Arriving at the Villa you approach along a very quiet country lane leading to the house and the vineyards beyond.

Kitchen - well fitted with lovely wood units and tiled work surfaces. Oven, hob, microwave, fridge, separate freezer located in the store room, dishwasher. Double doors out onto rear terrace.

Living/Dining room - an open plan room with Living area - 2 large comfy sofas, occasional tables, coffee table, lamps, and 2 sets of double doors, one leading onto the rear terrace and one onto the side terrace, TV with English and French channels. Air conditioning
Dining area - A lovely large pine table and seating for up to 8 people. A fabulous feature arched window giving lots of light to this delightful room
2nd Staircase - This leads to Bedroom 3 - another large room with a kingsize bed, air conditioning and a door to the ensuite shower room.
Bathroom 1 - Ensuite to Twin bedroom (ground floor), with a shower cubicle, toilet and wash basin.
Bathroom 2 - Ensuite to Master Bedroom. This will be a newly fitted room for the 2018 season. A full bath, shower cubicle, toilet and wash basin.
Bathroom 3 - Ensuite to bedroom 3. This was newly fitted in 2017, with a shower cubicle, toilet and wash basin.
Outside - The outside space at this villa is huge. With a large parking area to the front of the property with parking for up to 3 cars, and a secure gate.
The garden is on 3 sides with lawned areas all around the house, lovely stone walls and a separate boules area for those who love the game. At the rear of the property there is 3 different areas of terrace 2 of which are covered and 1 open. One covered area has lovely outdoor sofas, chairs and coffee table, a further covered terrace area with the outside dining table and seating for up to 8 people and a 3rd terrace uncovered where you could use your sun loungers. However, there are very large terrace on all sides of the pool, where the sun loungers can also be placed if you prefer to be closer to the pool.
There are 2 further patio areas one to each side of the house giving further areas for sitting and having your morning coffee or a glass of wine in the evening sun.
The swimming pool is a large private pool with a roman end and steps leading directly into the water. The pool complies with all security laws in France and is protected by both a fence and gate as well as a security cover.
TV - English and French channels.
WIFI - excellent WIFI signal and is free for your use with all your phones, tablets and iPads.
Gas, electric and Water - are all included in the rental cost.
Bed Linen and Towels - are all provided and are included in the rental cost
Taxe de Sejour - In France it is necessary to pay a taxed de sejour at the end of your holiday, however, this has been added to your rental cost.
End of stay clean - is included in the cost of your rental
Changeover day- this is usually Saturday, but can be changed by prior arrangement
Pets - sorry no pets are allowed at this property.
Smoking is not permitted in the house, only outside the property.
Damage Deposit - The owners do request a Security Damage Deposit to be paid, (£150.00) which JDV will request 2 weeks prior to your arrival.
About the local area
Paraza is a popular canal side village with a very good restaurant, located on the banks of the canal, and just opposite the villa, as well as a lively little boulangerie and small grocery shop. A larger supermarket is located just a 10 minute drive from the village.
The Languedoc area has so much to offer, it will be difficult to fit it all in.
The Mediterranean beaches are just a short drive away (20 minutes)
Carcassonne Cite - the famous medieval city with its fortified walls is a must and only a 30 minute drive
Narbonne - a very vibrant town with the canal du robin running right through the centre of the town, and the new pedestrianised town centre with its huge choice of side walk cafes, bars and restaurants is only a 25 minute drive.
Other activities available are : Cycling - Mellow Vello cycle hire is in the village and cycles can be delivered to your door and collected again when you are finished with them
