Property Description
This lovely 2-bedroom bourgeois-style apartment, located in a typically old Nicoise building, is in a great location with fantastic views over the Port and Chateau of Nice. From here you can enjoy the many cafes, shops and restaurants of the port and old town, or just sit and watch the world go by from your balcony!
Approximately 88 sq metres in size, and totally refurbished in 2012, it’s on the second floor (with lift) and comprises of large entrance hall, spacious living/dining room, an independent kitchen, two bedrooms, two bathrooms and a small balcony. Air conditioning units in the bedrooms keep it cool in the hotter summer months.
It’s very well-placed to discover the whole of Nice, plus the beautiful neighbouring towns of Villefranche & Beaulieu-sur-Mer and Monaco.
It has a maximum occupancy of 4 people (plus baby) and would be perfect for a small family or group of friends, who wish to be in Nice and all it has to offer.
Property Features
Living room: good size, with lovely wood parquet flooring and great views over the port! Furnished with modern sofa, coffee table, television (French) & DVD player, large dining table & chairs plus an antique sideboard, and French doors opening up to a balcony. There’s also an office area in one corner with Wi-Fi.
Kitchen: independent and well-equipped for cooking & dining with oven, ceramic hob, extractor, dishwasher, fridge, freezer, microwave, small washing machine, coffee machine, toaster, kettle, iron and ironing board. There's also a small dining table and 4 chairs here. Recycling facilities.
Bedrooms: two good bedrooms, both with double-glazing for sound insulation and air conditioning for cooling; the master is at the front with great views over the port, double bed (160cm wide), fitted wardrobes and en-suite bathroom. The second is at the rear overlooking the courtyard, with twin beds (80cm each, placed together), carpeted, table and chairs & fitted wardrobe.
Bathrooms: both newly-appointed, fully tiled and sparkling clean. The en-suite has an over-bath shower, double washbasins and WC. The independent shower room off the hall has shower cubicle, washbasin and WC. Heated towel rails. Hairdryer available.
Outside: from the living room there’s a small sunny balcony with 2 chairs and sun canopy – just enough to perch yourself, catch some sun and watch the world go by! There’s no parking space here but a car really isn’t necessary. Some free parking can be found on the surrounding streets and there are public pay car parks in the port.
Swimming pool: not available here, but then you do have the beaches and sea on your doorstep!
Internet: connection is available here for your laptop via Wi-Fi.
Telephone: landline not available here - sorry.
Baby facilities: it would be necessary to take your own travel cot, or please ask regarding a local hire company.
Winter heating: is by central heating radiators and included in the rental cost. This property also has air-conditioning in the bedrooms.
Gas, electric & water: all included in the rental cost.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.
Bed & bathroom linen: is included.
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: the owner requests a damage deposit of 500 Euros on arrival. Alternatively it can be made in advance with JDV by way of a credit card. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
Change over day: is normally a Saturday; however the owners may be flexible outside of June to September inc.
Long weekend stays: may be possible- please enquire..
Pets: some will be considered, please enquire.
Smoking: is not permitted inside this property – sorry (balcony is OK).
About the local area
Local shops and boulangeries can be found just 200 metres away, a supermarket 500 metres and restaurants & cafes directly downstairs on the quay front! You also have a great selection of restaurants to choose from in the nearby old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.
Local markets are held in Nice and Villefranche. The most well-known is held 900 metres away in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 500 metres away at the ‘Plage de la Reserve’ and right along the Promenade des Anglais 900 metres away. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop is 300 metres away and Nice Riquier train station is also within walking distance. A car is really not necessary here.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

The location & views are the best feature, you are right on the edge of Port Lympia looking across towards the Colline du Chateau. We had the pleasure to spend one week in this flat. The flat was very clean and perfect equipped!! What a great place in a perfect location on the port. Tram 2 is steps away and you can watch the yachts come and go. We only closed the bedroom window at night for quiet otherwise great breezes coming through. Grocery stores are close, the Prom is just across the port and lots of restaurants to choose from. We walked along the coastal path each morning and made most of our own meals as we’re trying to confirm we want to move here full time. The apartment has user manuals for appliances which was a great help. Sandra was wonderful with check in and out and communication with Paul was great. We loved the apartment. We had selected it on 3 criteria: a view of the port, a balcony and a shower rather than a tub shower combo. The photos did not do it justice. The living areas have beautiful architectural details and wonderful furniture. The apartment was very spacious and very clean. The kitchen had every utensil and appliance imaginable. Since we spent 3 weeks there, we ate in quite a bit. The large dining table in front of the balcony made every meal a special occasion. We spent many hours on the balcony sipping wine and watching the activity below. The balcony is small but room enough for 2. The access to the tram and various buses was also very convenient. We did not rent a car this trip and did not miss it. The train station too is only a 15 minute walk. We always have a wonderful vacation in Nice but staying here made it extra special. We love the location in The Port the apartment is spacious and sunny, and very quiet. We loved sitting out on the front balcony looking out onto the yachts and watching the glorious sunsets. We have stayed in Apt Azalee on four visits and are pleased to say we`re already planning our dates for 2021. The Location in the Port is superb, with great views across to the tree-covered hillside opposite. There are several excellent bakeries and supermarkets nearby, and the new tram-line runs from the port direct to the airport in only 30 minutes. We were pleased with the apartment and especially the location. The Promenade des Anglais and the Old Town are an easy 15 minutes walk away. We found an excellent restaurant, "Jan", in Rue Lascaris, and, for great oysters: Cafe de Turin, in Place Garibaldi. The apartment is bright and sunny and spacious, with a balcony off the living room to catch the sun. Paul, the UK agent who handled the booking was most professional and efficient. Sandra, the local agent, met us to hand over the keys and was charming and helpful throughout our stay. We told her about a few minor problems: a dining chair with unsafe back legs a table lamp with a faulty connection the TV & DVD did not work. These did not at all affect our holiday enjoyment. Excellent. The accommodation and location were excellent and couldn`t have been improved. Beautifully presented and furnished, clean and in a great location. We loved it. We had wondered if it might be noisy but it isn`t at all. There is a row of great restaurants below so you can have dinner in a different one every night and be on your doorstep at the end of the evening. Easy short walk into the old part of Nice. We just returned from a 4 night stay in the Apartment Azalee in the Port of Nice. The property is perfectly located right on the port and just a few minutes walk to the main beach in Nice and the "old city." The flat is very spacious and well furnished, and Sandra was very easy to work with. Air conditioning is limited only to the 2 bedrooms, so if you`re coming in summer be prepared to be warm inside during the day. We had a splendid time in Nice and it was hard to find fault with the apartment. Sandra met us on arrival and showed us how everything worked, then left us to get on with things. Needless to say the flat was beautifully clean and met all our expectations. She showed up on our departure as promised and it took no time to finalise things and get going. She is a very competent soul. I pointed out a breakage (a vase), which had occurred before our arrival (you can`t check everything on arrival obviously) and hopefully there will be no arguments over this - there was none from Sandra! The lift up to the 2nd floor is perfectly ok but it would I think be very difficult for a wheel chair user to get in or out. The weather at that time of the year can be changeable and it was, but it did not spoil the holiday in any way. The apartment is ideally situated for restaurants, shops and other facilities - and the view across the harbour was magical. There is a lot of work underway at the north end as a tram terminus is being built there. This will probably go on until 2019 but it has hardly any impact on the surroundings or one`s enjoyment of the apartment - Mr K. from Moray, Oct 2016.

Azalée is very refined apartment facing the gate of Port de Nice which means watching everyday ferries and passengers and dreaming about all this later when you leave this apartment I.e We r now one month away from our stay in this apartment and till now we can`t forget the nostalgic ferries picking and dropping passengers to Corsica .the apartment is furnished with refined taste and classy .The service of Paul till the start of our stay and of Sandra during our stay was perfect .Paul and Sandra are professionals and they are mastering their work . We stayed just under a week at this well equipped apartment. It was very comfortable and clean for our party of 4 adults. The location really couldn`t be any better! A beautiful view over the marina and walking distance to the old town and many restaurants. The restaurant `Le Marlin` below the apartment was great. This is also a perfect location for buses and trains to visit towns along the riviera. We didn`t hire a car and didn`t miss it. The airport bus dropped us 5 mins walk from the apartment and worked well to and from the airport. A well stocked supermarket is a few mins walk from the apartment. Sandra met us when we arrived, was friendly and gave us all the info we needed. We went by bus to Saint Jean Cap Ferrat, Beaulieu Sur Mer and Monaco. Caught the train to Cannes. All recommended! We would not hesitate to recommend this apartment or booking through Joie De Vivre who made the whole process very easy. . Excellent site, very easy to access all transport and a supermarket nearby. Lovely view of the port. The flat is spacious, comfortable, and well equipped. Good but not quite up to expectations 1. seating in lounge not good. Sofa took two with third person sitting with legs stretched out because that part was head of the sofa bed. At least one other easy chair required. 2 Toilet in main bathroom not suitable for overweigt or limited person as wc space so squashed. 3. 1/3 lounge space wasted by vast dining room table with 6 upright chairs all covered with cream tailored calico. Apartment Azalee is a beautiful oasis from the hot and hectic pace of Nice. Very well located in the port with a beautiful view over the water and boats. Easy access to trains and buses to go up and down the cote d`azur and into Nice itself. The apartment is immaculate and has everything you could possibly need. We very much enjoyed our glass of wine on the petite veranda overlooking the port.There is nothing additional that Joie de Vivre could have done to improve the holiday experience. The accommodation was if possible above first class, the apartment was of a very high standard immaculate condition and spotless in every area, not that I was wanting too but impossible to find fault. Joie de Vivre would find it difficult to improve on my family’s experience, everything about the holiday was fantastic so much that we are considering returning within the next 9/10 months. I would be delighted to speak on behalf of both Joie de Vivre and apartment Azalee as this was an experience that will remain with this family for a long time.
