A completely renovated house with its private roof terrace and stunning views is ideal for one couple or two couples sharing.

There is a garden with a plunge pool and pool deck.

Dogs are permitted.

The house is 100m2, the roof terrace is around 25m2 and there is a small garden.

The owners claim the roof terrace is the best place in the Languedoc for out of season sun, the say they bought the roof terrace and just happened to come with a house!! It is protected from the wind on 3 sides and is South facing so if there is sun anywhere it will be here.

The garden gets shade in the afternoon.

The pool is 2.5m diameter, ideal to cool off or to float on a lounger with a glass of wine and a good book.

Pouzolles is a small but fairly lively village in the Herault, around 15 minutes from Pezenas, 20 minutes from the rivers and lakes and half an hour from the Mediterranean beaches.

The village has its own boulangerie, a restaurant/bar, newsagent, 3 good wineries and a small supermarket along with various food vans that come on different days of the week to the village.

There is a large Super U supermarket in Roujan, 5 km away.

Pouzolles has a good tennis court and a couple of older ones suitable for non-competition play!! There is also a playground in the park just opposite the cafe and various boules courts. It is also home to the new Midi Cricket grounds.

Local Markets - Wednesday and Friday a small market is in the village. Saturday - Pezenas, Friday - Beziers, Sunday - St Chinian.

Whilst the area in general is most famous for the long sandy beaches of the Mediterranean, there are also some stunning walks through the vines, visiting local wineries, "antiquing" at the local brocantes, swimming in the River Orb or the Gorges d'Eric or enjoying the seafood in all the restauarants on the Etang de Thau, or the beach bars of Agde and Portiragnes. You will be spoilt for choice.

Living area - is of open plan aspect with the kitchen, dining and living area taking up the whole of the top floor

Kitchen area - leads out onto the roof terrace, the living area has a 3 seater sofa and a 2 seater sofa as well as a large flat screen tv, whilst the dining area has seating for 4.

Kitchen - is fully equipped, well designed and very modern in style.

Master Bedroom - with a 180 x 200 bed, built in wardrobes, shutters for complete black out, and access to an ensuite shower room.

Bedroom 2 - with a 180 x 200 bed, built in wardrobe, shutters for complete black out for those long lie-ins.

Ensuite to Master - with a basin, wc and a lovely walk in Italian shower with a rainshower head.

Family bathroom - with a full bath and shower over, wc and basin.

Outside - Roof terrace which is around 25m2 with stunning views across the surrounding area. Enough space for a dining table and chairs and deck chairs which can be moved to pool side.

Pool - although the pool is only a plunge pool it is perfectly set in this lovely garden with a decking area surrounding it, giving space for 2 sun loungers and the deck chairs.

Garden - small Mediterranean style garden with gravel, jasmine, rosemary, lavender and ficoids.

TV - French and English channels available as well as Netflix.

WIFI - Free for guests use.

Stereo system - Available.

Gas, Electric and Water - All included in the cost of your holiday rental.

Bed and Bathroom Linen - All provided and included in the cost of your holiday rental.

Taxe de Sejour - In France it is necessary to pay a Taxe de Sejour at the end of your holiday, however this is already included in the cost of your holiday.

Changeover Day - Saturday only.

Pets - Are permitted.

Smoking - Is not permitted inside the property, however outside is allowed.

Damage Deposit - The owner does require a damage deposit to be paid prior to your arrival. 300 euro is payable, to be refunded no more than 1 week after your departure.
