Gite Fleuri is just 5 minutes walk from the attractive, medieval village of Caunes-Minervois ideal for your bread and croissants, a coffee or cold drink or a little day-to-day shopping.
The gite is set in sunny, south-facing grounds of over 2 acres leading down to a small river and part of which is a small plant nursery and the remainder a garden.
It forms part of a larger property dating back to the 19th century which is the home of the owners.
From the garden, the property is accessed by an external staircase and comprises an open-plan, fully equipped kitchen/dining room, a small sitting room, two bedrooms, a bathroom and an additional WC.
Outside it has a private sunny balcony, and its own private area of the large garden with a table, chairs and BBQ for alfresco eating.
There is an attractive, secured, swimming pool normally open from late May until early October. This is shared with the owners only.
In all, this lovely gite is simply a wonderful place to relax as well as being an excellent base from which to explore the stunning Languedoc.
Dining room/Kitchen: The gite is accessed from the garden by a staircase leading to its private, sunny, secluded balcony. A door from the balcony leads into a welcoming dining room/ktichen. The kitchen is well equipped for cooking with an electric cooker, fridge/freezer, dishwasher, microwave, electric kettle and a coffee-maker. The kitchen table seats 4 in comfort. There is a washing machine for your use in an exterior laundry room.
Living Room: Just adjacent to the dining kitchen is a small, pleasant sitting room where you'll find a TV receiving UK free-sat channels, a DVD player, a CD/radio and books about the local area and a selection of holiday reads. It has a sofa and an armchair and you can access the internet here via WiFi and your own laptop.
Bedrooms: On the second level are two bedrooms; one with a double bed, the other with twin beds. There is ample storage and hanging.
Bathroom: This is on the same floor as the dining kitchen and the sitting room and has a newly installed walk in shower with a shower/mixer tap, a washbasin and a WC. There's a further WC and washroom on the same level as the two bedrooms.
Extras to lighten your load: A hairdryer and beach towels are provided for you to help with your luggage allowance.
Outside: At the top of the staircase from the garden you have a sunny and secluded balcony overlooking the garden, ideal for relaxing with a book and enjoying a cool drink. In the garden, you have your own private area with a barbecue, table and chairs for eating outside.
Sun-loungers are available near the pool and in the garden.
Parking for up to 2 cars is available on the verge of the quiet road outside the house.
Swimming Pool: There is a lovely swimming pool that's generally open from late May until early October. It is 11m x 5m (depth 1.1m - 1.8m) and is shared with the owners. The pool is fitted by a sliding safety cover which conforms to NF P.90-308 safety regulations.
Internet: You can access the internet here via WiFi and your own laptop or tablet.
Telephone: there is no telephone connection in the gite - sorry.
Baby Facilites: A cot and a high chair are available by prior request.
Heating in the cooler months: There is central heating on the ground floor of the house making it cosy for out of season stays as well as summer holidays. It is included in the rental price.
Gas, Electric and Water: are all included in the rental price.
End of stay cleaning: is included in the rental price.
Bed and Bathroom Linen: is included in the rental price, as are swimming towels in season..
Taxe de Sejour: In France, it is necessary to pay a 'Taxe de Sejour' at the end of your stay. It is payable here direct here at the guide price of 40 centimes per person over 13 years of age per night.
Damage Deposit: The owners request a damage deposit if 150 Euros or £150 on arrival. This will be refunded to you at the end of your stay less the replacement cost of any breakages or damage.
Change over Day: Saturday in High and Peak Season. There can be some flexibility in Low and Mid Season according to availability.
Long Weekends and Mini Breaks: Possible in Low and Mid Season according to availability - please enquire for prices. Longer term booking are often available in the winter months - please enquire.
Pets: Small pets may be possible subject to prior notification and agreement.

About the local area
Caunes-Minervois is just a 25 minute drive from Carcassonne. The village is in the foothills of the Montagne Noire. It has a fascinating network of medieval streets centred round the magnificent Benedictine Abbey founded in 790A.D. In summer a series of classical music concerts are held here.
The MInervois is one of France's largest wine-producing regions situated between Carcassonne and Narbonne - vineyards abound interspersed with wilder countryside, rocky outcrops and river valleys - producing stunning views as you walk or travel around.
As well as being a very attractive village, Caunes-Minervois is famous for its pink marble quarry, the marble from which has been used to grace the Paris Opera and Versailles.
The village has everyday facilities including a cafe-bar and restaurants, a post office,a small supermarket, a grocer's, a butcher's, a newspaper shop, a pharmacy, a cash point and a garage - all approximately 5-minutes walk away.
Activities: The area offers a wide variety of potential holiday acitivites. As well as the swimming pool at the gite, swimming and bathing are possible at a number of other locations.
The Mediterranean coast with its long, fine, sandy beaches is about an hour's drive away, and more locally there are a number of lakes and river swimming facilities such as the Lac de la Cavayere in Carcassonne, the Lac de Pradels in the Montagne Noire and the Lac du Jouarres at Homps.
It's a wonderful area with great scenery, fantastic for those keen on photography, and walking and cycling - several walks start in the village and are way-marked. There's also opportunities for climbing, caving, canoeing and horse-riding. Late spring and early summer is a time for enjoying the wonderful wild flowers and bird-watching.
Sightseeing: There are so many places to visit in this beautiful region, but your holiday here would not be complete without a visit to the Medieval city of Carcassonne with its 52 turrets and 2 rings of fortifications - Carcassonne has festivals in July and August and a wonderful firework display on 14th July (Bastille Day).
You can spend time walking or cycling along the Canal du Midi, or perhaps even take a boat trip. The Abbeys of Caunes, Lagrasse and Fontfroide are all within easy reach. A day trip to visit some of the Cathar Castles is a great possibility and the lovely city of Narbonne and the Mediterranean coast can be reached by car in under 60 minutes.
For children: There's the caves at Limousis and the giant caves of Cabrespine. Near the coast at Sigean adults and children alike can spend an enjoyable day at the African Nature Reserve where over 3,000 different species of animals can be seen and photographed in close-to-nature surroundings.
Markets: The markets around here are colourful and full of fresh, local, seasonal produce. There are markets in Caunes-Minervois on a Tuesday, Thursday and Saturday mornings. Carcassonne has a big market on a Saturday, and also on a Tuesday and Thursday. Other great markets to visit are at Rieux-Minervois, Olonzac, Lezignan Corbieres, St. Pons and Mirepoix.
Restaurants: as well as the ones in Caunes, we can recommend more in Carcassonne, Homps, Olonzac and other surounding villages.
Supermarkets: as well as the one in Caunes, there's a Spar supermarket in Rieux-Minervois (10 minutes) and further, much larger supermarkets can be found on the outskirts of Carcassonne.
