General Description

  • This cute one bedroom village house with private, sunny roof-terrace and parking place is in a quiet location in the lovely town of Vence near Nice. With lots of charm and character, it originally formed part of a farm building surrounded by terraces of olive and orange trees, many of which still stand today.

  • Approximately 46 sq metres in size and set on two levels, the house comprises a hallway, living room/kitchen, downstairs WC, one bedroom, an en-suite bathroom and small private terrace.

  • Within walking distance of many shops, restaurants, cafes, supermarkets and outdoor swimming pools, it would make a great place from which to base yourself whilst exploring Vence and the Alpes Maritimes region. The well-known village of St Paul-de-Vence is also nearby, along with other favourites like St Jeannet, Gattieres and Tourettes-sur-Loup.

  • It has a maximum occupancy of 3 (plus baby) and would be perfect for a couple or small family. Please note however, the owner prefers not to accept children under the age of 6 years. Please also note, the owner may occasionally be staying in the studio apartment immediately adjacent, a very nice, quiet lady but we feel you should be informed.

The Local Area

 

  • Local shops, boulangeries, restaurants and supermarkets can be found just 5 minutes’ walk away in the town centre of Vence. Lesser well-known than the famous neighbouring village of St Paul, Vence is less touristy and more of a real French town. There's a lovely old town too with winding streets and specialist shops for wine, delicatessens, fromageries, patisseries and art galleries.

  • Local markets are held in the main square & old town of Vence. Here you can choose from wonderful displays of olives, cheese, fish, vegetables and flowers.

  • Sporting activities in the area are abundant – there is golf, tennis, fishing, canoeing, horse riding, paragliding, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches and a lovely promenade can be found close by at Cagnes-sur-Mer (12km) and also right along the Promenade des Anglais in Nice. There are also 2 municipal outdoor swimming pools just 3 minutes’ walk away in Vence, open from May to September.

  • The ski stations of Greolieres, Valberg, Isola 2000 and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around, there’s a good bus service from Vence town centre towards St Paul-de-Vence, Cagnes-sur-Mer, the airport and Nice. The nearest train station is at Cagnes-sur-Mer and this provides an excellent service along the coast. A car is not really required here.

  • Sightseeing is endless; the nearest places of interest are the village & art galleries of St Paul-de-Vence; the Old Town of Vence; the Matisse Chapel in Vence; the nearby medieval town of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; the perched village and views from Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the village and glass makers of Biot;

  • Other entertainment includes exploring the beautiful surrounding countryside and views, cinema, wine tasting, the many art galleries, Aquasplash & Marineland in Biot, ‘Ludi Park’ of activities (ideal for families).

Facilities

 

  • Living room: bright and with lovely high ceilings, furnished with comfortable sofa bed, dining table & chairs for up to 6 people, TV (French), Hi-Fi and DVD player.

  • Kitchen: open-plan and well-equipped with oven/microwave (combi), halogen hob, small dishwasher, fridge, freezer, washing machine, kettle, toaster, coffee machine, iron & ironing board.

  • Bedrooms: there's one, upstairs and furnished with comfortable double bed (140cm wide), small fitted wardrobes on either side and a dressing table. It’s a sunny room with lovely views and doors out onto a private terrace. Good double glazing keeps it nicely insulated from noise, and an air conditioning unit is being fitted before summer 2012. There’s additional sleeping on a comfortable sofa bed in the living room (90 or 180cm wide).
     
  • Bathrooms: there's one, en-suite to the bedroom with bath, handheld shower, washbasin and WC. Hairdryer available. There’s also an independent WC on the ground floor.

  • Other rooms: galleried landing with small library of books outside the bedroom.

  • Outside: small, sunny terrace accessed from the bedroom and furnished with dining table, 4 chairs and a parasol. It’s very private but doesn’t have any views. There’s one private car-parking place adjacent to the building, plus further free parking can be found on the street.

  • Swimming pool: not available here, but there are the 2 outdoor municipal pools in the town.

  • Suitability note: there’s a school football ground directly across the road from the property (see exterior photos) from which there is occasional noise – please ask for details if this may concern you.

  • Internet: connection is available here via a plug-in cable for your laptop.

  • Telephone: landline not available here sorry; but the owner may be able to provide a local ‘pay-as-you-talk’ mobile – please enquire.

  • Baby facilities: it would be necessary to take your own travel cot, or we may be able to recommend a local hire company.

  • Damage deposit: the owner requests a damage deposit of 300 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: included in the rental for the first week. Additional is available at 20 Euros per person if you don’t wish to launder.

  • Electric & water: included in the rental cost.

  • Winter heating: will most likely be included, but please enquire.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 40 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is often necessary to pay this at the end of your stay. For this property however it’s included.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: not possible here - sorry. However long stays of 1 month or more may be possible.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted inside this property – sorry.

  • Supplementary services: the owner may be able to arrange the following services for you, as a supplement: Babysitter, Daily cleaner.

  • Environmental features: Recycling facilities

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 16 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from Nice to Vence town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Cagnes-sur-Mer or Nice Ville.
