  • This spacious, immaculately-presented four bedroom villa with private pool is in a lovely quiet woodland location, close to the hinterland village of Roquefort-les-Pins. Recently built, with high ceilings & exposed beams, it’s in a traditional style but with contemporary internal finish.

  • It offers approximately 220 sq metres of comfortable living accommodation, set on a large terrain of 2500 sq. m. It comprises a very grand living/dining room, modern open-plan kitchen, utility room, four good bedrooms, three bathrooms, a long covered terrace, landscaped gardens, private swimming pool and parking for up to three cars. Its modern construction keeps it nicely insulated, cool in the summer and warm in winter.

  • The villa’s situated in a popular location, conveniently between the towns of Grasse & Nice and only 20 minutes’ drive from the international airport.

  • It has a maximum occupancy of 8 people (plus babies) and with two bedrooms on each level, it would be perfect for two small families or a large group of friends holidaying together.

The Local Area

 

  • Local shops, restaurants, boulangeries, banks and supermarket can be found approximately 2.5km away in the village of Roquefort. More can be found in the nearby medieval village of Valbonne, where you'll find specialist shops, like wine, delicatessens, fromageries and patisseries. The larger town of Grasse is also not too far away.

  • Local markets are held in the mornings all year round in Roquefort on a Wednesday and Valbonne on a Friday. Here you can choose from wonderful fresh displays of olives, cheese, fruit and vegetables.

  • Sporting activities in the area are abundant – there are many superb golf courses between 4 and 9km away at Biot, Valbonne, Mougins and Opio. There is also tennis, fishing, horse riding, water sports, carting, paintball and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 14km away at Cagnes-sur-Mer, where you’ll also find a wonderful seaside promenade for walking, jogging, cycling and rollerblading. A little further to the east and you’ll find yourself on the famous ‘Promenade des Anglais’ in Nice and to the west, the sandy beaches of Antibes, Juan-les-Pins and Cannes.

  • The ski stations of Greoliere, Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around is only possible from this property by car; however once in the village of Roquefort there are regular buses in the directions of Grasse, Nice and the airport. Trains can also be taken from the village of Mouans-Sartoux & Grasse towards Cannes, and from Villeneuve-Loubet-Plage towards Nice and Italy. The train service along the coast is excellent.

  • Sightseeing is endless; the nearest places of interest are the mediaeval village of Valbonne, where there’s a lovely square with restaurants for al-fresco dining; Pont du Loup which has a traditional French sweet factory for the kids; the town of Grasse and its perfumeries; the perched village of Gourdon with its amazing views to the sea;  the old perched villages of Mougins and St Paul-de-Vence and their restaurants and art galleries; the old town and Matisse Chapel of Vence; the medieval village of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; Nice and its old town and port; the nearby towns and marinas at Antibes & Cannes; the village and glass makers of Biot; a trip to glamorous Monaco and then over the border to experience the flavour of Italy!

  • Other entertainment includes exploring the beautiful surrounding countryside, French cinema, wine tasting, art galleries, the water park ‘Aquasplash’ & the sea world ‘Marineland’ in Biot, ‘Ludi Park’ of activities (ideal for families), or just good old relaxing by the pool!

Facilities

 

  • Living room: is huge, with fabulous lofty ceilings & exposed beams, and is furnished with large sofa, TV (French & BBC), DVD player, HI-FI, long dining table and chairs. The vast sliding windows open up and disappear into the walls giving access to a large covered terrace, garden and pool.

  • Kitchen: very modern, well-equipped and open-plan; has stainless steel oven, induction hob, hood, microwave, dishwasher, fridge, freezer, toaster, kettle and coffee machine.

  • Utility room: is large with sink, washing machine, dryer, iron & ironing board and door out to sunny terrace.

  • Bedrooms: four in total, two on the ground floor and two upstairs. The master is downstairs and furnished with double bed (160x180cm) & large range of wardrobes, with en-suite bathroom and doors out to the terrace. The three other bedrooms all have double beds (140x180cm) and fitted wardrobes.

  • Bathrooms: two bathrooms, one shower-room and one independent WC, all with modern, stylish fittings; the largest bathroom is en-suite to the master bedroom and has corner bath, separate shower, washbasin and WC. The shower-room is also on the ground floor and has shower cubicle, washbasin and WC. The other bathroom is upstairs and serves the two bedrooms with bath, separate shower and washbasin. There’s also an independent WC on this level. Hairdryer available.

  • Outside: there are secure, private gardens of approximately 2500 sq. metres planted to lawns, palms, cypresses and pine trees. It has a large, south-facing terrace accessed from the living room, kitchen and master bedroom, furnished with sofa, armchairs, coffee table, dining table & 9 chairs and a gas barbeque for the summer. There’s a garage plus parking for up to 3 cars.

  • Swimming pool: private and secured for children with an alarm, 10x5m, with poolside shower and 6 sun loungers available.

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: landline available with free calls to European and North American landlines.

  • Baby facilities: baby cot and high chair available upon request.

  • Damage deposit: the owner requests a damage deposit of 2000 Euros; if you prefer, this can be made by way of 200 Euros cash on arrival and the balance by way of a ‘credit card guarantee’ with JDV in advance of arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: a full set is provided at the beginning of the stay and included in the rental. It would be necessary to take your own pool towels.

  • Electric & water: included in the rental cost.

  • Winter heating: for stays during the winter months, there's a charge of 100 Euros per week, paid directly to the owner – please ask for details.

  • End-of-stay cleaning: included in the rental cost.

  • Taxe de Séjour: in France, it is usually necessary to pay this at the end of your stay. For this property the owner has included it in the rental cost.

  • Change over day: normally a Saturday, however the owners may be flexible upon request.

  • Long weekend stays: are possible here out of the peak season - please ask for details.

  • Pets: permitted here upon request - please ask for details.

  • Smoking: not permitted inside this property, but terrace is OK (with ashtray, beware fire risk)

  • Supplementary services: additional cleaning, chef, babysitting may be available by prior request

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 20 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Mouans-Sartoux or Villeneuve-Loubet-Plage.
