General Description

  • Maison Pradeaux is a newly converted ‘petit mas’ into a beautiful four bedroomed property and is situated amongst vineyards and pines and overlooks the town of Cogolin. It has every modern convenience making your holiday comfortable and relaxing. There are very few other properties nearby .
  • There are four bedrooms, one has an en-suite bathroom with a walk in shower and there are two further shower rooms.  The rooms are tastefully decorated, fresh and bright.
  • The outside of the house has ample space for eight people to relax and enjoy the peace and tranquility.  The large pool  is set in the middle of the garden and is very private.  With two covered terraces, you can enjoy al fresco eating any time of the day and night.
  • A surprising and beautiful feature at the house is the Japanese garden that has been built in the centre courtyard of the property. There is an upstairs gallery overlooking this lovely feature where you can listen to the sound of the bubbling waterfall. There is also access from the living room.

The Local Area

  • Cogolin is a delightful medieval market town, bustling with boutiques, restaurants, tavernas and bars. It is situated in the hills above St Tropez and within just 4 kilometers is Cogolin Marina and the beach.
  • Activities: If you are looking for an active holiday then there are lots of things to enjoy from tennis, golf, cycling, fishing, horse-riding, mountain biking, go-karting to the more sedate games of boules.
  • Sightseeing: The town is very picturesque with its narrow streets, the 11th Century church, ancient clock tower and fortifications. Cogolin is surrounded with glorious walks in the Massifs, and the famed St Tropez and St Maxine are just a short drive away.
  • Markets: At the markets on Wednesday and Saturday you can purchase fresh produce and flowers, Provençal herbs and spices, local cheese and wines from the local vineyards.
  • Restaurants: You will have a great choice of cuisine in Cogolin with the many restaurants, tavernas and bars.
  • Supermarkets:  There are two large supermarkets in Cogolin, Casino and the-state-of-the-art ELeclerc with fabulous fish and cheese counters.

Facilities

  • Living Room: is spacious and comfortable with two huge windows opening out on to the sunny south facing and covered terrace with a huge wooden table and seating. There are two comfy sofas and chairs, music system and a free-view TV. On the opposite side on the room there is another large sliding window that opens on to a Japanese garden in the centre of the property.
  • Dining Room: leads from the kitchen and has a large round dining table and chairs to accommodate 8 in comfort. The beautiful armoire houses the provençal crockery and fine glassware.  There is a French window leading out on to the garden.
  • Kitchen:  The kitchen, which overlooks the Japanese garden, is very modern and well equipped with a new American style fridge/freezer, a 6 burner gas hob and double electric oven, dishwasher and an integral microwave and a top of the range Gaggia coffee maker.  There is also a large walk-in pantry.  Leading from the kitchen, there is a lovely covered terrace which is perfect for your breakfast in the morning sun.
  • Utility Room:  houses the washing machine and tumble dryer and a further two large fridge freezers.
  • Bedrooms: there are four bedrooms all on the first floor. The master bedroom has an en-suite bathroom and with French windows that open on to a pretty balcony leading down into the garden and pool. There are two bedrooms with large double beds (or can be made into singles) and fourth bedroom with double bed.
  • Bathrooms:  The en-suite bathroom is beautifully tiled with a large mirror over the double hand basins. It has a separate walk-in shower and a toilet.  There are two further shower rooms with walk-in showers, one has its own toilet and the other has a separate toilet.  There is also a guest toilet on the ground floor.
  • Outside:  There is a large and very attractive garden (5000sqm) with lots of beautiful plants, vines, as well a variety of mature trees and shrubs. Leading from the living room there is a private, south facing open and covered terrace with a large wooden table and seating and has a Weber gas barbeque. There is a bouladrome.
  • Garage:  There is ample room for parking at the front of the house.
  • Swimming Pool: is 10 x 5 meters and has an alarm for security. There is lots of room around the pool for furniture.
  • Internet: Connection is available for your laptop via Wi-Fi.
  • Telephone: There is a telephone available at this property
  • Baby facilities: There is a baby bed and high chair available.
  • Bed and bathroom linens: These are included in the rental cost. Please bring your own pool/beach towels.
  • Winter heating: Is included in the rental cost
  • Gas, electric and water: Is included in the rental cost
  • End-of-stay cleaning: Is included in the rental cost.
  • Taxe de Sejour: In France, it is necessary to pay a ‘Tax de Sejour’ at the end of your stay.  It has been included here in the rental cost.
  • Damage deposit: The owner requests a damage deposit of 1000 Euros on arrival or a bank transfer to owner's account before the day of arrival and this will be refunded to you at the end of your stay, less the replacement cost of any breakages.
  • Change over day: Is normally Saturday, but please enquire
  • Long weekend stays and mini breaks: May be possible, please enquire.
  • Pets: Are not permitted here - sorry
  • Smoking: Is permitted at this property

How To Get There

  • By Car – Bring your own car to France and enjoy the pleasure of the roads and autoroutes. Cogolin is about 30 minutes south of the A8 motorway, junction 36.
  • By Air – Nice-Cote d’Azur is the nearest international airport and is approximately 1.30 hours to Cogolin
  • By Train - The high speed Eurostar/TGV service runs directly from London or Paris to Les Arcs - Draguignan which is approximately 30 minutes from Cogolin.
