General Description

 

  • This beautiful, very large five bedroom 'Mas' with private pool, dates back to the 18th Century and is set upon approximately 1.4 hectares of land. Until 2004 the house was in the ownership of members of the Dom Perignon family; since then it has been acquired by new owners and has been substantially renovated. It sits on a hillside with spectacular views across the plain of Grasse down to the Mediterranean Sea.

  • The house offers approximately 400 sq metres of living space and comprises of a very grand hallway, spacious living room, very well-equipped kitchen, pantry, large dining room, TV room/study, galleried landing, 5 good bedrooms, 5 bath or shower rooms, utility room, two large covered terraces, beautifully landscaped gardens, private swimming pool and parking for two to three cars.

  • There is also an opportunity to rent (by arrangement) a separate two bedroom apartment located in outbuildings just across from the main house. This accommodation is suitable for a further 4 people and would make for very comfortable separate quarters, or could be useful accommodation for an au-pair or staff (see ‘Additional accommodation’ below).

  • The house is in a peaceful location close to the villages of Opio and Châteauneuf and is conveniently located to reach the larger town of Grasse. It is lived in by the owners the rest of the year so it is decorated and designed as a home, not as a secondary residence. The main house is a stone building and retains the cool in the summer, however all bedrooms and living rooms have ceiling fans.

  • It has a maximum occupancy of 10 people plus babies (14 including the additional apartment) and would be perfect for two families or a large group of friends holidaying together.

The Local Area

 

  • Local shops, restaurants, boulangeries and a supermarket can be found just 5 minutes drive away in the village of Opio. Further facilities can be found in the nearby villages and towns of Valbonne (10 mins) Mougins (20 mins) & Grasse (20 mins). A welcome pack of things like tea, coffee, milk, butter, fruit juice, olive oil and marmalade is made available for you on arrival.

  • Local markets, where you can buy a superb array of local produce like olives, cheese, wine and breads are held in Grasse and the neighbouring villages of Chateauneuf & Valbonne.

  • Sporting activities in the area are abundant– golf is a favourite in this region where you will find the courses of Opio (just 5 mins away) Opio-Valbonne and Royal Mougins. There is also tennis within 5-10 mins away and for those who like horse riding, Le Ranch. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found approximately 30 minutes drive away in Antibes, Juan-les-Pins or Cannes.

  • The ski stations of Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around, a car would be preferable here. It is possible however to take a taxi to the nearby town of Grasse, where you can then take the SNCF train to Cannes, along the coast to Nice and into Italy.

  • Sightseeing is endless; you are ideally placed here to tour the Cote d’Azur! The nearest places of interest are: the charming hilltop villages of Opio, Chateauneuf, & Gourdon; the picturesque village of Valbonne with its food and clothes markets; the town of Grasse with its perfumeries; the town of Cannes with its “Croisette”, designer shops & beaches; the old town and art galleries of Mougins; the village of Vallauris and its potteries; the village of Biot and its glass makers; the famous village of St Paul-de-Vence and its art galleries; the port and old town of Antibes; the City and port of Nice.

  • Other entertainment includes shopping, the casinos & nightlife of Cannes, boat trips, cinemas, wine tasting, dining out in village squares, Marineland and Aquasplash at Biot, or just good old relaxing by the pool!

Facilities

 

  • Entrance: through beautiful old double doors, enter the house into an impressive hallway with double height ceilings, winding staircase and galleried landing. Also WC and cloakroom here.

  • Living room: accessed from the hall, very spacious (45 m²) and beautifully furnished, with open fire place and large comfortable sofas offering seating for up to 10 people. Lovely views and doors opening to the covered terrace areas and gardens.

  • Dining room: adjacent to living room and open to kitchen, a large room (26 m²) tastefully furnished with a long table & chairs seating up to 10 people. Doors out to covered terrace.

  • Kitchen: off the entrance hall, very large (32m²) and superbly equipped. With wooden beams and lots of character, furnished with long table & chairs offering seating for up to ten people. Provençal in style with a mix of wood, stone and modern steel, it has a huge ‘range’ style double-oven (gas and electric), two dishwashers, microwave, American fridge/freezer, state-of-the-art built-in coffee/espresso machine, kettle & toaster. Door leading out onto small terrace furnished with teak table & chairs; sunny in the morning and ideal for breakfast! Large pantry off kitchen with storage and additional fridge.

  • Utility room:  upstairs near the bedrooms, with full facilities for washing, drying & ironing clothes.

  • Bedrooms: five in total, all with own bath or shower room. Up the winding staircase, magnificent master bedroom has super king-size bed (200cm wide), tasteful furniture, fitted wardrobes & flat screen TV. It has superb en-suite bathroom (41m²) where you can sit in bath and enjoy views across the olive trees to the Mediterranean! Next bedroom, also with double bed and en-suite shower-room - glorious views can be appreciated from both the bed and the shower! Another large bedroom, with antique four-poster double bed and additional single bed/daybed. Facing onto the pool, a large extension to the main house which constitutes separate accommodation and has further two bedrooms. Both bedrooms with double beds, doors onto small patios (with views either to pool or sea) and very stylish en-suite shower rooms. Ceiling fans in all bedrooms.

  • Bathrooms: five superb, modern bath or shower rooms and two independent WCs. En-suite to master bedroom, huge open plan bathroom with beautiful bath (set in front of opening windows with super views!) independent shower, double antique washbasins and enclosed WC. En-suite to bedroom 2, large shower area and window with views, washbasin & WC. Another directly across the landing from bedroom 3, with bath, over bath shower, washbasin and WC. En-suite to bedroom 4, very stylish shower room with large shower area, washbasin & WC. En-suite to bedroom 5, a large stylish shower room, with shower area, washbasin & WC. Also a further 2 separate WC’s, one in entrance hall and one between bedrooms 4 & 5. Hairdryer available.

  • Other rooms: off the entrance hall, television room/study (24m²) with comfy sofas, wide screen television (with SKY TV) and DVD player.

    VILLA AGAPANTHE POOLHOUSE

  • Additional accommodation: set back from main house, behind a stone wall, separate two bedroom apartment looking out onto olive trees. Has one double bedroom and one with two single beds; kitchenette/living room; shared bathroom with bath, over bath shower, hand basin & WC; air-conditioning. This apartment can be made available as supplement, upon prior request - please ask for details.

  • Outside: land of 1.4 hectares in total, containing terraced olive groves with over 250 olive and orange trees, from which the owner makes their own marmalade and olive oil. The house is approached by long winding driveway leading to the front, where there is parking for 2 or 3 cars. From this arrival point, the view over the plain takes your breath away! Both living room and dining room open onto outside sitting area shaded under arches from the hot sun with Indonesian and Moroccan furniture (beautiful table and chairs). This area looks out onto lawns, again with that fantastic view. Steps lead off the lawn up to swimming pool which is situated on a higher level. Beyond the pool there is large open but shaded area for some respite from the heat of day. There is also a vegetable garden. Outside the kitchen there is also a terrace with table & chairs for dining, gets the morning sun & ideal for breakfast! In the gardens there is also a barbeque, trampoline & table tennis.

  • Swimming pool: is large (15 x 6 meters) and secured with 2 alarms. It has ‘astro’ type turf around and there are numerous Italian wrought-iron sun loungers placed around it. Steps at one corner of pool, about 1 meter in the shallow end and not too deep at the other.

  • Internet/Telephone: Wi-Fi for your laptop & telephone both available at cost of 25 Euro per week. Telephone covers all land line calls in Europe and North America and to limited mobiles.

  • Baby facilities: baby cot and high chair available upon request.

  • Damage deposit: The owner requests damage deposit of 1000 Euros on arrival. Refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: weekly change included in rental cost. Pool towels also provided.

  • Gas, electric & water: all included in rental cost.

  • Cleaning: 12 hours per week included in the rental (but not daily cleaning, bed making, clearing up etc). Additional cleaning can be arranged at 15 Euros per hour. If left in a bad state at end of rental a charge may be deducted from the damage deposit for extra cleaning.

  • Taxe de Séjour: in France, sometimes necessary to pay this at the end of your stay. For this property it is not applicable.

  • Change over day: normally Saturday however the owners may be flexible upon request. Stays of 2 week duration preferred, but not essential, during July & August.

  • Long weekend stays: not possible here - sorry.

  • Pets: permitted here upon request - please ask for details. Please note: there is no secure fencing.

  • Smoking: not permitted inside this property – sorry.

  • Supplementary services: owner’s housekeeper lives on site and is a fantastic cook. Can also be employed to do more cleaning - washing - ironing - shopping - baby sitting etc at an extra cost paid to her direct. She can also prepare an arrival meal by prior request.

  • Environmental features: recycling bins at the entrance gate for bottles & magazines. Also some solar panels for hot water.

How To Get There

 

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 40 minutes away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Grasse (change at Cannes).
