General Description

• Villa Anna is a beautiful and spacious house set in 5000sqm of garden and is surrounded with vines and olive trees. It is ideally situated for those who enjoy the tranquility of a rural setting but is just a short distance to the bustling villages and the Mediterranean coast.

• There are four large bedrooms, two with double beds and two with single beds and each has its own bath/shower room. The living room and dining room open out on to the large covered terrace and garden and overlooks the pool which is very child friendly and secure. The whole house is air conditioned.

• There is an outside barbeque and kitchen on the terrace, but if you prefer there is a chef available on request at Villa Anna should you decide to take a break from the cooking.

• Imagine yourself lazing in the hammock in the shade of the pines and sipping a refreshing drink…perfect at this villa.

The Local Area

• Sports facilities/Activities: Apart from playing Pentanque at the villa you can venture out on foot or mountain bike and enjoy the perfect terrain and beautiful views. Close by there is canoeing, golf and horse riding.

• The local markets in the region are colorful and interesting. There are three in this area where you can buy all your fresh and seasonal fruit and vegetables, flowers and local chesses and wine.

• Take a break from cooking and go enjoy the excellent local restaurants in Seillans and Fayence.

• A large Supermarket is just 4 kms away and there are smaller supermarkets in the villages.

Facilities

• Living/Dining Room: is very spacious and comfortable with two French windows leading out on to the sunny south facing terrace and overlooking the pool. There is a large dining table and chairs, two comfy sofas, and an international TV and DVD.

• Kitchen: the kitchen, which opens out into the dining area is very modern and well equipped with a American style fridge/freezer, a gas hob and electric oven and dishwasher. The huge glass sliding doors open out on to the large dining terrace.

• Utility Room: is next to the kitchen and houses the washing machine and tumble dryer as well as the microwave and a further fridge and freezer.

• Bedrooms: there are four bright and spacious bedrooms, three on the first floor and one on the ground floor The two ’master’ bedrooms have their own bathroom with shower. The two further large bedrooms have single beds with their own shower rooms.

• Additional bedroom/study: leading from the downstairs bedroom there is a large room with access to the front and rear of the house. There is a double sofa bed.

  Bathrooms: Each bedroom has its own bath or shower room and bedrooms three and four share the toilet.

• Outside: There is a large and very attractive garden (5000sqm) with lots of beautiful plants, 200 vines and 20 olives trees as well a variety of mature shrubs. Leading from the kitchen/dining room window there is a private, south facing open and covered terrace with a large sofas, a table and chairs and with a built in barbeque. There is a smaller terrace off the study.

• Garage: There is ample room for parking at the front of the house and there is also a double garage.

• Swimming Pool: is very secure for children with railings and a child-proof gate (obligatory in France). The pool can be lit and there is also an alarm. The pool is 12m x 4m and there is lots of room for poolside furniture.

• Internet: connection is available for your laptop via Wi-Fi.

• Telephone: is available at the house.

• Baby facilities: there are 2 cots and a high chair.

• Bed and bathroom linens: There is a charge of 13 euros per person. Please bring your own pool/beach towels.

• Winter heating: is included in the rental cost.

• Gas, electric and water: is included in the rental cost.

• End-of-stay cleaning: there is a charge of 110 euros payable on departure.

• Taxe de Sejour: In France, it is necessary to pay a ‘Tax de Sejour’ at the end of your stay. It has been included here in the rental cost.

• Damage deposit: The owner requests a damage deposit of  £700, or the equivalent , to be paid with the final payment. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

• Change over day: is normally Saturday, but please enquire.

• Long weekend stays and mini breaks: may be possible, please enquire.

• Pets: are permitted here - please enquire

• Smoking: is not permitted inside this property - sorry.

   

How To Get There

• By Car – The villa is 1½ km from the nearest village so a car is advisable. The A8 / E80 autoroute is approximately 20 minuites from the Villa.

• By Air - The nearest international airport to this property is Nice and the villa in within an hours drive.

• By Train - The Eurostar/TGV high speed train runs from London to Les Arcs, Draguignan and is within 45 minutes of the property.
