General Description

 

  • This bright, spacious 5 bedroom villa in Biot, with beautiful south-west facing, sunny gardens & pool, is just a stones throw from the historic village and 3km from the beach and sea!

  • Approximately 200 sq metres, the villa is a single storey L-shape and comprises of a large living/dining room, a dining kitchen, 5 bedrooms, 2 bath/shower rooms, 3 terraces, large private pool, lawns & gardens and parking for up to 3 cars.

  • The villa is in a quiet location, adjacent to a small river and farm, and nestled under the popular village of Biot with its shops, restaurants & leisure facilities. The villa is also close to the town of Antibes and has quick and easy access to the A8 autoroute - ideally placed to visit the rest of the Cote d’Azur!

  • It has a maximum occupancy of 10 people (plus baby) and would be perfect for a large family or 2 families holidaying together.

The Local Area

  • Local shops, boulangeries & restaurants can be found just 5 minutes walk away in the village of Biot. This charming old hilltop village is very popular with tourists and has a busy main street with craft shops, a tourist office and cafes in the square. The village is most famous for its glassmakers and it is possible to visit the ‘verreries’ and their gift shops. The town of Antibes is also very close-by for a large supermarket and a greater selection of shopping.
  • Local markets are held on a Tuesday morning in the village of Biot and almost everyday in Antibes. Here you can choose from a selection of fresh fruit, vegetables, olives and cheese.
  • Sporting activities in the area are abundant – there is the golf course of Biot very nearby, tennis, boules, fishing, karting, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
  • Beaches can be found just 3kms away at the Plage de la Siesta and Antibes.
  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
  • Getting around is easy from here; there is a regular bus service to Antibes and along the coast, with a bus stop approximately 100 metres from the villa. Trains also run along the coast and the nearest station is 3km away at Gare de Biot. A car would be useful here but not essential.
  • Sightseeing is endless; you are ideally placed between Nice and Cannes, and very close to the town of Antibes. Further inland the lovely old villages of Valbonne, St Paul-de-Vence and Mougins are close by. Other places of interest are The Port and Old Town of Antibes, Vallauris and its potteries, the glassmakers in Biot, the City of Nice and the hills and forests of the Alpes Maritimes region.
  • Other entertainment includes the casinos & nightlife of Cannes, boat trips, cinema, the perfumeries in Grasse or a day at the beach. Just 3 kilometres away you’ll also find the site of the water park ‘Aquasplash’, the sealife park ‘Marineland’ and a fairground.

Facilities

 

  • Living room: is very large with rustic, high beamed ceilings and is accessed from the entrance hall. It is comfortably furnished with sofa and 5 armchairs around a fireplace, and has a large LCD TV (French), video and DVD player, a Hi-Fi with CD player & IPOD station. There is a small library of books, videos and DVDs available and there is even a piano for those who can play! It has fantastic under floor heating and there are French doors all around giving access directly onto the garden.

  • Dining room: is combined within the living room and has a circular table and chairs for 4 people. There is additional dining space for 8 people in the kitchen, on a long farmhouse table, but most of the year one would definitely eat outside on the dining terrace!

  • Kitchen: is newly fitted in 2007, and is large with beautiful antique furniture. It is very well-equipped for cooking and dining and has an oven & hob, microwave, dishwasher, fridge, freezer, coffee machines and toaster. There is a covered dining terrace with table and chairs adjacent to the kitchen.

  • Utility room: there is a large utility room adjacent to the kitchen with a washing machine, another fridge and an iron & ironing board.

  • Bedrooms: there are 5 good-sized bedrooms in total. The master bedroom has a double bed (140x190cm), a cute little fireplace and a window overlooking the gardens. The second bedroom is a large twin bedded room (each 80x200cm) plus it has an additional single bed (90x200) and window & door to the outside. Two of the other bedrooms are then furnished as teenager’s rooms, one with a single bed (90x200) and the other with a double bed (140x200) and windows over the garden. There is additional sleeping for a further 2 people on a sofa bed in the 5th bedroom

  • Bathrooms: there is one bathroom and 1 shower room, both of which are independent from the bedrooms. They are very well appointed with the bathroom having a bath, a shower over the bath and double washbasins. The shower room has a very large shower area, a bidet, a washbasin and heated towel rail. There are 2 independent WC’s along the hallway.

  • Outside: the house has secure entrance gates and a drive with parking for up to 3 cars. It has beautiful sunny, south-west facing gardens of some 2000 sq metres, which are laid to lawns, flower beds, olive, fig and fruit trees. There is an automatic watering system and the owner welcomes you to help yourself to fruit, vegetables and herbs from the garden during your stay!! There are 3 terraces – one next to the kitchen with a long dining table and chairs, a smaller one also outside the kitchen with a small table and chairs, and another in the garden under the shade of the trees, next to a large barbeque area. For the children there is a small inflatable paddling pool, badminton racquets, boules, a ping-pong table, bicycles and other games (climbing ropes). (Please note: there is a small fishpond in this garden so you may wish to consider the safety of small children).

  • Swimming pool: is recently built (2008) and is a ‘salt-water type’ (not chlorinated). It is next to the kitchen, well visible and is 8.4 x 4m in size with a depth of between 1.2 to 2m. It is secured by an approved alarm system and whilst always open is generally too cold to use before April/May. There are 4 sun loungers and two deckchairs around the pool. In addition to the pool, you have the water park ‘Aquasplash’, and the sea, just 3km away.

  • Internet: 8 Mb Wi-Fi connection is available here for your laptop.

  • Telephone: is not available here - sorry.

  • Baby facilities: a baby cot and high chair are available upon request.

  • Damage deposit: The owner requests a damage deposit of 2400 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: is included in the rental cost.

  • Electric & water: are included in the rental cost.

  • Winter heating: is paid separately to the owner and can be calculated either as 100 Euros per week or on a usage basis if you prefer – please ask for details. There is super under floor heating in the living room, two of the bedrooms and one bathroom. Wood will also be available for the fireplace.

  • End-of-stay cleaning: is included in the rental cost.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property the owner has included it in the rental.

  • Change over day: is normally a Saturday however the owners may be flexible upon request. Stays of a 2 week duration are preferred but not essential.

  • Long weekend stays: are not possible here - sorry.
     
  • Pets: are not permitted here – sorry (there is a cat which the owner kindly asks you to feed during your stay).

  • Smoking: is not permitted inside this property – sorry.

  • Supplementary services: the owner is able to arrange the following services for you as a supplement: Cleaner, Cook and other services upon request.

 

How To Get There

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.
  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 15 kilometres away. There are daily flights from the UK – please see the timetables here www.nice.aeroport.fr.
  • By TrainEurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Biot, approximately 4km away.
