Property Description

Le Cave du Vin has been beautifully transformed from what was once an old wine-maker's house; one of the buildings once belonging to the Chateau.  It is located on a quiet street right in the heart of the village of Cesseras a short walk away from the shop and the bar.

Recently the house has been tastefully restored and stylishly furnished for your comfort.  

It's location is ideal for venturing out and discovering all this wonderful area has to offer, or for a quiet and relaxing holiday.

Much of the original character of the house has been retained and the attractive, walled courtyards to the front and rear of the house offer outdoor living space, privacy and security and the opportunity to sunbathe, swim, dine or sit in the shade.

The private swimming pool is perfect for cooling off in after a day's sight-seeing or for a day spent doing 'far niente' relaxing by and in the pool.

The villa has a spacious ground floor living area, kitchen and utility, 3 double bedrooms, 2 bathrooms and a downstairs toilet and is ideal for up to 6 adults + a baby as a cot and a high chair can be provided. 

Many of the interesting features of the old house have been retained but where it matters in the kitchen, bathrooms and living accommodation everything is fresh, modern and up-to-date. 

Property Features

Open Plan Living and Dining Room: There's a stylish and spacious 9m x 4m lounge/diner. French doors at each end provide plenty of natural light and open to give access to the courtyards to the front and rear of the house.

The lounge area is comfortably furnished with 2 modern 3-seater sofas, a coffee table and a side table, a flat screen TV receiving both French and English channels (via the Internet). It also features a wood burner for more cosy evenings in late autumn, winter, and early spring.  For dining, there's a large wooden dining table and 6 chairs.

Kitchen: The modern kitchen is open plan to the dining area and was cleverly created from what was a wine cuve or very large wine vat. It is very well equipped with a built in hob and oven, fridge/freezer, cupboards and plenty of preparation space. It is fully equipped with utensils, crockery, pots and pans.  In a separate scullery area, you'll find the dishwasher, washing machine and tumble dryer.

Cloakroom: On the ground floor with washbasin, and WC.

Bedrooms: There are 3 bedrooms all on the first floor, all very comfortable and well presented. Bedroom 1 is 4m x 5m with a kingsize bed, walk- in wardrobe, chest of drawers, a chair and an en-suite shower room. French windows with shutters overlook the rear courtyard.  Bedroom 2 has a queen size bed, a built-in wardrobe, a chest of drawers and a chair. It has a double window with shutters and overlooks the front courtyard and swimming pool. It has direct access to the family bathroom. Bedroom 3 has 2 single beds, a chest of drawers and a chair.

Bathrooms: The master bedroom has an en-suite shower room with WC, washbasin, walk-in shower and bath tub. Bedrooms 2 & 3 share a family shower room with WC. This family bathroom has acccess from bedroom 2 and the upstairs hallway.

Outside: Being a village house, this property has an attractive, private courtyard to the front and to the rear. The front courtyard catches most of the sun and the rear courtyard is perfect for those who prefer a little shade.  Outdoor furniture includes: by the pool, sun-loungers and a bistro table and chairs. In the rear courtyard, 2 garden armchairs and a sofa with coffee table, a dining table seating 6 people and a barbecue.

Parking: The villa is located in the old part of Cesseras. It is possible to drop baggage and heavy shopping near to the gate, but parking here is short term only.  Parking for your car is provided by the church car park a short walk away, or other parking close by in the village.

Swimming Pool: A brand new pool was installed in summer 2016 in the front courtyard - it is 5m x 2.5m and is 1.2m deep. It has a security alarm and a summer cover. 

Internet: A WiFi internet connection is available.

Telephone: There is no telephone here but mobile signals in the region are generally good.

Baby Facilities: A cot, or a folding bed for a small child, and a high chair are available - please request these at the booking stage.

Winter Heating: The heating is electric and a small supply of logs will be provided for the first days of a winter stay.

Electric and Water: Are included in the rental price.

End of Stay Cleaning: Is included in the rental price.

Bath and Bedroom Linen: Bed and bathroom linen are included in the rental price. Pool towels are also provided.

Taxe de Sejour: The French taxe de sejour is payable here and it has been included in the rental price.

Damage Deposit: The owners request a damage deposit of £250.  This will be returned after the end of your stay less the replacement cost of any breakages or damage, or any excessive cleaning needed.  The damage deposit will be requested by Joie de Vivre 2-4 weeks before your arrival date and it is normally made by authorisation on your credit or debit card.

Change Over Day:  We are flexible according to availability.

Minimum Booking: The minimum booking period is 7 nights.

Pets:  Sorry pets are not allowed at this villa.

Smoking: Smoking is not permitted at this villa.

Winter Lets : A small charge of €50 per week is made for winter lets to cover the additional cost of fuel for the wood burning stove and additional electric heaters.

About the local area

The ancient village of Cesseras nestles amongst the vineyards of the renowned La Liviniere AOC wine appellation in a pretty setting at the foot of the Montagne Noir (see Picture Gallery).  

The village has a shop selling fresh bread and croissants and grocery items and there is a cafe-bar just a short walk away.

The surrounding villages are Minerve, Azillanet, Olonzac and Homps.

Activities: Both boules and tennis can be played in Cesseras village (please bring your own equipment).

The area is ideal if you love walking and cycling (Joie de Vivre can help you bike hire). Watersports are all available at the Mediterranean coast and at Lac du Jouarres locally. Boat hire on the Canal du Midi at at Le Somail or day trips from Homps.

Sightseeing: A visit to this region would not be complete with seeing the medieval city of Carcassonne with its double fortification walls and 52 fairytale turrets. More locally in Minerve, 8 kms away. you can discover this ancient Cathar village steeped in history and surrounded by deep gorges. Spend time walking along, or hire a boat on the impressive Canal du Midi - a UNESCO world heritage site. For the beach, visit Gruissan or Narbonne Plage and for shopping Narbonne, Perpignan and Beziers.

Wine: Cesseras is one of 5 villages incorporated within the AOC La Liviniere wine appellation which produces particularly fine red wines. You will find many chateaux and domaines offering wine tastings (degustations) and the direct sale of their wines.

Markets:  The local markets are lively, interesting and full of fresh seasonal produce.  There's a market in Olonzac on a Tuesday morning, Lezignan Corbieres on a Wednesday morning, and in Narbonne on a Thursday and a Sunday morning.  The indoor market Les Halles is particularly fine and is open everyday of the year.

Restaurants: The bar is Cesseras is just 300m away and it serves food.  There's a variety of good restaurants locally: a good choice in Homps by the side of the Canal du Midi, the Relais de Chantovent in Minerve, the Auberge in Azillanet.  Joe de Vivre will send you more details when you make a booking.
Supermarkets: There's a small shop 400m away in Cessera for basic requirements. In Olonzac (5kms) there's a Casino supermarket and a variety of boulangeries and patisseries. There's a larger Intermarche at St Marcel sur Aude and Hypermakets in Narbonne.
