General Description

 

  • Close to the popular village of Valbonne, yet in the natural environment of the little River Brague and its forest, this neat comfortably-furnished holiday house is located in a small, modern domain. The domain is well laid out and well-kept and has approximately 40 other small houses of this size.

  • The house offers approximately 70 sq metres of living space and comprises of an open-plan kitchen, living room, two double bedrooms, shared bathroom, independent WC, an outside terrace, small garden and secure parking. It benefits from a shared pool which serves the domain, having showers, toilets and all relevant safety measures for children.

  • With a small south-west facing garden-terrace at the back of the house for the evening sun, the house also has a small south-east facing garden to the front - ideal for breakfast in the morning sun!

  • It’s in a great location; less than 5 minutes by car to the charming village of Valbonne and the same to the main supermarket (in the other direction). For evenings out, the village is around 15-20 minutes walk (on roads with pavements) so visiting a restaurant on foot is very feasible. Just 25 minutes drive from Nice airport and with many activities nearby, the beaches are also just 20-30 minutes by car at Antibes & Cannes. The house is also really well placed to get to the many golf courses in this area like Valbonne, Opio, Biot and Mougins.

  • For cooling walks, the proximity of the Brague River is very near and if you want to go shopping without the car Cannes town centre is hop on the bus for just 1 euro! You'll find a bus stop 1 minute from the house.

  • The house has a maximum occupancy of 5 people (plus babies by prior request) and would be perfect for two couples or a small family. A great little house for those wanting a spacious alternative to an apartment!

The Local Area

 

  • Local shops can be found approximately 1.5 km away (just 5 minutes in the car) and a boulangerie in the village approx 15 minutes walk. There is a large supermarket just 5 minutes away by car.

  • Restaurants are numerous in Valbonne and also in the neighbouring villages of Roquefort-les-Pins, Opio or Biot.

  • Local markets held every Friday in Valbonne, with fruit & vegetables and a great selection of local fair, plus anything you may want for souvenirs or ‘cool’ clothing.

  • Sporting activities if you like to be active, there’s walking along the river and the surrounding woods less than 5 minutes away. There are also local horse riding centres in Opio and mountain biking areas in the Valamasque Park, just 20 minutes away; plus of course normal cycling around the area. Golf is extremely popular in this area and there are many golf courses around.

  • Beaches can be found just 25-30 minutes by car in Antibes, Juan-les-Pins, Cannes & Mandelieu with all types of water sports available.

  • The ski stations of Greoliere (45 minutes drive), Valberg, Isola 2000 and Auron (between 1-2 hours drive) are ideal if you fancy a couple of days winter sports!

  • Getting around is very easy from here. You have a bus stop just 1 minute from the house and it only costs 1 euro per person to Cannes. Train services from Grasse station also take you to Cannes, Nice & Monaco (so will the buses but you’ll need to change). A car is not essential here but would provide an easier option to explore the area.

  • Sightseeing is endless; you have the perched village of Gourdon in the mountains, the villages of Chateauneuf-de-Grasse & St Paul-de-Vence (totally different but quaint). You can visit Antibes to see the super yachts, Cannes for the shops & Monaco – just to see Monaco! You also have the walk around Cap-Ferrat and the light house on the Cap.

  • Other entertainment includes shopping, the casinos & nightlife of Cannes, Juan-les-Pins, boat trips to the Isles de Lerins, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

Facilities

 

  • Entrance: a small garden leads to the porch of this little villa and the front door opens directly into the modern kitchen and lounge area (around 35 m2) - more than sufficient space for two couples or small family to live comfortably.

  • Living room: is part of the main, ground floor area and is furnished with a large comfortable settee, coffee table and desk. There is a TV (with TNT International channels) and DVD player.  Sliding patio doors open to a lovely terrace/garden, which then opens onto a small communal square with a pretty fountain and planted area.

  • Dining room: you can dine either inside at the table and four chairs next to the kitchen, alfresco at the table and chairs in the front garden (ideal for  breakfast!) or on the rear terrace in the evening, perhaps enjoying a BBQ.

  • Kitchen: as you enter the villa the fully-equipped kitchen is open plan, with a bar separating it from the living room. It has an oven, electric four ring hob, dish washer, coffee machine, kettle, filter coffee machine, toaster, grille pan, storage cupboards and many useful kitchen items. There is also a large modern fridge/ freezer for cooling your wine and beer!

  • Utility: washing machine is available in small cupboard situated at the entrance to the villa and an iron and ironing board also provided.

  • Bedrooms: the two double bedrooms provide great sleeping accommodation with beds 140x180cm and plenty of hanging and cupboard space. One of the bedrooms also has a small mezzanine level providing single sleeping which is ideal for a teenager or child.

  • Bathrooms: one modern bathroom located between the two bedrooms, plus an independent WC. The bathroom has a bath, over bath shower, washbasin & heated towel rail.

  • Outside: there are two small domains here totalling around 40 houses. This house has a small garden of around 40m2 - ideal for sunbathing, plus a terrace at the back which provides an ideal place to barbeque and relax with your iced drinks on the coffee table! There are four loungers for sunbathing, and table and parasol for shade. For parking, there is one private space within the domain plus the possibility to leave another car outside on the road (which is a no-through road). The domain car park is enclosed and has electronic gates for which you will be given a remote control.

  • Swimming pool: the shared pool is secured with alarms & safety fence and is situated around 3 minutes walk from the villa (down a wooded path with some steps). It’s open until 21.00 hours every evening in the summer months; not heated. Sun loungers not available – would need to take down to pool with towel. Please note: there is a shower/toilet block adjacent to the pool however as of August 10 these are closed for renovation.

  • Internet: connection is not available but can be found at the Cyber Café in the nearby village.

  • Telephone: landline not available here – sorry.

  • Baby facilities: a baby cot is available here upon request; the owner may also be able to provide a high chair by prior request and supplementary payment – please enquire.

  • Gas, electric & water: all included in the rental cost.

  • Winter heating: included in the rental cost.

  • Damage deposit: The owner requests a damage deposit of 800 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bedroom linen: included in the rental cost.

  • Bathroom linen: not provided by the owner - all towels, tea towels and pool towels would need to be taken with you.

  • End-of-stay cleaning: is included in the rental cost.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is included it in the rental cost.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: possible here - please ask for details.

  • Pets: permitted here upon request - please ask for details. For dogs, there are some great walks along the River Brague and the forests around.

  • Smoking: not permitted inside this property - sorry (balcony/terrace is OK).

  • Supplementary services: owner lives on site in the next domain and is on hand for any enquiries.

  • Environmental features: recycling bins can be found near to here.

 

 

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 16 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Grasse.
