General Description

 

  • Looking for a modern, stylishly furnished two bedroom holiday house in a quiet location? Then this recently built (2009) semi-detached house in a small domain in St Paul-de-Vence could be the one for you!

  • Beautifully styled by the owners, the house is immaculately presented and situated in a private residence of just 18 houses. Approximately 65 sq metres, it comprises of a living/dining room, modern kitchen, two bedrooms, two bathrooms, sunny terrace & garden, garage, one private parking space and a shared swimming pool.

  • The house is in a quiet spot in one corner of the domain, just a short walk through the pretty communal gardens to the swimming pool.  Only 15 minutes drive from Nice airport, it’s ideally placed to visit the village of St Paul, the neighbouring towns of Vence, Cagnes-sur-Mer and the beaches.

  • It has a maximum occupancy of 4 people and would be perfect for a small family or group of friends. If you require additional accommodation, we would be very pleased to offer you a similar 2-bedroom house for 4 people in another residence nearby - please see ask for details.

The Local Area

 

  • Local shops and restaurants can be found 1km away, a boulangerie just 500 metres and a supermarket 3km. More extensive shopping can be found in the neighbouring towns of Vence and Cagnes-sur-Mer where you’ll find specialist shops like wine, cheese, delicatessens & patisserie.

  • Local markets are held in the main square and the old town in Vence and also in the famous village of St Paul-de-Vence. Here you can choose from wonderful displays of olives, cheese, fish, vegetables and flowers.

  • Sporting activities in the area are abundant– there’s tennis, fishing, golf, canyoning, all sorts of water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found close by in Cagnes-sur-Mer (10km) and Nice (15km).

  • The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around, a car is recommended here. There is also a good bus service from the village of St Paul de Vence, which has routes around the region, to the airport and to Nice. The nearest train station is at Cagnes-sur-Mer approximately 8km away and this provides an excellent service along the coast.

  • Sightseeing is endless; the nearest places of interest are the art galleries of St Paul-de-Vence; the old town of Vence; the Matisse Chapel in Vence; the nearby medieval town of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; the perched village of Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the “Croisette” and town of Cannes; the village and glass makers of Biot; the marine park at Marineland near Antibes.

  • Other entertainment includes exploring the beautiful surrounding countryside and views, cinema, wine tasting, the many art galleries, watching the French ‘joie de vivre’ and boules in the village square, or just a good relaxing read by the pool!

Facilities

 

  • Living/dining room: very stylishly furnished with large, modern sofa offering seating for up to 4 people, dining table & chairs, television (English channels only) and Hi-fi. Has high ceilings and huge windows opening up onto the terrace area & garden.

  • Kitchen: open-plan to the living room and very stylish, with marble countertops & breakfast bar. Very well-equipped with stainless steel oven, electric hob and hood, dishwasher, fridge, freezer, coffee machine, kettle & toaster.

  • Utility:  through a door into the garage, washing machine, iron & ironing board.

  • Bedrooms: two in total; one on the ground floor furnished with comfortable sofa-bed (for 2 people), fitted wardrobes and doors opening up to the outside terrace. Upstairs you'll find the master bedroom with double bed (160cm wide), dressing table, fitted wardrobes, en-suite shower room and windows over the garden below. Both bedrooms have air-conditioning units.

  • Bathrooms: two modern, fully-tiled bathrooms, one on each floor. The ground floor has bath, handheld shower, washbasin & WC. Upstairs the en-suite has shower area, washbasin, heated towel rail and WC.

  • Outside: there's a lovely south-facing, sunny terrace of 18 sq m, plus garden of approx 60 sq metres. Fully enclosed, bordered by pretty Mediterranean plants and furnished with table, four chairs and sunlounger. Peaceful too as it’s at the back of the house away from communal areas.

  • Swimming pool: good size and shared between the 18 small properties. Secured for children by perimeter fence and alarm; not heated.

  • Internet: is available here for your laptop.

  • Telephone: landline not available - sorry.

  • Baby facilities: it would be necessary to take your own travel cot or please ask us regarding local hire company.

  • Damage deposit: the owner requests a damage deposit of 500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire them, they are 20 Euros per bed for linen and 8 Euros per person for towels, paid directly to the owner

  • Electric & water: included in the rental cost.

  • Winter heating: included in the rental cost. This property also has air-conditioning in all the rooms.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 80 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.20 Euros per person (over 12), per night and is payable directly to the owner.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: not possible here – sorry.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted inside this property (terrace OK).

 

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 12 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Cagnes-sur-Mer.
