This beautiful very large 5 bedroom villa with private pool, sits impressively on 1.4 hectares and has spectacular views across the plain of Grasse down to the sea. Dating back to the 18th century, it was until 2004 in the ownership of one of France’s most famous champagne family’s - since then it’s been acquired by new owners and substantially renovated into a spacious, tastefully-furnished home.

The villa offers over 400 sq metres of internal living space, plus a further 100 of covered terraces. It comprises a grand hallway with galleried landing, large comfortable living room, sumptuous dining room, well-equipped kitchen, food pantry, cosy TV room/study, additional mezzanine living area, five good bedrooms all with own bath or shower rooms, laundry room, two large covered terraces and two smaller terraces. The property is set within beautifully landscaped grounds, with private swimming pool and parking for 3 to 4 cars.

In a peaceful location close to the villages of Opio, Châteauneuf and Valbonne, it’s also conveniently located to reach the larger town of Grasse and not far down to Cannes. If you're a fan of golf, there's a superb course right on the doorstep at Opio and further ones to be found at nearby Valbonne, Mougins and Biot.

Being an old stone building the villa stays nice and cool in the summer, but the bedrooms have air conditioning units and living rooms ceiling fans.

It has a maximum occupancy of 10 and would be perfect for 2 families or group of friends, wanting to be away from the hustle and bustle of the coast, but not too far. Please note: any extra numbers on the property at any one time above 15 must have prior consent. The owners or their caretaker live nearby on site and are very discreetly on-hand to help with anything.

Property Features


Entrance: through beautiful old double doors, you enter the house into an impressive hallway with double height ceilings, winding staircase and galleried landing. There’s also WC and cloakroom.

Living room: accessed from the hall, very spacious (45 m²) and beautifully furnished, with open fireplace and large comfortable sofas offering seating for up to 10 people. Hi-fi and CD player. Lovely views and doors opening to the covered terraces and gardens.

Dining room: adjacent to living room and kitchen, a large room (26 m²) tastefully furnished with long table & seating for up to 10 people. Doors out to covered terrace.

Kitchen: off the entrance hall, very large (32m²) and superbly equipped. With wooden beams and lots of character, there's dining for 8-10 people. Provençal in style with a mix of wood, stone and modern steel, it has a huge ‘range-style’ double-oven (gas & electric), two dishwashers, microwave, large American fridge/freezer, state-of-the-art built-in coffee/espresso machine, kettle & toaster. Doors lead out onto a small terrace furnished with teak table & chairs, sunny in the morning, ideal for breakfast! Large pantry off the kitchen with storage and additional wine fridge.

Utility room: upstairs with full facilities for washing, drying & ironing clothes.

Bedrooms: five in total. Upstairs the magnificent master bedroom has lovely king-size bed (200cm wide), other tasteful furniture, fitted wardrobes & flat screen TV. It has a superb en-suite bathroom (41m²) where you can sit in the bath and enjoy views across the olive trees down to the sea! Next bedroom also has double bed and en-suite shower-room - glorious views can be appreciated from both the bed and the shower. Another large bedroom has antique four-poster bed plus additional single/daybed. Then through a doorway, a large extension to the house facing onto the pool has a further two bedroom suites, one with double bed and the other with two singles, very stylish shower rooms and doors out to patios (with views to pool or sea). Here there's also a large mezzanine room furnished with sofas, bookcases and large TV - ideal for teenagers to chill out and find some space. Ceiling fans and air-conditioning units in all bedrooms.

Bathrooms: five plus two independent WC’s. The master bedroom ensuite is huge, open-plan room with bath set in front of windows with superb views! Also has independent shower, double antique washbasins and an enclosed WC. Ensuite to bedroom 2 has large shower, washbasin & WC with window and great views. Another bathroom directly across from bedroom 3, with over bath shower, washbasin and WC. Ensuites to bedrooms 4 and 5 are very stylish with large shower areas, washbasin & WC. There's also a further 2 independent WC’s, one on each level.

Other rooms: off the main entrance hall there's television room/study (24m²) with comfy sofas, wide screen television with SKY/Freeview channels (Apple TV/Netflix from 2019) and DVD player. Safe deposit box available.

Outside: land of 1.4 hectares in total, containing terraced olive groves of over 250 olive and orange trees, from which the owner makes their own marmalade and olive oil. The house is approached by long winding driveway, where there’s parking for 3 or 4 cars. The views over the plain take your breath away! Both living and dining room open onto covered terraces, with Indonesian and Moroccan furniture. Steps lead off the lawn up to swimming pool on a higher level. Outside the kitchen there’s also a terrace for dining, which gets the morning sun - ideal for breakfast! Table tennis also available.

Swimming pool: is large (15x6 meters), secured with 2 alarms, has ‘astro’ type turf around and there are numerous Italian wrought-iron sun loungers around. Steps at one corner, about 1 metre in the shallow end and not too deep at the other. It can be heated for a supplementary payment (please enquire). Adjacent to the swimming pool is a superb covered terrace with stylish wicker sofas, working fireplace for those chilly autumn evenings and ceiling fan for the summer, dining for 10 people and small kitchen area with fridge, freezer, oven, hob, sink and dishwasher.

Internet: Wi-Fi available for your devices

Baby facilities: baby cot & high chair available upon request.

Damage deposit: the owner requests a damage deposit of 2000 Euros on arrival, refunded at the end of the stay less the replacement cost of any breakages.

Bed & bathroom linen: weekly change included in rental cost. Pool towels also provided.

Gas, electric & water: all included in rental cost.

Cleaning: 6 hours of cleaning during the week/10 hours [2 persons on final cleaning]. If there is required extra time over and above there will be a charge of 20.00 per hour that will be deducted from the security deposit..

Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 12's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.

Security: for the alarm system, almost all rooms have a sensor and 4 of the main areas - hall - kitchen - living-room and entrance from the poolhouse, also have a camera. These are only activated when the alarm is set to ON (so when the house is empty ) and only turn on / get activated by movement. The owner will ask you to sign that you're happy with this when you arrive.

Change over day: is Saturday between June and September but may be flexible at other times of year. Minimum 2 week stays preferred during July & August.

Short stays: possible in the months of April, May and October with a minimum 3 nights’ stay.

Pets: not accepted here sorry.

Smoking: not permitted inside.

Supplementary services: why not have a professional cook, shop and prepare delicious meals during your stay, or for that special occasion, in the comfort and style of the villa you’ve already rented; no need to fight over who’s driving home! Cookery classes also available – the owners recommended chef can do Vegetarian / Vegan / Raw / Gluten free. Minimum 5 / 90€ per person ingredients included / 3 hour class followed by lunch or dinner – please enquire!

Environmental features: recycling bins at the entrance gate. Also some solar panels for hot water.

About the local area


Local shops, restaurants, boulangeries and supermarket can be found just 5 minutes’ drive in the village of Opio. Further facilities can be found in the nearby villages and towns of Valbonne (10 mins) Mougins (20 mins) & Grasse (20 mins). A welcome pack of items like tea, coffee, milk, butter, fruit juice, olive oil and marmalade is made available for your arrival.

Local markets, where you can buy a superb array of local produce like olives, cheese, wine and breads are held in Grasse and the neighbouring village of Valbonne.

Sporting activities in the area are abundant– golf is a favourite where you will find the courses of Opio (just 5 mins), Opio-Valbonne and Royal Mougins very close-by. There’s also tennis at the ‘Vignal Tennis Club’ (5-10 mins) and for those liking horse-riding there's ‘Le Ranch’. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches are sandy and can be found approximately 30 minutes drive away in Antibes, Juan-les-Pins and Cannes.

The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

Getting around, a car would be preferable here; however it’s possible to take a taxi to the nearby town of Grasse, and one can then take a train to Cannes, Nice and over to Italy.

Sightseeing is endless; you are ideally placed here to tour the Cote d’Azur! The nearest places of interest are: the charming hilltop villages of Opio, Chateauneuf & Gourdon; the picturesque village of Valbonne with its food and clothes markets; the town of Grasse with its perfumeries; the town of Cannes with the “Croisette” designer shops & beaches; the charming old town, restaurants and art galleries of Mougins; the village of Vallauris and its potteries; the village of Biot and its glass makers; the famous village of St Paul-de-Vence and its art galleries; the port and old town of Antibes; and the City and port of Nice.

Other entertainment includes shopping, the casinos & nightlife of Cannes, boat trips, cinemas, wine tasting, dining out in village squares, Marineland and Aquasplash at Biot, or just good old relaxing by the pool!
