General Description

 

 

  • This recently modernised, immaculately-presented 4 bedroom villa near La Colle-sur-Loup comes with its own large pool, Jacuzzi, sauna and steam room! It's located in a peaceful spot not far from the well-known village of St Paul-de-Vence and provides very spacious holiday accommodation, set within some 3000 sq. m of land.

  • Fully air-conditioned, the villa is set all-on-one level and is approximately 153 sq metres in size. It comprises a large living/dining room, well-equipped dining-kitchen, four bedrooms, three shower areas, large terraces all around, a fantastic swimming pool & Jacuzzi, large outdoor kitchen/dining area, plus a great sauna & steam room! There’s a long driveway providing parking for several cars.

  • The villa is in an idyllic location, within the rolling hinterland of the Cote d’Azur, and is ideal for a peaceful holiday yet close to charming villages like La Colle-sur-Loup and St Paul-de-Vence. The beaches and promenade of Cagnes-sur-Mer are also just 5km away!

  • It has a maximum occupancy of 9 people (plus babies) and would be perfect for two small families or a group of friends.

The Local Area

 

  • Local shops, boulangeries and restaurants can be found just 1km away in the charming, old village of La Colle-sur Loup. This is the lesser known neighbour of the famous village of St Paul-de-Vence, and is less touristy and more of a locals place. You will find a supermarket within 1km of the villa, and a more extensive range of shops and restaurants in the neighbouring town of Vence, with specialist shops, like wine shops, delicatessens, fromageries, patisseries and art galleries.

  • Local markets are held in La Colle-sur-Loup, and also in the main square & Old Town of Vence. Here you can choose from wonderful displays of olives, cheese, fish, vegetables and flowers.

  • Sporting activities in the area are abundant – there is golf, tennis, fishing, canoeing, horse riding, paragliding, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found very close by in Cagnes-sur-Mer (5km) and also along the Promenade des Anglais in Nice (10km).

  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around, there is a bus stop approximately 1km from the villa, offering a good bus service to Vence, St Paul-de-Vence, Cagnes-sur-Mer (interchange), the airport and Nice.  The nearest train station is approximately 5km away at Cagnes-sur-Mer, and this provides an excellent train service along the coast. A car is not essential, but would be recommended here.

  • Sightseeing is endless; the nearest places of interest are the village & art galleries of St Paul-de-Vence; the Old Town of Vence; the Matisse Chapel in Vence; the nearby medieval town of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; the perched village and views from Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the village and glass makers of Biot;

  • Other entertainment includes exploring the beautiful surrounding countryside and views, cinema, wine tasting, the many art galleries, Aquasplash & Marineland in Biot, ‘Ludi Park’ of activities (ideal for families), or just good old relaxing by the pool!

Facilities

 

 

  • Living room: is accessed via the front entrance hall and is huge! It’s comfortably furnished with lounge seating for 5 people, set before an open fireplace. There is a large plasma TV (TNT & Canal+ channels), DVD player, Hi-Fi /CD player and a safe. French doors give you access to the outside terrace and pool.

  • Dining room: is combined within the living room and has a circular table & chairs for 4 people. There’s an additional area for up to 8 people in the kitchen, plus 10 people around a long table in the outdoor summer kitchen.

  • Kitchen: is a good size and very well-equipped for cooking and dining. It has an oven & hob, microwave, dishwasher, large American style fridge-freezer (with ice maker), a toaster and coffee machine.

  • Bedrooms: four in total. The master bedroom has a double bed (160cm wide), fitted wardrobes, TV, en-suite shower room and doors out to the garden. Another bedroom has double bed (160cm wide), TV and en-suite shower room. The third bedroom has double bed (140cm wide) and a shower cubicle within the bedroom. And finally the fourth bedroom has a single bed, with an additional pull-out bed underneath (this room’s best suited to children). There’s additional sleeping for one person on a fold-away bed, usually kept in the master bedroom.
     
  • Bathrooms: three shower areas, plus one independent WC. The master bedroom has a modern shower (with seat & body-jets!), double washbasins and WC. The other two double bedrooms have a shower cubicle and washbasin, either open-to or within the bedroom. The independent WC is adjacent to the bedrooms.

  • Outside: the villa is reached through electrically operated gates and long driveway. In addition to parking on the drive, there is a covered parking area for 2 vehicles. Its set in some 3000 square metres of land, planted with lawns, flowerbeds, a lemon tree and lots of old olive trees. To the side of the villa is the main terrace & pool area and directly behind the house is a superb outside kitchen – fully equipped with hob, pizza oven, huge barbeque, dishwasher, fridge/freezer and washing machine. There’s a long table & chairs for up to 10 people, where you can while away those warm summer evenings whilst the children play in the pool. Amongst the trees you’ll also find a table tennis and table football.

  • Swimming pool: is private and a great size, approximately 11x6 metres, secured for children by an alarm and with a small overflowing waterfall which gives a continuous sound of trickling water. There is also a large Jacuzzi adjacent and many sun loungers. Behind the outside kitchen is a large shower room, with basin and WC - ideal for the pool. New in 2010 – a superb sauna and steam room has been added, please see the photos.

  • Internet: connection is available here for your laptop via Wi-Fi and ADSL.

  • Telephone: is available here for calls to the local area and UK.

  • Baby facilities: a baby cot is available upon request.

  • Damage deposit: The owner requests a damage deposit of 1500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: is included in the rental cost.

  • Gas, electric & water: are all included in the rental cost. Energy used for the sauna and steam room however will be charged in supplement, depending on consumption taken by meter readings.

  • Winter heating: is included in the rental price until the month of November. Please enquire regarding the winter months after this. This villa has air-conditioning throughout.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it in duplicate. It is 150 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property the owner has included it in the rental cost.

  • Change over day: is normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: are not possible here - sorry.

  • Pets: are permitted here upon request - please ask for details.

  • Supplementary services: may be organised as a supplement upon request. Please ask about: Babysitter, Chauffeur, Daily cleaner, Chef.

How To Get There

 

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 8 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There is a regular bus service from the airport to La Colle-sur-Loup, via Cagnes-sur-Mer.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Cagnes-sur-Mer, approximately 5km away.
