As you approach the villa through the front gates you are greeted by a lovely glass fronted room used as a 2nd dining room, as this is the cooler side of the house, giving you the option of dining in a cool space if you don't want to eat outside on the terrace.
The main entrance hall gives access to all living and bedroom spaces.

Living Room - with ample seating on a large L-shaped sofa, additional seating in chairs and bean bag seats. There is a lovely feature woodburning stove in the corner, whilst large glass double doors lead out onto the terrace and pool area.
The living room is open to the Kitchen - a very modern contemporary style kitchen with a large central island and seating on bar stools for 6. The kitchen is fully fitted with everything you need. Range style oven, induction hob, microwave, 2 fridges, dishwasher and lovely granite work surfaces.
The kitchen also opens onto the additional dining area with table and chairs with seating for 4.
From the kitchen there is a glass door opening out onto the terrace. Steps lead down onto the covered part of the terrace where there is a further dining area with table and chairs for 6.
The terrace is a very large area covering the whole of the rear garden behind the house and centrally located in the terrace is the private swimming pool. Pool - measuring approximately 8m x 3m and is 1.5m deep with steps leading down from one end.
Moving back inside into the main entrance hall again we have a door leading to Separate toilet - modern and luxury in design to match all other bathrooms and shower rooms, with a toilet and wash hand basin. About the local area
The villa is located on the edge of the historic village of Puisserguier with its castle that dates back to around 1083 and is referenced in the history of the crusades against the Cathars by the army of Simon de Montford.
The Languedoc offers some of the most interesting and diverse delights available in the South of France.
As well as a vast array of Castles, Chateaux and historic sites of interest, there is of course the famous canal du midi, running throughout our region. For those of you interested in wine and food, we offer some of the finest wine domaines in France outside of Bordeaux and some excellent restaurants.
The village of Puisserguier has lots to offer of its own. A good selection of local shops, including a butcher, boulangerie, chemist, 2 well stocked supermarkets, a wine co-operative, and olive oil co-operative, bars, restaurants and a pizzieria, all within a 5 minute walk of the villa. A little further afield is the lovely canal side village of Capestang with its historic church, Colombiers has an oppidum Enserune and the Malpas tunnel. Several other local villages and towns have sights not to be missed, including Beziers with the famous 9 Locks, Carcassonne with its fortified castle, Narbonne for its great indoor french market, and of course not forgetting the wonderful mile upon mile of Mediterranean beaches.
