General Description
- We just love this holiday villa with private pool and sunny gardens, located in a quiet spot close to the
- The villa and pool house combined offer approximately 110 sq metres of living space and comprise a spacious living/dining room, open-plan kitchen, two good bedrooms, two bathrooms, terraces on both sides, beautifully landscaped gardens, a detached pool house with shower, private swimming pool and parking for two to three cars. Wooden shutters at all the windows keep it nice and cool in the summer, plus there’s useful mosquito blinds at most of them too.

- It has a maximum occupancy of 7 people (plus baby) and would be perfect for a family or small group of friends, looking for a reasonably-priced, private holiday villa near Cannes. Being all on one level, it’s also very suitable for the mobility impaired or those who have young children.

The Local Area
- Local shops, restaurants & boulangerie can be found just 1km away at the
- Local markets are held in nearby Mandelieu every Wednesday morning and there's also a superb covered-market daily in
- Sporting activities in the area are abundant– there’s all aquatic sports like sailing, diving, fishing, water skiing & jet skis; plus there's tennis, horse riding and superb golf courses at nearby Mandelieu and Mougins. Jogging is also popular along the coast between
- Beaches are sandy and can be found just 9 km away at Mandelieu-la-Napoule and right around the
- The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
- Getting around, a car is generally recommended from here; however there’s a bus stop just 300 metres away to easily get to
- Sightseeing is endless; you have the town of Cannes and its old town ‘Le Suquet’; the Port of Cannes; boat trips to the nearby ‘Isles de Lerins’; the charming hilltop village of Mougins; a trip into the Esterel hills; the amazing Gorge de Verdon; Grasse and its perfumeries; Nice and its old town and port; the potteries at Vallauris; Aqualand and Marineland near Antibes; the freshwater Lac St Cassien; the hinterland villages of Montoroux, Tourettes, Fayence, and Seillans; a day trip to St Tropez or in the other direction to Monaco and the Italian border.

Facilities
- Living room: is spacious and comfortably-furnished, with leather sofas set around a wood burning stove, large plasma TV (English satellite), DVD player, Hi-Fi, stylish dining table and chairs for 6, and with lots of French doors leading out onto the terrace and gardens. A large cupboard opens to provide a place to set up a laptop computer. Safe deposit box available.
- Kitchen: open-plan to the living room and well-equipped with an oven, electric hob, microwave, dishwasher, large fridge, freezer (with ice maker), washing machine, kettle, toaster & Nespresso machine. A door leads out to the barbeque area and dining terrace. A drying machine, iron and ironing board are also available.
- Bedrooms: two in total, plus the additional pool house. The master bedroom is furnished with double bed (150x200cm), good fitted wardrobes and has TV (satellite), en-suite shower room and doors out to patio. Adjacent to this, the second bedroom also has small double bed (125x190, not suitable for two large adults), wardrobes and doors out to patio. There’s further sleeping for 2 people in the pool house (see below) and there's also a comfortable clic-clac bed available that can very easily be put up in the second bedroom or living room for additional children / adults or to sleep separately. All bedrooms have floor-standing electric fans.
- Bathrooms: one independent family bathroom, one en-suite shower room and one independent WC. The bathroom has an over-bath shower and washbasin; the shower room has washbasin, shower cubicle and WC. Both have heated towel rails and a hairdryer is available.
- Additional accommodation: the detached pool house is 10 sq metres in size and furnished with sofa bed (110x200cm) & wardrobe, plus there's a small table and chairs just outside. Through an archway from the sleeping area there’s a great shower area with washbasin, WC and heated rail. This accommodation is ideal for teenagers, an au-pair or those wanting their own private sleeping quarters. It’s also great for changing and showering by the pool.
- Outside: the grounds are secured with remote electric gates and enclosed with perimeter fence. Approximately 1000 sq metres in size, the plot includes well-tended, west-facing gardens, landscaped with beautiful Mediterranean plants & trees. From the two bedrooms, there’s a sunny patio furnished with table and chairs - an ideal place to start the day with a cup of tea! And from the living room & kitchen, there's a large dining terrace with long table, chairs, gas barbeque, fabulous outdoor bar & fridge area and various parasols to give cool shade. A car port and driveway offer secure parking for up to 3 cars and the villa has an excellent security system.
- Swimming pool: is private, unheated, 8x4 and with depths of between 1 & 1.7m; for the safety of young children there's a solid, electrically-operated cover which closes completely when not in use. There are 6 stylish sun loungers with mattresses and parasols, 2 hammock-type loungers with shades, and a poolside shower. Beyond the pool you can enjoy the views over the valley below.
- Internet: connection available here for your laptop via Wi-Fi.
- Telephone: landline is available (please ask for details) plus you can always make calls through the Wi-Fi and your laptop.
- Baby facilities: baby cot and high chair are available upon request.
- Damage deposit: the owner requests a damage deposit of 1000 Euros on arrival (or GBP equivalent), which can be made by way of credit card guarantee with JDV if you prefer. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
- Bed & bathroom linen: are included in the rental cost, plus pool towels are included here.
- Electric & water: included in the rental cost.
- Winter heating: included in the rental cost where applicable.
- End-of-stay cleaning: included in the rental cost. A further clean and change of linen is available for any stays in excess of 2 weeks.
- Taxe de Séjour: in
- Change over day: normally a Saturday however the owners may be flexible outside of July & August.
- Long weekend stays: not possible here – sorry. Minimum 7 nights.
- Pets: some pets may be permitted – please enquire.
- Smoking: not permitted inside this property – sorry.
