General Description

 

  • This modern, 3-bedroom villa with private pool has quick and easy access to both Nice and Villefranche-sur-Mer. Its interior design is amazing and it would be a winner with art lovers, as it boasts the most interesting collection of art and ornaments.  It has superb westerly-facing views over the whole of Nice, and down to the sea!

  • The villa is situated in a small, private residence of just 12 houses and is approximately 160 sq metres in size, set over 3 levels. It comprises of a large living/dining room, a well-equipped kitchen, 3 bedrooms, 2 bath/shower rooms, 2 separate WC’s and a large dining terrace with swimming pool. On the ground floor of the villa there is also a large entrance hall, with door through to a garage and utility area. The garage offers secured parking for 2 vehicles and there is additional parking in the road outside the villa.

  • The villa is in a peaceful location, just 5km from the centre of Nice, and 3km from the Port and the Old Town. Just 5km in the other direction, it is also very easy to get to the charming coastal town of Villefranche-sur-Mer and its beaches.

  • The most amazing thing about this villa is its views. In the living room you can throw open the large, sliding windows and take in the panoramic, breathtaking views over the whole of Nice, the airport, the sea, Cap d’Antibes and the mountains beyond! You also get these same views from the terrace.

  • It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family, or group of friends, seeking a quiet location yet minutes from town. This villa is not suitable for small children below the age of 5, however it is fine for babies who are not yet walking.

 

The Local Area

 

  • Local shops, restaurants and a boulangerie can be found approximately 1km away, and a supermarket can be found 3km away in the town.

  • Local markets are held in Nice and in Villefranche. The most well known is in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers, vegetables and fresh produce. There is also an interesting antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 5km away along the Promenade des Anglais and right along the front of Nice as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport. The beaches of Villefranche-sur-Mer are also just less than 6km away.

  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around from here is easy. You have the bus and train services, which all start from Nice and work their way along the coast and further inland. There is a bus stop within walking distance of this villa. A car is preferred but not essential here.

  • Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!

 

Facilities

 

  • Living room: is entered via a staircase coming up from the entrance hall on the ground floor below.  From the top of the stairs, the first thing that will greet you will be the amazing views from the windows! The room’s comfortably furnished with leather sofas, two stylish armchairs, coffee table, beautiful pieces of antique furniture, a large flat screen TV (International), DVD, Hi-Fi and CD player. There are also French doors opening out to a small terrace at the side of the house.

  • Dining room: is combined within the living room and has a large table and chairs for 6 people. There is a door leading out the dining terrace, where you can choose to eat alfresco if you prefer!

  • Kitchen: is adjacent to the dining room and is very well-equipped for cooking and dining. It has an oven, gas hob, microwave, dishwasher, large American style fridge-freezer with ice maker and coffee machine. There is also a door leading out from here to the dining terrace.

  • Utility room: is on the ground floor, beneath the villa and has an additional freezer, washing machine, iron & ironing board.

  • Bedrooms: there are three in total, which all have air-conditioning and are upstairs on the first floor. The master bedroom has a double bed (160x200), two chairs, a TV & Hi-Fi and an en-suite bathroom. There are large sliding windows giving views over the pool and smaller windows giving views over Nice. The other two bedrooms are furnished with very high quality sofa beds (as good as a true beds, both 140cm wide). One of these bedrooms is also furnished as an office, and has large windows with fantastic views over Nice.

  • Bathrooms: there are two bath/shower rooms and 2 independent WC’s. The master bedroom has an en-suite bathroom, fitted out with wardrobes, and has a Jacuzzi bath, shower over, washbasin & bidet. The other 2 bedrooms share an independent shower room which has a shower, washbasin and bidet. One of the independent WC’s is on a mid-level between living room and bedrooms, and the other is on the bedroom level.

  • Outside: the house is located within a small, private residence which is enclosed with electric gates. There is no garden to the villa, but it does have a beautiful terrace and small swimming pool. The terrace is furnished with a lovely teak table and 6 chairs (which can be extended for up to 10 people) and there is a variety of Mediterranean flowers and trees planted in the borders and large pots. Next to the dining area is a small outside kitchen, with a barbeque and pizza oven. There is an electrically operated sun canopy over the table, giving you some shade from that lovely sunshine whilst you are dining.

  • Swimming pool: is small but perfectly formed! It is 8.5x2.5 metres, with a good depth and is secured for children by an alarm. There are 2 sun loungers by the pool so you can relax and take in the views, and there is a small shower next to the outside kitchen.

  • Internet: connection is available here for your laptop via Wi-Fi.

  • Telephone: is not available here - sorry.

  • Baby facilities: a baby cot is available here upon request.

  • Damage deposit: The owner requests a damage deposit of 2000 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: is included in the rental cost.

  • Gas, electric & water: are all included in the rental cost.

  • Winter heating: is included in the rental cost.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it in duplicate. It is 150 Euros and is paid directly to the owner. Two hours of cleaning per week is included in the rental price.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property the owner has included it in the rental cost.

  • Change over day: is normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: are not possible here - sorry.

  • Pets: are not permitted here – sorry.

  • Smoking: is not permitted inside this property – sorry.

  • Supplementary services: we may be able to arrange the following services for you, as a supplement: Babysitter, Chauffeur, Daily cleaner, Chef.

How To Get There

 

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 15 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus and train services from the airport to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Gare Riquier.
