General Description

 

  • This architect designed, loft-style 3 bedroom villa with pool has been fabulously styled and you can enjoy the breathtaking south-westerly views over the whole of Nice, down to the sea! It boasts a creative collection of furnishings, décor & art and would be perfect for those appreciating contemporary design.

  • Quietly situated in a small, private domain of just 12 houses, the villa is approx 180 sq metres in size. It comprises of a spacious living/dining room, stylish kitchen, utility room, 3 bedrooms, 2 bathrooms, independent WC, long balcony, large terrace, basin type pool, gardens and parking for two vehicles. An interesting point on this house is that the curved front elevation is representing a ‘wave’.

  • A great place in which to base yourself for a holiday in Nice, being just 5km from the centre and 3km from the port & old town. In the other direction, only 5 km and you'll find yourself in the popular coastal town of Villefranche and its beaches.

  • Apart from its superb interior design the most amazing feature of this villa are its views. From all rooms you can take in the panoramic views over the whole of Nice, the airport, the sea, Cap d’Antibes & the mountains beyond! In the evening, the outlook turns into a golden sunset and then becomes a plateau of twinkling lights.

  • It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends seeking a quiet location, yet minutes from town (please note: this villa is not suitable for small children below the age of 5, however fine for babies).

  • If you are going as a larger group, please ask for details of another villa within this same residence.

The Local Area

 

  • Local shops, restaurants and boulangeries can be found approximately 1km away and a supermarket at 3km in the town of Nice.

  • Local markets are held in Nice and in Villefranche. The most well known is in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers, vegetables and fresh produce. There is also an interesting antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 5km away along the Promenade des Anglais and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’. The beaches of Villefranche-sur-Mer are also just less than 6km away.

  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around from here is easy. You have the bus and train services, which all start from Nice and work their way along the coast and further inland. There is a bus stop within walking distance of this villa. A car is preferred here but not essential.

  • Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!

Facilities

 

  • Living room: entered via the front door of the house. The first thing that will greet you is the amazing views from all windows! Comfortably furnished with daybed sofa, two leather armchairs, coffee table and other fine pieces of furniture, all set beside a modern fireplace. Large flat screen TV (International) & DVD player. Large windows open out to terrace and pool.

  • Dining area: between living area and kitchen, with modern square table and chairs set in front of large window with those amazing views.

  • Kitchen: adjacent to dining area and very modern. Well equipped for cooking with oven, gas hob, microwave, dishwasher, large fridge, large freezer, coffee machine & toaster. The sink is located right in front of the window so domestic work has never been so interesting with these views!

  • Utility room: next to kitchen with washing machine, iron & ironing board and additional fridge.

  • Bedrooms: three in total, all with views and on the one level downstairs from the living room. Master bedroom suite is wonderful with large double bed, TV, DVD player, Hi-Fi and doors opening out to long balcony. Also has dressing room and chic en-suite shower room. Second bedroom located at opposite end, with comfortable double sofa bed (photo 17, current furniture to be replaced), fitted wardrobes and huge windows. Third bedroom located between these two bedrooms, furnished as additional living area with TV, DVD player & video but also 2 single beds suitable for sleeping (please note: this bedroom is open to the hall/stairs and it’s necessary to pass through this room to get to the second bedroom).

  • Bathrooms: two very stylish bathrooms fully tiled in beautiful slate, plus one independent WC. Master bedroom en-suite has large shower area and washbasin, both in beautiful marble, and WC. Enjoy the spectacular views whilst taking a hot shower! The other 2 bedrooms share independent bathroom with deep, mosaic-tiled bath, washbasin and WC. Independent WC upstairs on living room level.

  • Outside: the house is located within a small, private residence enclosed with electric gates. Outside the living room, large timber & paved terrace with barbeque, furnished with modern dining & lounge furniture. Steps down to long balcony spanning the whole lower level of the house. Raised pool level and then steps up to further garden area with seating, filled with variety of mediterranean flowers and trees. Regular maintenance of the garden and pool included.

  • Swimming pool: is long basin type, 8 x 2.5 metres and 1.2 m deep, secured by alarm – ideal for cooling off in the summer months and exercising. Finished in Moroccan style mosaic tiles, has beautiful infinity water cascade at one end. Poolside seating and sun lounger for you to relax and take in the views; also external pool shower & WC.

  • Internet: connection available for your laptop via Wi-Fi.

  • Telephone: landline not available here, but you could always make calls through your computer.

  • Baby facilities: necessary to take your own travel cot, or please ask us about local hire company.

  • Damage deposit: owner requests a damage deposit of up to 3000 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: included in the rental cost.

  • Gas, electric & water: all included in the rental cost.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it in duplicate. It is 200 Euros and is paid directly to the owner.

  • Taxe de Séjour: included in the rental cost.

  • Change over day: normally a Saturday however the owners may be flexible upon request. Stays of minimum 2 week duration preferred.

  • Long weekend stays: not possible here - sorry.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted inside this property – sorry.

  • Supplementary services: the owner may be able to arrange the following services for you, as a supplement: Daily cleaner

How To Get There

 

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 15 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus and train services from the airport to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Gare Riquier.
