Property Description

A fantastic, contemporary, first floor 2-bedroom loft-apartment in the centre of Nice, close to the old town, shops and beaches. The glass ceiling slides open to the sky!

The apartment is approximately 240 square metres and comprises a huge open-plan living/dining room, stylish well-equipped kitchen, two bedrooms, two bathrooms, cosy “Moroccan-style” cinema room, utility room and secure parking. The apartment also has an indoor garden under the sliding glass roof and is fully air-conditioned.  

It’s in a fantastic location in the centre of Nice, just off the newly opened ‘Promenade du Paillon’ and Place Massena, and has easy access to public transport and the beach. The bus stop at the end of the road takes you direct to the airport!

It has a maximum occupancy of 6 people and would be perfect for a family or group of friends holidaying together.

Property Features

Living room: is a huge open space! The lounge area is at one end with a large L-shaped sofa for up to 6 people (converts to sofa bed for two) and a piano. There is also a dining table & chairs for 6 people next to the open-plan kitchen.  At the other end there is an “indoor garden” with seating and plants, placed under the electrically-operated glass roof which slides open to get the sun, and the sky & stars at night!

Kitchen: is very stylish in white, with stainless steel appliances. There is an electric hob, oven, microwave, American style fridge-freezer with ice machine, dishwasher, toaster and coffee machine. The kitchen is extremely well-equipped with good crockery and cooking utensils.

Utility room: is off the entrance hallway and has a washing machine, dryer, sink, iron and ironing board.

Bedrooms: there is a double bedroom, which can be separated from the living room by a huge curtain. It has an en-suite bathroom and doorway through to the hall. The second bedroom is at the rear of the property overlooking a quiet courtyard and has twin beds. There is additional sleeping for two people on the sofa bed in the living room, or on the sofas in the cinema room which are suitable for children.

Bathrooms: a very stylish bathroom is en-suite to the double bedroom, with over-bath shower, washbasin & WC. Also an independent shower room and separate WC opposite the twin bedroom.

Other rooms: there is a fantastic ‘Moroccan-style’ home cinema room with sofas and cushions all around, no windows and relaxing lighting. It has a screen which lowers electrically, onto which the TV channels (international) and DVDs can be projected! This room is also ideal for reading, entertaining and relaxing.

Outside:  there’s parking for 1 vehicle in the secured parking space underneath the apartment.

Swimming pool: not available here, but there is a municipal pool in the area and the sea is very close by.

Internet: Wi-Fi is available for your devices.

Baby facilities: are not available here so it would be necessary to take a travel cot. Or please ask regarding a local hire company.

Winter heating: is included in the rental cost. Each room has reversible warm air heating / air cooling units.

Gas, electric, & water: are all included in the rental cost.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 70 Euros and is paid directly to the owner.

Bed & bathroom linen: is included in the rental cost.

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Damage deposit: the owner requests a damage deposit of 700 Euros on arrival. Alternatively it’s possible here to make this in advance with JDV by way of a credit card guarantee. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: is normally a Saturday but the owners may be flexible upon request.

Long weekend stays: are not possible at this property – sorry.

Pets: are not permitted at this property - sorry.

Smoking: is not permitted inside this property – sorry.

About the local area

Local shops, restaurants and boulangeries can be found in abundance on your doorstep! There are also department stores, gift shops in the Old Town and supermarkets in close proximity.

Local markets are held in the “Cours Saleya” in Old Nice, approximately 300 metres away.

Sporting activities in the area are abundant– there is golf, tennis, fishing, water sports and the beach, riding and roller blading. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches can be found very close-by on The Promenade des Anglais, just 500 metres away.

The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

Getting around is very easy from here - you have the train terminal in Nice, coaches which take you to many destinations including the airport, and a local bus network to explore the coast, towns and villages. A car is not required here.

Sightseeing is endless; you have the Old Town of Nice, The Port of Nice, The Promenade des Anglais, the towns of Villefranche-sur-Mer and Beaulieu-sur-Mer, Cap Ferrat and its zoo, the perched village of Eze, the principality of Monaco and the Italian border town of Menton. It is also possible to cross over the border to experience a flavour of Italy!

Other entertainment includes shopping, casinos & nightlife, theatre, cinema, helicopter rides, boat trips, or just a good old day on the beach!
