General Description

  • Looking for a large, private, beautiful house in a stunning part of the South of France? Then Mas du Roumengoux could be just the place for your special holiday!  Sleeping a maximum of 10 people in 5 lovely bedrooms, this house is ideal for a family holiday, or perhaps for 2 families sharing a holiday property, or indeed three or four couples holidaying together.  This is a truly fantastic house to have that special holiday or celebration.
  • Just on the outskirts of Mirepoix you drive up to the Mas via a long, private drive through mature trees. As the drive opens out, the hilltop setting of the house and garden becomes apparent.  The house is set in 50 hectares of grounds and has spectacular panoramic views and has recently been totally renovated with a very good taste. A private oval-shaped pool (12m x 5m) is set in the garden and for protection from the hot, summer sun there's an Unopiu sail shade.
  • The house has three double bedrooms and two twin bedrooms; one ensuite bathroom, one en-suite shower room and a family bath/shower room - all with very high quality furnishings and fittings. The extremely spacious open-plan living area comprises a dining room with large table seating 10 and a sitting room with comfortable sofas and armchairs and a log-burning stone fireplace - lovely if you are holidaying in the cooler months. This spacious area has no less than 4 sets of double French windows opening out onto the garden. 
  • Despite the secluded nature of the house, Mirepoix, with its lovely galleried shops and restaurants set around the ancient market place, is just a few minutes drive away.  The medieval city of Carcassonne is less than a 40-minute drive.  The Pyrenees can be seen in the near distance and the area is great for visitng the Cathar Castles such as Montsegur; Rennes-le-Chateau, the Canal du Midi, Andorra, Spain and much more. 

The Local Area

  • The countryside around here is extremely attractive with gently rolling hills, woods,vineyards and acres of sunflowers in the summer. You can very often see the snow-capped Pyrenees in the distance.  Mirepoix, just 3 kms from the house, is a medieval bastide town and is located approximately halfway between Carcassonne and Foix.  From its central square you can admire the half-timbered houses supported on wooden pillars which make a magnificent covered arcade housing a wide variety of shops and restaurants.
  • The Ariege region is fantastic for walking, cycling, horseriding and fishing in unspoiled surroundings - even in the heart of the summer  season it never feels crowded. You can also enjoy fishing, rock-climbing, white-water rafting and winter sports. For golfers, there is a golf course at Carcassonne - about 40 minutes drive.
  • There's much to see and do in the area - but a visit would not be complete without seeing Mirepoix, Carcassonne, Limoux, the Cathar castles - in particular Montsegur, the Park of Prehistoric Art at Tarascon, the Canal du Midi, Rennes le Chateau, and perhaps even a day trip to Andorra or Spain.
  • Markets: Markets around here are colourful, interesting and full of fresh, local produce - Mirepoix has a fantastic weekly market in the square.  You'll also find markets in Carcassonne, Limoux, Foix and other surrounding towns and villages.
  • Restaurants:  There's a good variety of restaurants locally in Mirepoix - Joie de Vivre will be pleased to recommend some when you make a booking.
  • Supermarket: The nearest one is in Mirepoix - 3 kms. 

Facilities

  • Living Room: A spacious, light and airy room with no less than 4 sets of double French windows opening out onto the garden.  Two three-seater sofas and two armchairs provide comfortable seating with a large, stone, wood-burning fireplace for cosy evenings in the winter months. Sky TV is provided.
  • Dining Room: This has a large dining table seating 10, a beautiful armoire and a dresser.
  • Kitchen: This is modern and fully-equipped and has double French windows opening out onto the covered terrace. It is equipped with a fridge, oven, hob, microwave, dishwasher etc.  In a separate utility area there's a washing machine, tumble dryer, ironing board and iron and a deep freeze.
  • Bedrooms: The south- and west-facing master bedroom has a double bed and an en-suite bathroom, with a washbasin and a WC.  There's a further south-facing double bedroom with an en-suite shower room with washbasin and WC.  The third double bedroom is east-and north-facing with a spectacular view from the window.  The other two bedrooms are both twin-bedded rooms.  All the bedrooms have storage and hanging and have been thoughtfully and tastefully furnished and decorated.
  • Bathrooms: The family bathroom has a bath, a separate shower, twin washbasins and a WC.  The en-suite to the master bedroom has a bath, washbasin and WC, and the other ensuite has a shower, washbasin and WC.  There is also a separate WC on the 1st floor.  All bath and shower room areas are newly fitted with high quality fitments.
  • Other rooms: There is a library with a selection of books, a TV receiving UK free-to-air channels and a DVD player. On the ground floor, there's a further WC.
  • Outside: The hilltop garden is large and mainly laid to grass.  It is unfenced and shade, when required, is provided by the trees.   There are deck chairs and sunbeds available for your use.  There is a large (8m x 2.5m) southeast-facing, covered terrace accessed via French windows from the house or from the garden - this is ideal for al fresco dining with a large dining table, 10 chairs and a barbecue.  A Unopia sail sun shade is available for use in the garden on hot and sunny days. There is ample parking near the house.
  • Swimming Pool: Oval-shaped (12m x 5m) with a newly paved surround - this is a private pool for the guests in the house.  It has a security cover which is easily removed for swimming. Sunbeds and deck chairs are provided around the pool.
  • Internet:  Sorry - there is not presently an internet connection here.
  • Telephone: Sorry - there is no telephone connection here.
  • Winter Heating: A supplementary charge of 80 Euros per week is made from 1st November to 30th April.
  • Gas, Electric and Water: are all included in the rental cost.
  • End of Stay Cleaning: Is not included in the rental price. If guests would like to arrange end-of-stay cleaning this should be booked in advance - the charge is 70 Euros.
  • Bed & Bathrom Linen: Is included in the rental cost
  • Taxe de Sejour: In France it is necessary to pay a Taxe de Sejour at the end of your stay.  It has been included here in the rental cost.
  • Damage Deposit: The owners request a damage deposit of £200 or 300 Euros on arrival.  This will be refunded to you at the end of your stay less the replacement cost of any breakages.
  • Change Over Day: Normally Saturday, but may be negotiable out of High and Peak Season, according to availability
  • Pets: are not permitted here - sorry.
  • Smoking - is not permitted here - sorry.

How To Get There

  • By Car: Mirepoix is situated about 28 kms south west of Exit 22 on the A61 Entre Deux Mers autoroute. It is about 45 kms from Carcassonne.
  • By Air: Whilst Carcassonne Airport is the nearest - about 45-minutes drive.  Carcassonne airport is serviced by Ryanair from various airports in the UK. The house is also quite close to Toulouse airport which about a 1 hour 15-minute drive.  Other possible airports would be Beziers, Montpellier or Perpignan.
