Additionally, it is just 5-minute walk to local commercial center, which features variety of restaurants, cafes, Casino supermarket, banks, and more. Nearby, you'll find various theme parks such as Antibesland, Marineland, Aquaplash, and Kid's Island, which are approximately 5-minute drive or 10 minutes by bus. Adventure park in Villeneuve Loubet, including attractions like Bois des Lutins, Pitchoun Forest, Labyfolies, and Canyon Forest, is approximately 10 km away. Don't miss opportunity to visit famous glassmakers in Biot, which are just short drive away. Additionally, you can enjoy beautiful and easily accessible river walks along the river Brague.

Dining room: Dining area is situated within living/dining area and features large table that can accommodate more than 8 people, along with chairs for 6 people. Spiral steps lead to lower ground floor, where spacious glass door opens onto terrace and garden. There is air conditioning for added comfort.

Kitchen: modern and sleek kitchen, featuring white units, is well equipped with high-quality appliances including oven, induction hob, microwave, dishwasher, large separate fridge, separate freezer, coffee machine (Nespresso), toaster, and kettle. Glass door opens up to garden terrace, seamlessly connecting indoor and outdoor spaces. Terrace serves as inviting outdoor dining area, perfect for enjoying meals in beautiful and peaceful surroundings.

Bedrooms: three in total, two bedrooms on raised ground floor and one on lower ground floor. Principal bedroom, located on raised ground floor, offers tranquil setting facing garden. It features large 180cm wide bed, two night cabinets, built-in wardrobe, chest of drawers, smart TV, armchair and double doors that open onto garden terrace. On same floor, there is second spacious bedroom with double bed 140cm wide, built-in wardrobe with ample storage and two side night tables. On lower ground floor, there is spacious bedroom with en-suite shower room equipped with double bed measuring 140cm wide, chest of drawers and free-standing storage cabinet. All rooms are naturally cooler with help of shutters and electric fans ensuring comfortable atmosphere.

Bathrooms: villa offers one separate bathroom, one separate W/C and en-suite shower room. On raised ground floor, principal separate bathroom features bath tub, shower, double washbasin, storage cabinet, large mirror and hairdryer. This bathroom is shared with two bedrooms on raised ground floor. Additionally, there is stylish independent W/C next to bathroom. Lower ground floor bedroom has its own stylish en-suite bathroom, which includes spacious shower cubicle, washbasin, W/C and storage cabinet.

Other rooms: On lower ground floor landing, there is separate area that offers convenient amenities such as washing machine, dryer, iron and ironing board. Additionally, there are bookshelves stocked with selection of books, providing opportunity for leisurely reading and relaxation.

Outside: Sunny L-shape garden spans across 500 sq m, inviting you to immerse yourself in its beauty, while the expansive wooden decking terrace spanning 100 sq m provides ample space for you to unwind and soak up sunshine. Garden features private Jacuzzi, accompanied by elegant barbecue area and large sunbathing terrace with two sun loungers. Between barbecue area and Jacuzzi, there is seating space complete with high table and four bar chairs. This arrangement ensures ultimate pleasure as you indulge in refreshing dip in Jacuzzi and allowing you to enjoy your barbecue meals. End-of-stay cleaning: priced separately so if staying for more than 1 week you’re not paying in duplicate. It’s 210 Euros and collected upon reservation.

Taxe de Séjour: usually necessary to pay in France (tourist tax), is calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.

Damage deposit: 1300 Euros to make it in advance with JDV by way of credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

Change over day: normally Saturday, however the owners may be flexible.

Long weekend stays: not possible here – sorry.

Pets: upon request.

Smoking: only outside.

Supplementary services: Generally no, but possible to arrange extra cleaning for long stay.

Environmental features: Recycling facilities with the yellow top bin.

About the local area


Located in quiet residential area, this charming family villa is centrally located between beautiful historic village of Biot, several golf courses, theme parks and Mediterranean Sea where you have opportunity to enjoy all amenities of Côte d 'Azur. Villa is located within 25-30 minute walking distance from Biot with selection of various restaurants, bars, cafes and shops and 5 minute walk to local commercial centre with variety of restaurants, cafes, Casino supermarket, banks, and more.

Biot Provençal market takes place regularly on Tuesdays. Excellent Valbonne Provençal Market (farmers market) with great selection of food, jewellery, clothes, household goods and food is every Friday morning. Marché Provençal in Antibes is a covered street and food market which takes place every morning.

Plenty of sporting activities around – Le Provençal Golf Club is few minutes’ drive from villa. Various sports facilities such as Biot tennis club & many other activities in village of Biot and surrounding areas. Mouratoglou Tennis resort is 5 km away (10 minute drive). You can enjoy all water sports at nearby beaches of Côte d’Azur. In addition, you can go to Stade Nautique in Antibes for public swimming pool. You are also within mountains and foothills of Alpes Maritimes region which make walking and cycling very popular.

Beaches can be found in area of Biot, La Siesta and Plage Les Groules which are 10 minutes by car. They're lovely beaches along coast towards Nice or Cannes, ideal for day by sea either picnicking or enjoying one of many cafes and restaurants with sun loungers. For sportier, there's great Nautical Base at Mandelieu-la-Napoule and Ponteil and Salis beaches in Antibes offering windsurfer’s, hobbiecats and kayaks etc.

Ski station of Greolieres-les-Neiges is around 55km away which makes for great day out on slopes; or for higher skiing Valberg, Isola 2000 and Auron are about 2 hour’s drive. All of the ski stations are also ideal for refreshing walking and cycling during hot summer months.

Getting around by car is recommended, however there is local bus stop just 5 minutes from villa, which offers good bus connection between Sophia Antipolis and Nice, stopping at Nice-Cote d’Azur airport. Biot and Antibes train stations are 10-15 minute drive away or accessible by bus. It also has convenient access to A8 autoroute making it easy to get to popular coastal towns of Nice, Antibes, Cannes and Monaco.

Sightseeing is abundant here; you’re ideally placed to tour the mountains of Alpes Maritime region. Close by, historic village of Biot has plenty of restaurants and shops selling unique crafts and art. Famous glassmakers in Biot are short walk away. There are various theme parks including Antibesland, Marineland, Aquaplash, Kid’s Island which are 10 minutes’ drive or 10 minutes by bus. Adventure park in Villeneuve Loubet with Bois des Lutins, Pitchoun Forest, Labyfolies and Canyon Forest are approximately 10 km away. Beautiful and accessible river walks along the river Brague.
