Maison d'Alaric is a wonderful property full of character and is presented to a very high standard

Located just of the market square of this bustling village, means you can be part of the french village life without having to get the car out.

There are 6 very large double bedrooms, 3 of which have ensuite bathrooms or shower rooms. A separate family bathroom, and generous living space

The house is approximately 500m2 and the private garden is around 300m2. Private pool measuring 10m x 4m is fully fenced by security fencing with a gate.

Property Features

Hall way - A large dramatic hallway with mosaic tiled floor. Large stone archways leading through to the open plan living areas. Large antique mirror and modern console table.

Guest Toilet - A separate guest toilet is located off the main hallway

Ground floor rooms - Pool Room/Libarary - is located on the ground floor, with a full size pool table, and shelves full of books. There is a raised balcony floor leading up to the Relaxing Area overlooking the garden .

Living area - Over 120m2 of open plan contemporary style living area is a delightful place to sit and relax. The main living room has a beautiful vaulted arched brick ceiling (a very unusual feature), French doors leading out on to a sunny terrace. Comfortable sofa and armchair seating with a chaise longue. A mix of antique and modern furnishings compliment this huge room.

Dining Area - which is open plan from the living room and kitchen. There is a large formal dining table and seating for 12 people.

Kitchen - Bespoke fitted kitchen with units of Canadian Maple and wood and stone worktops. Double range style cooker with a gas hob, dishwasher, American style fridge/freezer. High ceilings and a central island unit.

From the main hallway there is a large sweeping staircase leading to the first floor.

First floor - 4 bedrooms family bathroom, separate toilet, laundry room.

Master suite - Air Conditioned, Double room with a king size bed, wood floor and full length glazed doors leading out on to a decked first floor terrace which links to a first floor full width balcony. A lovely mix of antique and vintage styling in this room, with steps leading down to an ensuite full bathroom

Bedroom 2 (front of the house), North facing, overlooking the main square, so cooler for the summer months. This bedroom has a large king size bed, high ceilings, 2 large windows and a small juliet balcony. Restored tiled floor, and opening into an ensuite shower room

Bedroom 3 - (rear of the house) - Air conditioned. A king size bed, high ceilings and french doors leading out onto the full length balcony and further access onto the decked first floor terrace. Built in wardrobe and again a mixture of antique and modern furnishings.with an opening into ensuite shower room.

Bedroom 4 - (front of the house) - Another bedroom that remains cool in the summer. 2 large windows, a small juliet balcony, King size bed, tiled floor, high ceilings, and window overlooking the main square. Decorative mouldings and a blend of antique and modern furnishings. Built in wardrobe available just outside the room.

Family Bathroom - A newly converted, very modern, large family bathroom. With a full size bath, separate fully tiled shower cubicle, free standing twin wash hand basins, toilet and a free standing ladder towel rail

Ensuite bathroom to Master suite - Steps leading down from master bedroom, into a full bathroom with wooden floor, sunken bath, walk in shower, toilet and twin hand basins.

Ensuite shower room to Bedroom 2 - with a fully tiled shower cubicle, sink and mirror over.

Ensuite to Bedroom 3 - Fully tiled shower cubicle, free standing wood washstand with mirror and light above, toilet.

Gym - large attic room currently used as a gym, with a selection of exercise equipment available for the use of guests, including a bench press, rowing machine and power form bike.


A wonderful large terrace with arched wrought iron shade above. Dining table and chairs.

A further second terrace with more outside dining space with table and chairs and a table tennis table.

The terraces open out into the lawned garden area with mature palm tree, olive tree and other established specimen planting and shrubs.

Secured fence and gate to the private pool.

Swimming pool - 10m x 4m with raised shallow end for sitting in or just paddling. This area is approximately 2m so the remainder of the swimming area is approximately 8m in length. Fully enclosed and secure with plenty of decked terrace surrounding the pool for all your sun loungers.

TV - English TV available.

WIFI - Free WIFI available for use with your own laptops, iPads and phones.

Gas, Electricity and Water - are included in your holiday rental cost.

End of Stay Cleaning - The end of stay clean is included in your holiday cost.

Bed Linen and House Towels - are all provided and included in your holiday rental cost. However, guests are required to supply their own pool/beach towels.

Tax de Sejour - It is necessary in France at the end of your holiday to pay a Taxe de Sejour, however, this has been included in cost of your rental.

Change over day - Saturday in Peak season.

Pets - Sorry not allowed in this property.

Smoking is not permitted in this house, but is allowed in the garden area, providing you use ashtrays

Damage deposit - The owners require a £500 damage deposit, which will be collected by JDV, 3 weeks before your arrival. This is done by means of an authorisation on your debit or credit card

About the local area

Capestang is a very well known local village, located on the canal du midi. Just a 20 minute drive from Narbonne and Beziers and only 10 minute drive from other local villages located along the canal du midi.

Capestang is a vibrant bustling village during the summer months, and has plenty of amenities on hand. Good selection of bars, cafes, restaurants all within a few metres of the house, and two large supermarkets located just on the outskirts of the village. A great boulangerie/patisserie is also on hand where outstanding quality products are available. A twice weekly typical french market is held opposite the house on the market square.

Other markets within the area are held at Narbonne, Beziers, St Chinian and of course the famous market at Pezenas is only a 30 minute drive away.

The village also has tennis courts, canoe hire, electric boat hire and bike hire.
