General Description

  

  • This super 5 bedroom holiday villa with private pool, in ‘Bourgeois’ style dating back to 1845, has been fully modernised yet retains lots of its beautiful original features. Located in a peaceful spot in the Mont Boron area of Nice, it’s close to the port and just 400 metres from the beach!

  • The villa, set over three levels, is approximately 300 sq metres in size and comprises of a grand hallway, spacious living/dining room, modern kitchen, study, ground floor WC, utility room, five good bedrooms, two balconies with sea views and three bathrooms. Outside there’s 1400 sq metres of landscaped garden, terraces all around, large private swimming pool and secure parking for up to three cars.

  • The house is in a super location, within walking distance of the Port of Nice and its many shops, cafes and restaurants. The beautiful coastal town and beaches of Villefranche-sur-Mer can also be found just less than 5 km away.

  • It has a maximum occupancy of 10 people (plus babies) and would be perfect for two large families or a group of friends holidaying together.

The Local Area

 

  • Local shops, boulangeries, supermarkets and restaurants can all be found in abundance approximately 400 metres away. You have a great selection of restaurants to choose from, all around the port area and in the nearby 'old town’ of Nice. There is also a good choice of shopping in the department stores, designer shops and gift shops of Nice.

  • Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town and offers an array of olives, flowers and fresh produce. There is also a super antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing (club nautique), diving, fishing, water sports, jogging, tennis, rollerblading along the Promenade des Anglais and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 400 metres away at the ‘Plage Nautique’ and also right along the promenade of Nice. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.

  • The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around is very easy from here. There are many bus and train services, which have a great network along the coast and further inland. You can take the bus from the port to the neighbouring towns of Villefranche, Beaulieu, Monaco and Menton. The train station is also approximately a 15 minute walk. A car is really not necessary here.

  • Sightseeing is endless; there is the historical old town of Nice; the restaurants and yachts in the port; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

Facilities

 

  • Entrance: hall is grand, leading to elegant old staircase, independent kitchen, ground floor WC, living/dining room and study.

  • Living room: very spacious (45 m²) with cosy fireplace, beautifully furnished with 2 comfortable leather sofas, pieces of antique furniture, TV (French), DVD player, IPod docking station and French doors opening out to front gardens and pool.
     
  • Dining room: through archway from living room, furnished with circular table, 5 chairs and bookcases.

  • Kitchen: very modern and fully-equipped with huge, stainless steel cooker (gas), dishwasher, microwave, fridge, freezer & coffee machine. Small breakfast bar, stools and television, doors leading out to terrace at rear of the house.

  • Utility room:  accessed from outside the house, with full facilities for washing, drying & ironing clothes.

  • Other rooms: study is located adjacent to living room, equipped with writing desk & chair.

  • Bedrooms: five good-sized bedrooms in total. Up the winding staircase, magnificent master bedroom-suite furnished with double bed (140cm wide) and antique wardrobes & drawers, door to en-suite bathroom and doors out to small balcony with sea views. It’s open to another small room furnished as television room and it’s possible to place a bed here for another person/child. The other bedroom on this floor furnished with double sofa bed and mirrored fitted wardrobes. On second floor, the third bedroom is very large with fireplace, double bed (140cm), beautiful antique furnishings and doors opening to balcony with sea views. The fourth bedroom also has double bed (140cm) and interconnecting door into bedroom three. Finally the fifth bedroom is furnished with 2 single beds (90 cm wide) and a piano!

  • Bathrooms: three bathrooms in total, plus one independent WC. En-suite to master bedroom, large fully-modernised bathroom with bath, large shower area, stylish double washbasins and WC. An additional door leads out to landing, to enable the second bedroom to share this bathroom. On second floor, there’s an independent shower room also with washbasin, and another large independent bathroom with bath, washbasin & WC.  Independent WC in the ground floor hallway.

  • Outside: gardens of some 1400 sq metres, all around the villa, planted with beautiful Mediterranean flora. On terrace to the side and rear of the villa, there's a corner seating area with comfortable wicker sofas & sunshade plus dining table & chairs for 6 people & barbeque. A long driveway provides secure parking for 3 cars or more.

  • Swimming pool: large, private pool (11x5.5m) located in front of the villa, unheated and secured by safety barrier. Stylish sunloungers positioned around and all pool maintenance included.

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: landline not available, but you could always make calls through the Wi-Fi and your laptop.

  • Baby facilities: up to two baby cots available upon request.

  • Damage deposit: the owner requests a damage deposit of 2000 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 17 Euros per person, paid directly to the owner.

  • Gas, electric & water: all included in the rental cost.

  • Winter heating: by central heating radiators and included in the winter rental cost

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 200 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it’s usually necessary to pay this at the end of your stay. For this property it is 1.00 Euro per person (over 12), per night and is payable directly to the owner

  • Change over day: normally a Saturday however the owners may be flexible upon request. Single week bookings in peak season accepted.

  • Long weekend stays: not possible here – sorry.

  • Pets: permitted upon request - please ask for details.

  • Smoking: not permitted inside this property - sorry (balcony/terrace OK)

  • Supplementary services: the owner may be able to arrange the following services upon request: cleaning.
     

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 15 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and into Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Gare Riquier.
