General Description

  • This recently built, two bedroom house with shared pool and tennis is immaculately presented, and located in a private residence of just 8 houses; a short walk from the famous artist village of St Paul de Vence.
  • It’s approximately 85 sq metres overall and comprises of a comfortable living/dining room, a very modern open plan kitchen, two bedrooms, two en-suite shower rooms, two independent WC’s, a sunny terrace, enclosed gardens, a garage and parking.
  • The house is in a peaceful location, with views down a tree lined valley, and is ideally placed to visit the neighbouring towns of Vence, Cagnes-sur-Mer and the beach.
  • It has a maximum occupancy of 4 people and would be perfect for a small family or group of friends.

The Local Area

  • Local shops, and restaurants can be found just 500 metres away in the village of St Paul de Vence, which is reached via a footpath uphill. The views from here are also magnificent. A supermarket can be found approximately 3km away, and even more extensive shopping can be found in the neighbouring town of Vence where you’ll find specialists shops, like wine shops, delicatessens, cheese shops, patisseries and art galleries.
  • Local markets are held in Vence in the main square and the old town. Here you can choose from wonderful displays of olives, cheese, fish, vegetables and flowers.
  • Sporting activities in the area are abundant– there is golf, tennis (in the residence), fishing, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular. The town of Vence also boasts 2 outdoor swimming pools, which are open from May to September.
  • Beaches can be found close by in Cagnes-sur-Mer (10km) and Nice (15km).
  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
  • Getting around is very easy from here. There is a good bus service from St Paul de Vence, which has routes around the region, to the airport and Nice. The nearest train station is at Cagnes-sur-Mer approximately 8km away, and this provides an excellent train service along the coast. A car is not essential but would be recommended here.
  • Sightseeing is endless; The nearest places of interest are the art galleries of St Paul de Vence; the old town of Vence; the Matisse Chapel in Vence; the nearby medieval town of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; the perched village of Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the “Croisette” and town of Cannes; the village and glass makers of Biot; the marine park at Marineland near Antibes.
  • Other entertainment includes exploring the beautiful surrounding countryside and views, cinema, wine tasting, the many art galleries, watching the French ‘joie de vivre’ and boules in the village square, or just a good relaxing read by the pool!

 

Facilities

 

  • Living room: has been furnished extremely tastefully, with comfortable seating for four people, an open fireplace, a TV (International), DVD player, Hi-Fi and CDs. There are also some games for children. There are large French doors opening to a sunny, south facing terrace and garden.
  • Dining room: is open to the living room and adjacent to the beautiful kitchen. There is a table and chairs for up to six people.
  • Kitchen: is very modern and well-equipped for cooking and dining. It has an oven, hob, microwave, dishwasher, fridge, freezer, toaster and coffee machine. There are also French doors from here out to the terrace. A washing machine and dryer can be found upstairs within a cupboard, and there is also an iron and ironing board.
  • Bedrooms: there are two bedrooms, both having their own stylish, en-suite shower rooms. The master bedroom is a lovely sunny room with a double bed (160x200), fitted wardrobes, and a television. This bedroom has lovely views over the garden & St Paul-de-Vence. The other bedroom has two single beds (80x200), wardrobes and views over the rear gardens.
  • Bathrooms: there are two beautifully appointed shower rooms and two independent WC’s. Each shower room has a good sized shower area, fitted with a very contemporary shower unit and washbasin. The independent WC’s are on both the ground and first floor levels.
  • Outside: the house is located in a private residence of just eight houses, which is enclosed with electric gates. It has a garage, plus a parking space directly outside. It has south-facing gardens of approximately 150 sq metres, totally enclosed, and planted with lawns and Mediterranean flowers. There is a lovely sunny terrace, accessed by the living room and kitchen, with a table & six chairs, a barbeque and views over the swimming pool. For the perfect relaxation there are 2 teak sun loungers with comfy cushions.
  • Swimming pool: is fantastic and only shared between the 8 houses. It is secured for children by railings and there are sun loungers, a shower and a WC. There is also a tennis court shared between these few houses!
  • Internet: connection is available for your laptop, via high speed Wi-Fi.
  • Telephone: is not available here - sorry.
  • Baby facilities: it would be necessary to take your own travel cot and chair.
  • Damage deposit: The owner requests a damage deposit of 1500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
  • Bed & bathroom linen: has been priced separately to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 60 Euros per 2 people, per change, paid directly to the owner.
  • Gas, electric & water: are included in the rental cost, except between October to March.
  • Winter heating: you have fabulous under floor heating here on both levels. It has been priced separately, and between October & March is charged at the rate of 50 Euros per week, paid directly to the owner.
  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 70 Euros and is paid directly to the owner.
  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.20 Euros per person (over 12), per night, and is payable directly to the owner.
  • Change over day: is normally a Saturday however the owners may be flexible upon request.
  • Long weekend stays: are possible here out of high season – please ask for details.
  • Pets: are permitted here only upon request – please ask for details.
  • Smoking: is not permitted inside this property – sorry.
  • Supplementary services: the owner is able to arrange the following services for you, as a supplement: Babysitter.

How To Get There

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.
  • By Air – Nice-Cote d’Azur is the nearest international airport - approximately 15 kilometres away. There are daily flights here from the UK.
  • By TrainEurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice.
