General Description
- This newly built (2004), spacious 3-bedroom villa with private pool is in a quiet location close to the centre of
- This villa is immaculately presented and is approximately 130 sq metres in size. It comprises of a spacious living/dining room, an open plan kitchen, 3 bedrooms, 2 bath/shower rooms, 2 separate WC’s and a large dining terrace. There are some 1500 square metres of gardens, a large swimming pool and secure parking for up to 3 cars.

- The villa has a maximum occupancy of 7 people (plus babies) and would be suitable for a large family or group of friends.
The Local Area
- Local shops can be found approximately 3km away in the nearby town of Antibes, where you have a great choice of ‘boulangeries’, butchers, fish shops, cheese shops and markets. There are many restaurants here too, the best ones being amongst the tiny streets of the old town and along its ramparts. There is a large Carrefour supermarket just 3km from the house, in the other direction.

- Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging & rollerblading round the port, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
- Beaches can be found just 3km away, in and around
- The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
- Getting around you have a bus stop approximately 200metres from the house and a regular train service from Antibes station, enabling you to tour the coast and further inland to Grasse. A car however would be preferred from this location.
- Sightseeing is endless; you have Antibes and its historical old town and port; the town of Golfe-Juan and its Route Napoleon; Vallauris and its potteries; Cannes and its port, old town and famous Croissette; the beautiful Isles de Lerins just off Cannes; the charming hilltop village of Mougins; and the beautiful parkland just up behind the coastline. It is also possible to travel to Nice & Monaco and cross over the border to experience the flavour of
- Other entertainment includes shopping, the casinos & nightlife of Cannes, boat trips, cinema, wine tasting, helicopter rides, Aquasplash & Marineland at Biot, or just good old relaxing by the pool!
Facilities
- Living room: is accessed from the entrance hall, which has a desk and a computer with internet connection for use during your stay. The living room is large with 3 comfortable leather sofas (6 people), a coffee table, a wide-screen TV (TNT & Canal+ channels), a Hi-Fi and a CD player. There are patio windows along the front of the living room, giving access onto the dining terrace.
- Dining room: is combined within the living room, next to the kitchen, and has a table & chairs for 6 people. There is also a patio window giving access to the terrace.
- Kitchen: is Provencal style and open-plan. It is well-equipped for cooking and dining and has an oven, gas & electric hob, microwave, dishwasher, fridge with freezer compartment, toaster and coffee machine. There is also a small table and 2 chairs in the kitchen, ideal for casual dining.
- Utility room: is next to the kitchen, and has another fridge/freezer, a washing machine and an iron & ironing board.
- Bedrooms: there are three in total, one on the ground floor and two upstairs. The master bedroom is upstairs and is furnished with 2 single beds (90cm wide, or a king-size when placed together) and fitted wardrobes. It has a flat screen TV, DVD and video player and doors giving access to a private, sunny terrace with views over the pool. There is another bedroom on the first floor which is also furnished with 2 single beds (80 cm wide, or a double together) and free-standing wardrobes. The bedroom on the ground floor is furnished with 2 single beds (90cm wide, or a king size together) and fitted wardrobes. This room has patio windows giving access to its own small terrace. There is additional sleeping for one further person on a foldaway bed, usually kept in the master bedroom.
- Bathrooms: there is a well-appointed shower room on the ground floor and a bathroom on the first floor with a bath, a shower cubicle and a washbasin. There are independent WC’s on both floors.
- Outside: the villa is located at the end of a small, private road and is accessed through electrically operated gates. It has beautiful south-westerly facing gardens of approximately 1500 sq metres, totally enclosed, and planted with lawns, Mediterranean flowers and fruit trees. There is a terrace from the living room and kitchen, which has a table & 6 chairs, and great views over the pool and the sea. There are parking spaces for up to 3 vehicles directly next to the house.
- Swimming pool: is huge (10x5 metres) and is private to the villa. It is secured for children by railings and by a gate from the terrace. There are 8 sun loungers placed around the pool in a south and westerly direction.
- Internet: connection is available here for your laptop via Wi-Fi, and there is also a computer available for your use.
- Telephone: is not available here - sorry.
- Baby facilities: a baby cot is available here upon request.
- Damage deposit: The owner requests a damage deposit of 1000 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
- Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 17 Euros per person, per change, paid directly to the owner.
- Gas & water: are included in the rental cost. Electric: is included from the beginning of April to the end of September.
- Winter heating: is a supplement of 80 Euros per week from the end of September to the beginning of January, and is paid directly to the owner.
- End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it in duplicate. It is 80 Euros and is paid directly to the owner on arrival.
- Taxe de Séjour: in
- Change over day: is normally a Saturday however the owners may be flexible upon request. Stays of a minimum 2-week duration are requested during the popular months of July & August.
- Long weekend stays: are not possible here - sorry.
- Pets: are permitted here upon request - please ask for details.
- Supplementary services: may be organised as a supplement upon request. Please ask about: Babysitter, Chauffeur, Daily cleaner, Chef.
