawns and flowers thriving.

CONDITIONS

Damage Deposit £500 - The owners require a security deposit to be in place prior to your arrival. This will be requested by JDV, approximately 3 weeks before your arrival date. We do this by means of placing an authorisation on your chosen debit or credit card. No funds will be taken from the card unless in the unlikely event of damage or excessive cleaning required following your departure.

Bed Linen and Towels - All bed linen and towels are provided and are included in the cost of your holiday rental. If you are staying for 2 weeks, clean linen will be left for you for your 2nd week. Pool towels are available for hire at a cost of £4.00 each.

Gas, water and Electric - Are all included in the cost of your holiday rental.

Heating - Is included in the cost of your holiday rental.

Cleaning – Your end of Stay clean is included in the cost of your holiday rental.

Tourist Tax – In France it is obligatory to pay a tourist tax at the end of your holiday, however, this is included in the cost of your holiday rental.

Changeover Day – Saturday in Peak Season. This may be flexible outside of the peak times, please enquire.

Pets – Sorry, pets are not permitted at this property.

Smoking - For the comfort of other guests, smoking is strictly prohibited inside the property.

Please note there are 2 babies cots available for additional young children, if required.

About the local area

LOCAL AREA INFORMATION

In the summer months, sleepy Montagnac wakes up a little and from the Bastille day celebrations on the 14th July, a torchlight procession, fireworks and a band there is entertainment every Saturday in the square. On Tuesday nights during the summer there is a Nocturne, evening markets book a table at Le Progres and eat in the square while watching the world go by.

Montagnac is well placed, only 15 minutes drive to the port of Meeze and Marseillan, where you can eat on the waterfront. 15 minutes to amazing roman Pezenas, packed full of craft stalls, antique shops and restaurants. 20 mins to Cleremont-Herault where they have the best market on Wednesday mornings and lots of great restaurants for lunch afterwards. There are many wine Domaines in the area and a very pleasant afternoon can be spent wine tasting and buying. There are plenty of beautiful beaches if you want a change from the pool. The many rivers offer great kayaking for the adventurous among you and there is a good selection of Golf courses. You can also hire boats for the day from Agde and take the kids water skiing or hire a boat on the canal du midi at Beziers. There are beautiful walks through the vineyards on the other side of Montagnac on the Garrigue and you can hire bikes from various local places. So if you can drag yourself away from the pool, there is plenty to do.

Shopping

Montagnac has three good bakeries, the best is Le Fournil put an order in for your daily croissants, there is also a Spar supermarket, greengrocers, fish shop, butchers and a deli. On Friday mornings there is a small market in the square selling mainly food. For a bigger supermarket go to Pezenas or Meze, this a great thing to do when you get too hot.

There are also lots of galleries, boutiques and craft stalls in the side roads in Pézenas, great for an early evening wander. There are lots of great markets to visit in the area, Pezenas is a Sunday morning, Meze is a Sunday and Clermont-Herault is a Wednesday. These are the best, but get there early to get a good parking spot.

Restaurants

There are dozens of good restaurants to choose from. A short drive to the Domaine Paul Mas just outside Montagnac will reward you with excellent wines to taste and buy and a lovely new restaurant which is worth going to for a treat.

In Montagnac you can eat at the square at Le Progres or Brasserie de Sport during July and August, the set menus are very good value.

Day Trips Everyone loves going to Carcassonne, the best preserved medieval castle in Europe, as seen in Robin Hood , Prince of Thieves (1.30 hrs drive). Inside the ramparts are many gift shops and restaurants. You can do a full tour on foot or in a horse drawn carriage. Children love the steam roundabout.

If you are interested in Roman architecture, there is a very well preserved amphitheatre in Nîmes. They filmed Gladiator there, now they hold concerts there, but it is open for visits. Not far away is the Pont du Gard, an aqueduct which you can walk across, this is spectacular too.

Just down the road on the way to Mèze is the Parc de Dinosaurs. They discovered a large nest of dinosaur eggs here. Ideal for children, this is a shady walk through the trees with real dinosaur exhibits.

Children and teens love the Aqua Park at Cap d’Agde, full of huge and scary water slides. There is an area for small children too. Remember to wear lots of sunscreen as there is no shelter. Opens 10am-7pm. About 45mins drive but the traffic is bad at rush hour (5-6pm).

There is also a Go-Karting track just before Agde.

If you fancy canoeing, there are plenty of rivers in the mountains where you can hire canoes. Roquebrun is about 40 mins drive. There are a variety of different trips available, with varying amounts of rapids. Wear sturdy shoes, they provide lifejackets. Not for the faint hearted or non-swimmers, nor for children under 6.

If you prefer something beautiful, visit one of the mountain grottos. The Grotte de Clamouse is up near the Pont de Diable. It offers a fantastic son et lumière display of stalagmites and stalactites inside the mountain. Wear trainers and a sweat shirt as it’s cold and slippery in there.

We had a brilliant holiday in this lovely villa. We were 3 generations and everyone of us had a great time. The pool is superb and the garden beautifully shaded. The villa is very well equipped and has a huge amount of space. The local people are very friendly and the surrounding towns and villages beautiful. We were surprised to find beaches and ports so close and there were lots of things to do.
