With breathtaking views over Cap d'Antibes and the sea, this magnificent seven bedroom villa with private pool is located in an exclusive neighbourhood, in the hills between Cannes and Antibes.
Some 220 square metres in size, it’s set over 3 levels and comprises large living/dining room, modern American kitchen, seven bedrooms, six bathrooms, independent WC, large infinity pool, terraces, balconies & roof solarium, gardens and secure parking for up to five cars. Air-conditioning and electric window shutters in all bedrooms keep it nice and cool in summer.
Set on some 2500 m2 of terraced land, it’s in a quiet location on the hillside with breath-taking views over the town and port of Golfe Juan, and on a clear day to Nice and Cap Ferrat! Yet within a short drive of the entertainment and nightlife of Cannes and Antibes.
The villa has a maximum occupancy of 14 people (plus babies) and would be suitable for a large group of friends, or two to three families holidaying together.
Living room: on 100m2 ground floor, furnished with comfortable sofas set around coffee table & fireplace; corner lounge area with large television (Canal+) & DVD player. Huge windows give stunning views out over the pool and bay, electric shutters keep it cool.
Dining area: open to the living room with long table & ten chairs; more dining areas outside on the poolside terrace.
Kitchen: very well-equipped and overlooking the dining room with breakfast bar. Recently installed (2014) it has large stainless-steel gas cooker, microwave, dishwasher, American fridge/freezer with ice, coffee machine. Also there's 12m2 summer kitchen with American fridge, freezer and barbeque.
Utility: with washing machine, dryer, iron & board and storage.
Bedrooms: seven in total. On 100m2 first floor the master bedroom has double bed (2 single mattresses together) walk-in wardrobe, en-suite bathroom and fantastic views to the sea. The other three bedrooms each have two single beds (or double when placed together), en-suite shower rooms and views over hills or sea. On the garden level (accessed through basement or garden) two communicating bedrooms with single beds, sharing a bathroom. Outside in the 15m2 poolhouse a further bedroom with twin (or double) beds and en-suite shower room – ideal for those wanting separate quarters like teenagers, au pair. All bedrooms have air-conditioning units, safe deposit boxes and electric window shutters.
Bathrooms: six in total with seven WCs; master bedroom has ensuite bath, independent shower, WC and washbasin. The other first-floor bedrooms each have ensuite shower, washbasin and WC. The garden level shared between two rooms has over-bath shower, washbasin and WC. And the pool house has shower, washbasin and WC. Further independent WC on the ground floor.
Outside: driveway leads down to garage for one car, and parking for a further four. Gardens are private and terraced and planted with beautiful Mediterranean trees and plants. Numerous terraces – 150m2 with dining table along the front and side of the house, 50m2 with sun loungers around the pool, 15 m2 ‘Tropezienne’ lounge area overlooking pool, and 100m2 roof solarium with seating, sun loungers and amazing views! All very secure with gated entrance, video surveillance, good alarm system, outside lighting and electric window shutters.
Swimming pool: approximately 10x5 metres with sun loungers all around. Glazed safety-barrier for young children, and can be heated at certain times of year (both by prior request please).
Internet: Wi-Fi available for your devices.

Baby facilities: cot and high chair can be provided upon request.
Winter heating: at additional cost according to meters (please ask for details). This also villa has air-conditioning.
Gas, electric, water, pool heating (and wood): charged separately to encourage sensible use. This will be calculated according to meter readings at arrival and departure and invoiced at the end of your stay. The owner may ask for an advance deposit of 500 Euros depending on the length of stay. If you’ve requested the swimming pool be heated, an advance deposit of 250 Euros may also be requested, again calculated at the end of your stay.
End-of-stay cleaning: has been priced separately so if you are staying for more than 1 week you‘re not paying in duplicate. The cost here depends upon the number of hours required to put the villa back to the condition you found it (interior and exterior). So the nicer you leave it, the less it will cost! Per hour currently is 24 Euros midweek, 30 Euros on Saturday & 36 Euros on Sunday (average condition is about €500, less if better condition).
Bed & bathroom linen: in France towels and bed sheets are not usually included so please remember to take your own. Alternatively the owner can provide these at a cost of 30 Euros per person, per change -please order these at least 2 weeks before arrival. Pool towels included if you rent the linen (as an alternative a ‘Nordique’ system of bedding is possible with duvets & covers etc for 39 Euros per person - please ask for details).
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit of 3000 Euros, which can be made with JDV in advance by credit card guarantee. The owner may ask you to verify and sign an ‘Inventory’ which lists the contents of the villa and their condition. The deposit will be refunded at the end of your stay, less the replacement cost of any breakages.
Pets: permitted at this villa upon request only.
Smoking: is not permitted inside – sorry.
About the local area
Villa Fuschia is situated in the hills between the famous towns of Cannes & Antibes, where the shopping and entertainment is endless.
In addition to these towns, local shops, restaurants, boulangeries and a small supermarket can be found approximately 4 km away in the small coastal town of Golfe-Juan.
There are local markets held in Antibes.
There are many sporting activities in the area – golf, tennis, water sports, yachting and fishing to name just a few.
Places worth a visit nearby are the charming old-town of Antibes and its port, the hilltop village of Mougins with its art galleries and restaurants, the monastery on Les Iles de Lerins, and the designer shops on the Boulevard de la Croisette in Cannes!
The villa is within easy reach of Nice International Airport and all that the Cote d’Azur has to offer.
